TENANCY AGREEMENT
AN AGREEMENT is made at Veerapuram Village at Mahindra World City
between Mr. J.Rajesh Son of K.Jayapal, Hindu aged about 30 years residing at
124/190, Veerapandiya Kattabomman Street, Veerapuram Village, Kancheepuram
Dist -603204. Hereinafter called the HOUSE OWNER (Which expression shall mean and
include his heirs, legal representatives and designs) of the FIRST PARTY:

M/S IRONMEN COLLECT , MRS VANISHA D/O SATHASIVAN NO.1/10 Middle
Street Thiruppanichettikulam Thoothukudi Tamilnadu - 628251 (Hereinafter called
the TENANTS which expression shall mean and include his heirs, legal representatives
and designs) of the SECOND PARTY:

WHEREAS the House Owner is the absolute owner of the property house
bearing in shop No:20 124/190 , Veerapandiya Kattabomman Street, Veerapuram
Village ,Chengalpattu Dist , Pin Code : 603 002 and more fully described in the
scheduled hereunder.
WHEREAS the Tenants approached the Land Lord/House Owner for taking
as rent of the schedule mentioned property house and the House Owner, the first
part herein has agreed to let out the said scheduled mentioned property on the
terms and conditions hereinafter contained.
NOW THERFORE THIS TENACY AGREEMENT WITNESSETH AND IT IS
MUTUALLY AGREED BY AND BETWEEN THE PARTIES HERETO AS UNDER:
1) The House Owner agreed to let out to the Tenants the scheduled
mentioned property Address Shop No:20, 124/190 , Veerapandiya
Kattabomman Street, Veerapuram Village ,Chengalpattu Dist, Pin Code : 603
002 and the Tenants agree to take on monthly rent and the same shall
be for a period of eleven months commencing from 01.12.2024 to
31.10.2025.
2) The Tenants shall pay to the House Owner an amount of
Rs.9000/- ( Nine Thousand Rupees only) towards monthly rent, every
month in respect of the scheduled mentioned property after completion
of the said month. Monthly maintenance 200 rupees extra
3) The monthly rent shall be paid on or before the 5th day of every
succeeding English Calendar month.
4) The Tenants shall not commit any default in payment of monthly rent
continuously for two months; the Owner shall have the option /right to
dispossess the Tenant.
5) The Tenants shall pay the charges for the consumption of Electricity and
deposite and water without any default and the Tenants shall also make
necessary deposits which may be demanded by the Civic Bodies for the
extra / additional consumption.
6) The Tenants shall use the scheduled mentioned property strictly for
commercial purposes only.
7) That in addition to the payment of the monthly rent referred to above,
the Tenants shall pay a sum of Rs.150000/- ( One Lakhs Fifty
Thousands Rupees only) as a Security Deposit / Advance to the House
Owner and the same will be refunded by the House Owner to the
Tenants without any interest on the date of handing over the vacant
possession of the premises.
8) The Tenants shall not make any alterations inside or outside the rented
premises, without prior written permission of the House Owner.
9) The Tenants shall keep the rented premises in good tenable conditions
subject to normal wear and tear.
10) The Tenants shall not sublet the whole or any portion of the scheduled
mentioned premises to anybody without previous written consent of the
Land Lord/House Owner.
11) The Tenants shall not change its constitution, either as Partnership or
Shop by taking any third parties as Partners without the written consent
of the Owner.
12) The Tenants shall pay and honor all its statutory commitments and
business liabilities without affecting the rights and interests of the
Owner.
13) The Tenants shall hand over the fittings and fixture in good condition
and the premises shall also be handed over to the House Owner as is
where condition is by neatly cleaned.
14) The Tenants shall not carry out any structure addition or alterations in
the said premises without the consent of the House Owner.
15) The House Owner and their Family and Power Agent shall have the right
to inspect the scheduled mentioned premises at any time with prior
intimation notice.
16) The present tenancy rental agreement may be renewed for any further
periods as mutually agreed upon by parties hereto or may be terminated
with a notice period of three months. In the event of renewal , the Tenent
shall two years one time increase 10%/- towards enchancement amount
on the existing monthly rent
IN WITNESS WHEREOF the House Owner and the Tenants have
executed this Tenancy Agreement on the day, month and year
firsthereinabove mentioned.
