Apartment Rental Agreement

This agreement is being executed on 28 July 2023 of the Christian era.


This rental agreement shall remain valid for 36 months, from 01 August 2023 till 31 July 2026, unless
this contract is invalidated or both parties agree to change the terms and conditions of the agreement.

4-Storied residential apartment building named: SAMSUN VILLA on 8.50 decimals land constituting of
4-units on each floor located at: 91-92 Manda, Sabujbagh; Dhaka South City Corporation, District: Dhaka.

That the expression of the terms, Lessor/Owner/First Party and Lessee/Tenants/Second Party shall mean and
include their legal heirs, successors, assignees, representatives, etc. Whereas the Lessor/Owner/First Party is
the rightful and sole owner of the property SAMSUN VILLA, 91-92 Manda, Sabujbag, Dhaka-1214,
Bangladesh.
The rent per month per unit is fixed at BDT 17,500/- (Seventeen Thousand Five-Hundred Taka only) to be paid
by each individual tenant of the Second Part within the 5 th day of each month.
That each individual Lessee / Tenant listed under Second Part has agreed to pay an advance deposit of rent for
a period of 4-months, individually, BDT 70,000/- (Seventy Thousand Bangladeshi Taka only); total of BDT
840,000/- (Eight Lac Forty Thousand Taka only) collectively.

This agreement is for the following Apartments at the property:
First Floor; A1, B1, C1, D1; Second Floor; A2, B2, C2, D2; Fourth Floor; A4, B4, C4, D4

The First and Second Party shall be bound by the following clauses of this agreement:
1. The Second Party of each concerned apartment unit must pay the monthly rent of BDT 17,500/-
(Seventeen Thousand Five Hundred Taka only) within the 5th day of each month.
2. The Second Party of each concerned apartment unit shall receive a money receipt from the First Party
at the time of paying the monthly rental amount.
3. The Second Party shall not sublet any part of the above-said demised premises to anyone else under
any circumstances without the consent of the First Party.
4. That the Second Party shall abide by all by-laws, rules and regulations of the local authorities in respect
of the demised premises.
5. That the Second Party shall be liable for all utilities bills concerned to their individual apartment units,
which include electricity, water, gas and garbage removal as per proportionate consumption.
6. The Second Party shall not make any structural changes or modifications of the rented premises except
for the installation of temporary decorations, electrical appliances such as household necessities and
air-conditioners or removable furniture.
7. The Second Party shall be returned their advance payment amount at the time of termination of this
agreement or after the tenure of the agreement is completed and no applicable deductions exist.
8. The First and Second Parties may withdraw themselves from this rental agreement at any time during
the period of validity of this Agreement giving 90-days advance notice in writing to the other party.
9. The First Party may terminate this agreement for any member of the Second Party individually if the
Second Party fails to pay rent on time for 3 consecutive months without prior notice or valid reasoning.
10. The Second Party shall use the premises for residential purposes for themselves and their immediate
family members.

All apartments are approximately 1000 sq. ft each with all necessary utility connections. Each
apartment and its allocated tenant signee are listed below.
