Construction cost with materials 2150/sqft.
EARTH WORK.FOUNDATION & BASEMENT
1) Foundation depth upto5’0” from ground level to reach the hard strata will be provided.
2) Foundation pit with suitable sizes as per design and drawing (4’ x 4’ is STD).
3) Foundation base P.C.C. using 1:4:8: mix with 40mm metal will be laid for 6”tk.
4) Foundation footing, either Isolated (or) flat & concrete depth of 2’ with RCC mix of
1:1.5:3 will be provided
5) Column concrete using RCC mix of 1:1.5:3 with suitable size and necessary
reinforcements with 2nos of 16mm & 4nos of 12mmdia bars will be provided
6) Grade beam concrete using RCC mix of 1:1.5:3 with suitable size and necessary
reinforcements 4nos of 12mm & 2nos 16mmdia bars will be provided
7) Basement height of 3’0” feet from the road level will be provided.
8) Basement red brick work of 9” thick wall with C: M of 1:6 mix
9) Basement inner plastering (coarse) will be done only for the brick work
10) Gravel will be used for basement filling and it will be properly consolidated
11) Basement floor level concrete using PCC 1;4:8 mix with 4”tk using 40mm metal will be
provided
SUPERSTRUCTURE
1) A 9”tk red brick work for outer wall with CM ratio of 1:4.5 and 4.5”tk red brick work
for both Interior wall & partition wall with CM ratio of 1:3.5.
2) Lintel level at 7’0” from Basement height, Sunshades & Lofts will be connected along
with the lintel beam with specified reinforcements using RCC mix of 1:1.5:3 with 6”tk
of Beam (4nos 10mm dia rod)
3) Roof concrete at 10’0” from basement floor level with 5”tk using RCC mix 1:1.5:3
with necessary reinforcement Main rod of 10mmdia with 6”c/c .Distributor Rods of
8mmdia with7” to 8” c/c.
4) Parapet wall at 3’ height from terrace in 4.5”tk brick work will be provided with
proper spacing of red brick pillar CM ratio 1:4.
PLASTERING
1) Ceiling plastering will be done for 12mm thickness with CM 1:4 mix.
2) Inner & outer wall plastering will be done for 12mm thickness CM 1:4.5
3) The terrace floor finish with leak proof will be done with CM 1:4 mix along with
required slope.
DOORS & WINDOWS
1) The main door & main door frame teak wood.
2) Sal wood frame with flush door will be provided for bedrooms and other doors.
3) PVC single panel door will be provided for toilets (standard door size -2’6” as per
plan.
4) UPVC windows and louver type ventilators will be provided with 4mm pinheaded
glass & grills the windows size as per customer scope.(sliding door also will be done
depending on the customer requirement).
GRILLS
1) If inner staircase handrail mild steel (MS).
2) If outer staircase handrail mild steel (MS).
3) All windows and ventilator safety grills will be provided.
ELECTRICALS
1) Living hall wall light points with switches -4nos, ceiling light point-1nos,ceiling fan -2
points with switches T.V. points 1-nos, 6 Amps points 2 in 1 socket -3nos, Two way
point-1nos, ceiling spot light points-4nos
2) Outer bell switch point-1nos light point with switch-1nos
3) Master bed room wall light point with switches-2nos Fan points with switch-
2nosT.V.points with switch-1nos, 6 Amps points with socket-2nos, 20Amps point for
A.C. point-1nos, ground lamp-1nos.
4) Small bed room wall light point with switches-2nos, Fan points with switches-1nos, 6
Amps points with socket-2nos, 20 Amps point for A.C. point, ground lamp point-
1nos.
5) Kitchen wall light point with switches-2nos, 6 Amps points socket (mixer, grinder,
exhaust fan, chimney)-3nos, 16 Amps for fridge -1nos, Bore pump switch-1nos.
6) Toilet wall light points with switches-1nos, exhaust fan points-1nos, Geyser point-
1nos, (16 Amps points).
7) Metal box will be fixed (GM & FYBROS).
8) Outside light point-4nos.
9) UPS wiring will be provided.
10) MCB/DB boards, the concealed wiring with PVC conduits will be provided.
11) The flooring of hall, Bed rooms & kitchen shall be in 2’0” x 2’0”.Vitrified tiles (cost
Rs.40/sqft) with CM 1:6 and the gaps filled with joint powder.
12) The wall skirting will be provided with 4”tk for all rooms.
13) Kitchen table top steel gray granite (cost Rs.110/sqft).Kitchen platform of 2’0” width
work table and required RCC 1:1.5:3. Slabs with required height. STD height 32” from
ground.
14) Glazed tiles 4’0” height from work table for kitchen wall (cost Rs.35/sqft).
15) Toilet floor tiles antiskid (12” x 12”size) cost of Rs.35/sqft.
16) Toilet wall tiles cost Rs.35/sqft (7’0” height will be provided).
17) If outer Staircase cement flooring will be provided.
PAINTING
1) Main door polishing will be done (touchwood polish).
2) Interior walls 2 coats of white wash, Exterior walls Birla white 2 coats.
3) Doors & frames 1 coat wood primer and 1 coat of enamel paint finishing.
4) Grills & hand rails 1 coat metal primer and 1 coat enamel paint finishing.
PLUMBING AND SANITARY FITTINGS
1) Concealed CPVC pipes for interior and UPVC pipes for exterior lines.
2) Indian closet and western closet basin models will be provided.
3) Toilet wash basin basic models will be provided.
4) Stainless steel sink for kitchen of size 2’0” x 1’6”-1nos.
5) Water line with UPVC pipes and CP fittings will be provided Max 1” PVC pipe will be
provided for supply line (exterior line).
6) For delivery line 1” and ¾” UPVC pipe will be provided.
7) One no outer portion tap point with UPVC pipe and PVC tap provided. (garden use)
at suitable place.
PLUMBING POINTS
1) Bath room- wall mixer & shower point long body or short body tap points, sink taps
will be provided in ss.
2) TAP FITTING: bath room (for single): 2 in1 wall mixer without telephonic shower -1
no & shower with arm – 1no will be provided.
3) Outside: Tap 1Nos PVC will be provided ( for gardening or other purpose)
4) ISI Branded single over Head tank of 1000 Liter capacity will be provided. Tank base
will be of size 4’ x 4’ with thickness of 4”.
5) Rain water outlet will be of 2” to 4”tk PVC pipe with required bends, shoes and other
connecting materials.
6) Washing stone will be provided.
7) Semi elevation works will be done (basic designs).
8) Terrace Samyana Panthal hook & Laundry poll will be provided.
GENERAL MATERIALS AND BRANDS
1) Cement – ISI branded -43 grade: Ultra gold,Ultra teck, jsw,ramco.
2) Electricals – Wires (Kundan, Finolex) & switches (GM, FYBROS).

PAYMENT TERMS
1) Initial advance – 20%.
2) Completion of basement – 25%.
3) Completion of lintel – 20%.
4) Completion of roof concrete – 15%.
5) Completion of plastering – 15%.
6) Finishing of work – 5%.
EXTRA WORKS (CLIENT SCOPE)
1) Sump, septic tank, choke pit, Compound wall, outer area soil filling, pcc and tiles,
works not included in plan.
2) Water, electricity, plan approval, tax, space for labour shed.
3) Special interior design like cubboard, door wardrobes, TV-cabinets will be provided
on additional coast.
4) Building outer windows sunshade (extra) slab.
5) Low roof (kitchen, bath room).
6) Extra loft in room.
