DIVISION 9.0 FINISHES


Contractor shall provide all labor, materials, and equipment to complete all finishing work shown
or noted in these documents.

9.1 PAINTING AND VARNISHING

Complete color scheme for the exterior and interior painting and varnishing of the
building shall be furnished by the Architect to the Contractor. Paint color schemes and
varnish samples required by these specifications and/or the Architect shall be
submitted for approval at the Contractor’s expense. Mock-up rooms or areas shall be
painted with the proposed color scheme for the approval of the Architect and the
Owner, before the rest of the building is to be painted.
This work includes interior and exterior painting, varnishing and finishing of all items to
produce a finished painting and varnishing job throughout all of the areas included
under this contract.

9.1.1 Surface Preparation


All surface to be painted shall be free from dust, wax and other impurities which may
impair adhesion. Clean all surfaces of loose dirt and dust before painting and
varnishing are started. Do the amount of sanding required to produce a smooth and
clean surface suitable to receive paint or varnish.
The Contractor shall inspect all surfaces to be painted and all defects shall be
corrected or prepared completely before starting work. No work shall be started
unless the Contractor shall have made certain that the surfaces to be painted or
varnished are completely dry. Commencing of work of the Contractor shall be his
responsibility and shall indicate his acceptance of the surface as meeting the intent of
these specifications.

9.1.2 Concrete Surfaces


New concrete must be pre-treated with approved neutralizer or surface conditioner
(See Painting and Varnishing Materials).

9.1.3 Wooden Surfaces


Patch imperfections, cracks, dents and holes with approved wood filler. Allow to dry
and sand to a smooth and uniform surface before applying paint or varnish. Touch up
all knots, pitch streaks and sappy spots with approved sealer and filler. All woodwork
shall be sanded lightly with #100 sand paper between coats. Coats shall be
thoroughly dry before sanding.

9.1.4 Application of Paint or Varnish


All concrete shall be allowed to weather for two months before painting. No work shall
be done under conditions unsuitable for the production of good results. No painting or
varnishing shall be done while plaster is in process of drying. No painting or
varnishing shall be done in damp weather.
All painting work on plywood and other wooden elements as well as plain smooth
plaster finishes shall be roller applied. Painting on textured concrete and sandblasted
finishes shall be brushed applied. Except where otherwise noted or specified, all
paints shall be applied in three coats (priming body and finish coats). Each coat shall
be spread evenly and in full covering body.

All materials shall be evenly applied so as to form a film of uniform thickness, free
from sags, runs, crawls or other defects. Paint shall be thoroughly stirred so as to
have the pigment evenly in suspension while paint is being applied. No less than 24
hours shall laps between application of succeeding coats.
Before applying succeeding coats, primers and undercoats shall be complete, integral
and performing the function for which they are specified. Properly prepare, sand and
touch up all scratches, abrasions or any other disfigurement and remove any foreign
matter before proceeding with the following coats.
After application of finish coat, Contractor shall inspect all finished surfaces for any
defects or deviation from approved paint or varnish samples. All imperfections due to
materials or workmanship appearing on any surface after the application of paint or
varnish shall be corrected by Contractor at no cost to the Owner. Damage to painted
or varnished areas due to carelessness or negligence of other crafts shall be
corrected at the Contractor’s expense.
Surfaces which cannot be satisfactorily finished on the number of coats specified shall
have additional coats, or such preparatory coats and subsequent coats as may be
required to produce satisfactory finished work at the expense of the Contractor. Do
not apply final coat on interior work until after other trades are finished with their work
in any given area in normal sequence and all materials and debris removed, with the
premises left in satisfactory broom-clean condition.

9.1.5 Painting and Varnishing Materials


Paint and accompanying chemicals such as linseed oil, turpentine, etc., shall be
BOYSEN from BOYSEN PHILIPPINES, INC. or any equivalent, and shall be in
factory sealed cans of the highest quality and should bear identifying labels of
containers. Should the Contractor desire to use materials other than those specified,
Contractor shall send a written request for approval of the Architect. Architect’s
approval shall in all cases be given in writing. Contractor shall strictly follow
manufacturer’s published instructions on storage and application of materials.
Surface conditioner for all concrete surfaces to receive paint shall use BOYSEN
ACRYTEX as primer or any equivalent and BOYSEN WALL GUARD or any
equivalent. Flat, gloss, textured paint and other paint materials shall be BOYSEN or
any equivalent. All ceilings to receive paint shall use BOYSEN PERMACOAT LATEX
or any equivalent. All textured paint and plain painted walls shall have semi-gloss or
flat finish.
All wood to be finished shall comply with indications on 1.3 of Section Carpentry.
Wood surfaces to receive paint and which need to have surface imperfections
patched shall use Boysen Woodtite Plastic Wood Filler or Boysen Glazing Putty
or any equivalent. Wood surfaces to receive varnish and which need to have surface
imperfections patched shall use Boysen Natural Paste Wood Filler or any
equivalent. Allow to dry and sand smooth before application of finish coats.

9.1.6 Protection of Areas and Accessories


All exposed work shall be protected while the building is being painted or varnished.
The floors, steps and all other surfaces not to be painted shall be well protected
during painting by sufficient covers with strong masking tape (Industrial type). Any
stains, dirt, smears and other imperfections shall be removed by the Contractor to the
satisfaction of the Architect.
Corner joints between painted and unpainted areas shall be adequately protected by
masking tape and approved kraft paper. Any stains produced on the unpainted or
unvarnished areas shall be corrected or replaced by the Contractor at his expense.

Locksets, all hardware, cover plates, cabinet hinges, furnishing items and accessories
except butts shall be removed prior to painting. Accurately re-install all items removed
upon completion of painting. Properly label and number hardware items before
removal.

9.1.7 Decorative Wood Protection for Wood Eaves


Exposed wood T&G eaves shall receive 3 coats of Xyladecor from Boysen or any
equivalent. Decorative wood protection color shall matched approved sample.
Contractor shall finish an area of two (2) sq.m. of eaves as a sample for approval of
the Architect. Decorative wood protection materials shall be stored, handled and
applied strictly following manufacturer’s written specifications.

9.2 TILEWORK

All materials shall be the best of their respective kinds. Samples of all tiles shall be
submitted to the Architect for approval.

9.2.1 General Preparation of Tile Work


Prior to spreading the setting bed, first flush line of borders and center the field work in
both directions to permit the pattern to be laid with a minimum of cut tiles. Lay tiles
from the center line outward and make adjustments at the walls. Clean the concrete
sub-floor and then moisten but do not soak, after which sprinkle dry cement over the
surface and spread the mortar for the setting bed on the concrete. Tamp to assure a
good bond over the entire area, and screed to provide a smooth and level bed at
proper height. Floor shall be pitched as required in rooms or areas where floor drains
are installed. Shower cubicles shall have a two-percent (2%) slope to the floor drain.
Mix mortar one part Portland cement to three parts sand.
After the setting bed has set sufficiently to be worked over, sprinkle dry cement over
the surface and lay the tiles. Use straight edges to keep the joints parallel over the
entire area. Lay tile to the straight-edges, with uniform joints approximately 3 mm
(1/8”) wide, after which tamp the tile solidly into the bed. Using wood blocks of size to
ensure solid bedding free from depressions. Where required, cut tile with a suitable
cutting tool and make rough edges smooth. Lay wall tile to wall prior to installation of
any fixed or movable equipment. Around electric outlets, plumbing pipes or fixtures
and fittings, tile shall fit close so that plates, collars or coverings will overlap the tile.
Tiling works shall be installed with complete fittings. When the setting bed has
hardened sufficiently, fill the tile joints with grout. Grout shall be ABC Tile Grouts
from Allgemeine-Bau-Chemie Phil., Inc.. Color shall be approved by the Architect.
Remove all excess grout. Keep free of traffic for 48 hours. All wainscoting tiles should
be soaked in water for 24 hours before placing to insure bond with mortar.

9.2.2 Vitrified Tiles


Where vitrified tile finishes are called for on drawings, glazed tiles shall be used for
wainscoting and unglazed tile for flooring. Tilework shall be done to a true level and
plumb surface. All tiles shall be specified by interior designer. Provide all wainscoting
terminations with tile capping and corners as required. Tiling works shall be installed
with complete fittings. Joints between floor and wall shall be provided with flush coving
tile. Wall to wall to floor joints shall be provided with corner flush coving tiles.

9.2.3 Cleaning
Upon completion, clean all tile surface with warm water and a good washing
compound as recommended by the tile manufacturer.

9.2.3.1. Floor and Veneer Finishes


All changes in type or kind of flooring material, e.g. between two adjoining rooms,
shall always terminate at the centerline of the door panel separating both rooms or
areas, unless otherwise indicated. Should there be installation of flooring materials not
following this general rule such installation shall be considered as not fulfilling the
intent of these specifications and shall be replaced by the Contractor at his expense.
All joints between flooring and veneer materials, whether with the same or different
type of material shall be straight and true without any cracks or chips. The use of
polymers or other jointing compounds to hide cracks or chips shall not be allowed,
and such defective or damaged material replaced.
Jointing compounds when used, shall always have the approved color. Jointing
compounds shall be non-staining and non-corrosive. Jointing compounds shall be
approved by the Architect and shall be used in strict accordance with the
Manufacturer’s Specification. Work shall be started only when concrete surfaces are
finished, as specified. Any work started by Contractor when concrete surface does not
satisfy requirements shall be done at risk of Contractor and such work shall be
considered as failure to meet the intent of this specifications.
Floor divider strips, brass 4.2 mm (1/16”) in thickness, dull in effect or projection below
the top of the strip and extended from it on the side, should be laid straight at end in
vinyl tile flooring and other flooring finishes like cement, pebble washout, marble,
ceramic tile, etc. These strips shall be flush with the floor finish. Wood parquet floor
finishes, T&G floor finishes, wooden stair threads shall be machine sanded to a
smooth finish. Then apply two coats of Boysen Sanding Sealer, then apply clear
colorless wax and machine polish to a shiny finish. Application should follow strictly
Manufacturer’s Specification.

9.2.3.2. Marble and Granite


The American Standard Specifications for Interior and Exterior Marble of the Marble
Institute of America and the approved supplementary specifications of the Marble
Contractor and the Schedule of Finishes form a part of these specifications. All marble
shall be of the kind or kinds indicated on drawings or as specified in the Schedules of
Specifications, conforming to or within the range of the approved samples and in
accordance with the characteristics and working qualities set forth under their
respective Group Classifications.

9.4.1 Samples
The Marble or Granite Contractor shall submit to the Architect for approval samples of
the various kinds of marble proposed for the installation. Samples shall be 6”x12” or
12”x12” or .60x.60m or .30x.60m as required and shall represent approximately the
shade marking and characteristics of the variety of the marble selected and finishes
required. Submit shade range.
Samples designating finished face shall be labelled on the back with the name of the
marble, the group classification for soundness, the name of the project, the specific
use and location for which the marble is intended in the building, the name of the
Architect, the Marble Contractor and the Marble Fabricator of the source, and when
approved shall carefully ascertain that the materials shall have no unsound fissures or
characteristics which are evidence of poor materials.

9.4.2 Workmanship
All work shall be executed by approved marble contractor. All work shall be done by
skilled workmen in strict accordance with all applicable drawings. Marble shall be
installed in a neat workmanlike manner.

9.4.3 Conditions of the Building

The Marble Contractor shall report to the Architect any condition at the site which
prevents him from performing his work properly. The Marble Contractor shall be given
without charge adequate storage and working space for carrying on his work free from
interfering conditions.
The following items will be furnished by the General Contractor
1) All necessary scaffolding, centers, platforms, etc. for marble installation.
2) Any required safety barricade or weather enclosures.
3) Adequate hoisting facilities.
4) Rough concrete or cinder fill over floor slab where marble floors are to be
installed.

9.4.4 Measurements
If measurement is not pre-established, the Contractor shall obtain and verify
measurements at the building. The General Contractor shall extend reasonable
assistance to the Marble Contractor including the services of an engineer, if required,
for the establishment of levels and the like.

9.4.5 Shop Drawings


The Architect shall furnish, or cause to be furnished to the Marble Contractor all
necessary scale drawings, large scale details required, showing all marble work and
its relation to the work of other trades. All such details shall be consistent with the
contract drawings.
The Marble Contractor shall be required to submit for approval shop drawings in
triplicate, showing the general layout, jointing, anchoring, thickness of stock and such
other dimensions as may be available. No fabrication affected by the shop drawings
shall be started until such drawings have been approved and signed by the Architect.
A copy of the shop drawings shall be furnished to the General Contractor.

9.4.6 Installation of Marble

Floor Marble
➢ Rough concrete or cinder fill above the floor slab shall be installed by the General
Contractor to within 2-1/2” (maximum) below the finished floor line. This floor fill
shall be thoroughly cured, cleaned and wet with clean water before laying mortar
bed.
➢ The size and pattern of the marble tile and border and the jointing of floors shall
be as shown on drawings. Marble to be supplied shall be ¾” thick unless
otherwise dimensioned on drawings.
➢ The cement bed to receive the marble tile shall consist of 1 part Portland Cement
to not more than 3 to 5 parts of clean, sharp sand mixed quite dry for tamping.
➢ The marble tile shall be tamped with a suitable wooden or rubber mallet until
firmly bedded to the proper level of the floor.
➢ Joints between the marble tiles shall show an even width, straight and true, 1/16”
when laid and finished.
➢ The floor shall be roped off for 24 hours after which it shall be grouted with water
and neat cement, or the grouting may be accomplished by battering the edges of
the marble tiles as they are laid. Surplus joint cement shall be cleaned from face
of the tile immediately. Cleaning and/r additional surfacing, if required, shall not be
undertaken until after the floor has been set for at least six days.

9.4.7 Protection on Jobsite


The General Contractor and the Marble Contractor shall fully protect the marble from
damage after it is delivered to the jobsite and prior to its installation in the building.
Marble flooring shall be adequately protected by the General Contractor against traffic
and other damage with non-staining material.

9.4.8 Cleaning
After the completion of the work and at such time as the Architect shall direct, the
Marble Contractor shall clean the marble installation, point any open joints and
replace any defective marble work.
Sample of synthetic adobe, bushhammer finish, shall be provided by the Contractor
for the Architect’s approval. Exterior synthetic adobe wall finishes shall be coated with
Thompson’s Thoroughseal. Application shall strictly follow manufacturer’s
specifications.
