Calculating School Construction Cost
Building Construction Area
The total construction area depends on the total number of students the school can
accommodate, also known as the school strength. Before the construction, there is a need to
determine the size of the school. You may find schools with different maximum
enrollment/intake capacities. Generally, there are schools with a maximum intake capacity of
1000-2000 students. However, there are schools with total enrollments of up to 3000-4000
students and even more. Once we decide the maximum size/strength of our school, we
determine the number of classrooms and laboratories needed. For example:
 For a Secondary School with 01 Section/Class accommodating 520 students,
construction could range from 18,000 to 20,000 sq. ft., including administrative areas,
labs, and activity rooms.
 For a Secondary School with 02 Sections/Class accommodating 1,040 students, the
construction area could be around 20,000 to 26,000 sq. ft., considering additional
facilities.
 For a Secondary School with 03 Sections/Class accommodating 1,440 students, the
construction area could range from 35,000 to 40,000 sq. ft., covering all necessary
facilities and additional space.
 For a Secondary School with 04 Sections/Class accommodating 2,080 students, the
construction area could vary from 40,000 to 50,000 sq. ft., including administrative
areas and extra space.
Note: The above calculation is as per the guidelines of the CBSE board that allows a
maximum intake of 40 students per section.
Administrative Setup
Apart from classrooms and activity rooms, administrative areas are vital for smooth school
functioning. This includes reception area, offices, washrooms, and staff rooms, requiring
around 7,600-10,000 sq. ft., customizable based on requirements.
Laboratories and Activity Rooms
Every school needs science labs, libraries, computer labs, and specialized rooms for music,
dance, and art. Allocating approximately 5,400 to 8,000 sq. ft. for these facilities enhances
the learning experience.
Additional Area
Corridors, staircases, and common areas require extra space to ensure smooth movement.
Plan for around 15,000 to 20,000 sq. ft. for these areas, depending on the building design
and total construction area.

Secondary School with 01 Section/Class (Capacity – 520 students): Estimated total
construction area would be around 18000-20000. The approximate total construction cost
may be around INR 2.5 crores – INR 3.5 crores.
Secondary School with 02 Section/Class (Capacity – 1040 students): Estimated total
construction area would be around 20000-26000 sq. ft. The approximate total construction
cost may be around INR 3.5 – 4.7 crores.
Secondary School with 03 Section/Class (Capacity – 1440 students): Estimated total
construction area would be around 35000-40000 sq. ft. The approximate total construction
cost may be around INR 5.0 crores – 7.2 crores.
Secondary School with 04 Section/Class (Capacity – 2080 students): Estimated total
construction area would be around 40000-50000 sq. ft. The approximate total construction
cost may be around INR 5.5 crores – 9.0 crores.
Please note that the cost of construction depends on multiple factors such as the building
design, construction quality, local factors, prices of building materials, labor cost, etc. The
cost projected above is indicative only. This may provide you with some general idea about
