Please be aware that we will require you to complete an application form if you are interested in a property. You will need to provide:
Rent references
Personal references
Verification of your employment / source of income
Photo identification (copies of driver’s license and / or passport)
Your signed authorisation to allow us to check your references

Water Payments:
Units: All water usage and supply (as billed quarterly by SA Water and or Relevant Strata corporation) to be paid by tenant
($286.40 Water Supply per annum to be paid upfront).
Houses: All Water Usage & Supply Charge to be paid by the tenant.
Phone & Internet Connections:
All phone & Internet connections will be the tenant’s responsibility, unless stated in the lease agreement.
Electrical & Gas Connections:
All Electrical & Gas Connections are the tenant’s responsibility, unless stated in the lease agreement.
Should your application be accepted, we will require the following:
The equivalent of 4 to 6 times the weekly rent as Bond Monies (if weekly rent is $250.00 or less the bond will be four weeks rent,
whilst if the weekly rent is $251 or more, 6 weeks bond will be payable)
The first 2 weeks rent (this will be your deposit to hold the property, and will go toward your first two weeks rent upon
commencement of the lease)

The first 4 weeks rent deposit Plus Bond will need to be paid for LET ONLY AGREEMENTS (see agent)

Application Terms & Conditions:
Application to pay the Security Bond: The Application must provide the Security Bond plus an amount equal to two weeks rent via EFT bank transfer using your unique
allocated reference number and the first 3 letters of your last name to us.
Application: The applicant applies to the Agent to let the property in accordance with the Terms of this Application, and in consideration of the landlord accepting the
application agrees to the following acknowledgements and undertakings.
Legal Capacity: The applicant has the legal capacity to enter into the formal residential rental agreement (Residential Tenancy Agreement) which was made available to
the applicant by the agent for inspection.
Applicant is binding on acceptance: Immediately upon the agent advising the applicant by telephone or otherwise the landlord accepts the applicant the applicant
agrees that a binding tenancy agreement is created in accordance with the terms of: The Application; & The Residential Tenancy Agreement.

Sign Residential Tenancy Agreement: The Applicant must sign the Residential Tenancy Agreement must sign the Residential Tenancy Agreement as soon as reasonably
possible after this Applicant is accepted by the Landlord.
Entitlement to possession: The Applicant is not entitled to talk possession of the property until the Residential Tenancy Agreement is signed by the Application and
returned to the Agent.
Applicant to pay the rent: The Applicant agrees to pay Rent during the Term in accordance with this Application and the Residential Tenancy Agreement
16. APPLICATION TERMS
ACKNOWLEDGMENTS AND AGREEMENTS GIVEN PURSUANT TO THE PRIVACY
LEGISLATION BY A PROSPECTIVE TENANT MAKING A TENANCY APPLICATION
By signing below I ACKNOWLEDGE CONSENT AND SPECIFICALLY AGREE with you that:-
1. You are a letting agent acting for the Landlord
2. I am applying for a tenancy for the Property and this document forms part of that application and if I am successful and become the tenant of the Property
then to that tenancy and at the end of that tenancy to the case where I use you and/or the Landlord as a referee to others.
3. You and the Landlord require personal information from Me to assess My suitability as a tenant of the Landlord, such as My ability to pay rent and care for
the Property;
4. You will make inquiries of My personal referees in assessing My application to be a tenant of the Property and record My personal information and seek
and receive from Others personal information about me;
5. my personal information provided to you by me or received from others may be disclosed to others;
6. In the process of assessing My application and for the purposes set out or contemplated or implied by paragraph 2 above, you are authorised to seek and
receive from others and record information relating to Me, including My activities, My prior tenancies and creditworthiness;
7. You are authorised to:-
(i) give to or receive from others, My personal information held on Me which can include my
prior
history as a tenant, creditworthiness, credit standing, credit history, credit capacity and loan
indebtedness;
(ii) give your opinion on My creditworthiness to Others or receive Other’s opinions on My
creditworthiness
(iii) give your opinion on me as a Tenant for the Property and other related matters to Others or
receive Other’s opinion on Me as a tenant of other tenancies;
(iv) disclose outstanding amounts and/or pay out figures and any other personal information
You hold about Me to any person who has My authority to be given such information about
Me;
8. I will promptly advise you if there are changes to My credit or personal information You hold on Me. I acknowledge that You rely on Me to ensure that such
information is kept up-to-date and complete, and no claim will be made against You where such information is found to be outdated, incomplete or
inaccurate due to My default in so advising You. I FURTHER ACKNOWLEDGE AND AGREE that in this document unless the context otherwise requires:-
A “I” or “Me” means the person described in Item A of the Schedule below, and if more than one, means those persons both jointly and severally
B “You” means the person described in Item B of the Schedule below;
C “Others” means persons other than You and the Landlord and extends to and includes other letting agents, My prior Landlords, My prospective Landlords,
My agents, My solicitor, My bank, My credit provider, anyone who supplies or is intending to supply to Me any credit and/or goods and/or services, Courts,
Tribunals or a credit reporting agency;
D. “The Privacy Legislation” means the Privacy Act 1988 (as amended from time to time) and extends to all other legislation relating to a person’s privacy;
E “”Property” means the Landlord’s property described in Item C of the Schedule below.
