Dear Sir/Ma’am,

We are writing this letter on behalf of the undersigned property consultants who are actively
involved in operations related to Runwal Forest in Mumbai. We have recently been informed about
the new society rules that have been imposed for brokers entering or operating within the society
premises. We would like to address our concerns regarding these rules and request a discussion to
resolve this matter.

The imposed fee structure includes an entry fee of Rs 10,000, charges of Rs 3,000 for any rental deal,
charges of Rs 15,000 for any resale deal, and a one-time fee of Rs 50,000. The Runwal Forest Society
Committee is collecting these fees in the name of security concerns and the utilization of resources
such as lifts and power.

The previous meetings on this matter lacked structure and organization, leading to chaos and
inconclusive outcomes. In response, we have formed a dedicated panel that will represent our
interests and engage in discussions with you and your team. The decisions made by this panel will be
supported by the entire brokers fraternity. We kindly request that a new round of discussions be
initiated, and we believe that within the next two weeks, we can reach a mutually agreeable
conclusion.

We would like to present our points regarding the society concerns as follows:

1. Security:
While we acknowledge the importance of security, we believe that limiting the number of brokers is
not a suitable solution. It goes against the principles of democracy and may lead to a concentration
of power in the hands of a select few individuals. Other societies have successfully implemented
access controls through an email authorization system from the property owner before any site visit.
We can assist in designing such processes to address security concerns effectively.

2. Membership fees and per-deal charges:


We cannot accept the proposed membership fees and per-deal charges. Our understanding from
previous meetings is that the society views the opportunity to work in Runwal Forest as a favor
extended to brokers. This perspective overlooks the value we bring to the table. As property
consultants, we expedite deals and ensure their swift progression. Let us consider the significance of
speed in this context.

For instance, if a property remains unrented for two months, the average revenue loss for a property
owner could exceed 80-90 thousand rupees, and in some cases, even reach 1 lakh rupee (assuming a
monthly rent of 40 thousand rupees). Similarly, if a property remains unsold for more than six
months, with a closing value in the range of 2-2.5 crore rupees, the monthly losses for the property
owner could be between 3-5 lakhs rupees, translating to a daily loss of 30 thousand rupees. It is
essential to recognize that the society's current members themselves have engaged our services and
benefited from them.

Our point is that we are like salt in a dish. When added in the right proportion, we enhance the flavor
and make the food tastier. However, if the salt is absent, the dish becomes tasteless, regardless of the
quality of the ingredients or the expertise of the chef. We possess years of experience in filtering
potential clients and preventing fraudulent transactions. Our services require considerable hard
work, including property showings and managing potential buyers or renters. Not every property
owner can be always present with the keys, which may result in missed business opportunities.
Moreover, our business requires dedicated staff, teams, and fixed expenses.

By restricting the number of consultants, the society may inadvertently lead to price reductions. This,
in turn, affects the post-sales services we offer. A democratic approach not only safeguards the time
and interests

of the associates involved but also ensures that properties receive the best possible prices within the
shortest possible time through effective advertising and marketing. We are open to resolving this
matter amicably but firmly oppose the payment of fees under any decorative labels.

If fees must be paid, we suggest the society makes certain commitments in return, such as:

1. Ensuring that all transactions involve the participation of brokers, and direct deals are not
permitted.
2. Implementing fixed brokerages to be paid by property owners, such as one month's rent for
rentals and 1% of the deal value for outright sales.
3. Making renewal brokerages applicable, with the society taking responsibility for this aspect.
4. Providing brokers with access to the properties and establishing a key management system at the
society office.

We believe that through constructive dialogue, we can reach a common ground and resolve this
matter satisfactorily. Until we can come to a mutual agreement, we kindly request that regular
business operations not be interrupted. We assure you that there will be no protests from our side
during the negotiation process unless regular business activities are halted.

However, if our concerns continue to be ignored, we will have no choice but to initiate a protest. We
want to emphasize that any communication or protest activities should not be taken personally, as
our actions are driven by the need to safeguard our livelihoods and professional identities. We
anticipate a peaceful and amicable resolution to this issue. We have received support from various
broker associations, and if the need arises, we will inform them about the situation.

In the event of a protest, the following actions will be taken:

1. All business activities related to Runwal Forest will be halted, and brokers will not engage in any
transactions.
2. Keys for properties will be returned to their respective owners, accompanied by a note explaining
that our services are no longer available due to the imposed fees.
3. Investors we serve, whether directly or indirectly, will be informed that we are unable to continue
serving them due to the levied fees.
4. Potential buyers and tenants will be notified, creating a negative image for the society that may
impact sales, transactions, and pricing.
5. Brokers will refuse to work in Runwal Forest, and any consultant who agrees to pay the fees will
face a boycott from the entire brokers fraternity, not only within Runwal Forest but throughout the
business community. Their names will be publicized in various forums to discourage support for such
practices.
6. Relevant agencies, including RERA and Kokan Bhavan, will be requested to intervene and help
resolve the situation.
7. We will initiate a dialogue with Runwal Builders and consider not working on their projects if they
do not support us in this matter.
8. The message will be disseminated consistently and gradually to brokers and their respective
associations until the issue is resolved.
9. The protest will be conducted peacefully and organically but will have a significant impact.

We would like to reiterate that nobody stands to benefit from this situation. While we understand
that damages may be incurred on our side as well, if left unresolved, this issue could have damaging
consequences for the society and all stakeholders involved. We earnestly appeal to you to halt this
process and engage in amicable discussions to find a resolution.
