FEATURES OF LAMS Philippines

Inspection, Verification and Approval of Survey (IVAS)

LAMS IVAS is a system
designed to automate
and track the verification
and approval process of
land surveys at the
DENR Regional Offices.

It has special GIS

functionalities to
facilitate automated
checks which aid in the
automated verification
process.

Maximum times a set of elements may be
repeated. The maximum
occurrence is 1, if not specified.

DATA Type Constraints

Each entry in the data type column of the tables will be one of these values

Data
Type Constraints
boolean Indicate a “true” value with either a “1” or the word “true.”
Indicate a “false” value with either a “0” or the word “false.”
A Boolean element may not have a null or blank value.
Must be of the format YYYY-MM-DD. A date element may not have a null or blank
date value.
Only valid characters are 0-9. Cannot contain commas, a minus sign, a dollar sign, or
integer
parentheses.
string Should be no longer than the prescribed length

Data Model and Relationships

The elements of the XML file are classified and grouped according to the
following table definitions.

• Header
• Survey
• ResultantLot
• ResultantLotDetail
• MotherLot
• MotherLotDetail
• Boundary
• BoundaryDetail
• AdjacentParcel
• Label

Every element or field is classified according to the Data Type, Optionality, Description and
Index information relating to other table in the dataset. Where tables are related, the fields
are referred by the FK (Foreign Key) of the related table to the PK (Primary Key) of the
main table.

As discussed above, a single DLSD file may contain multiple Survey and Parcel definitions.
Codes for Region, Province, Municipality, and Barangay follow the coding standard set by
the Philippine Standard Geographic Code http://www.nscb.gov.ph/activestats/psgc/.

▪The DCDB is a database of land records
containing textual, scanned documents, maps,
and spatial data created and stored within
LAMS Philippines.
▪It provides the basic and authoritative layers
of cadastre information with all parcels and
political boundary information covering a
municipality, city, or any political unit.
▪It also covers and provides land transaction
information and the recording of any property

Information Linkage
SHARING AND LINKING OF DATA

With the completion of LAMS, other national agencies, local government units
(LGUs) as well as private individuals are likely to have a complete and easy
access to DENR cadastral maps and other survey information. This is expected
to make overall management of land surveys and titling activities more efficient
in the country.
CHALLENGES
1. Connectivity within DENR and other land titling
agencies including LGUs to link and provide complete
and accurate information

2. Completing DCDB by linking land information of other

land administration agencies such as LRA, NCIP, DAR
and LGUs.

3. Change in mindset

4. Data privacy and protection and access protocols (user

data controls)
