Narrative Report

For our culminating activity in Building System Design (BSD), we were


tasked with designing a 2-Storey Residential Building. The proposed
structure is located in Barangay Dist. II, Babatngon, Leyte, with a total
area of 145 square meters. This project required us to apply what we have
learned in the course, from planning functional spaces to ensuring
compliance with relevant building standards and codes. The activity
allowed us to develop our technical skills and understand the importance
of safety, functionality, and sustainability in residential building design.

From our floorplan, the design of the building is divided into two levels.
The ground floor includes a porch, a garage, a living room, a dining room,
a kitchen, a laundry area, and a water tank. Each of these spaces was
carefully planned to ensure they are functional and accessible. The porch
serves as a welcoming space, while the garage provides secure parking.
The living and dining areas are open and connected to create a spacious
environment for family gatherings. The kitchen is designed to be efficient
and ergonomic, while the laundry area is conveniently located for easy
use. The water tank was strategically positioned to ensure a steady and
reliable water supply for the household.

The second floor is dedicated to providing private and comfortable


spaces for the family. It consists of two bedrooms, a master bedroom, two
toilets, a balcony, and a study room. The bedrooms are designed to be
cozy and quiet, offering a retreat for family members. The master
bedroom is larger and includes additional features for comfort. The
balcony provides an outdoor space where residents can relax and enjoy
the view, while the study room is intended for work or school activities,
ensuring a focused environment.

To bring this design to life, we created detailed architectural and


technical drawings. These included front, rear, left, and right elevations,
which show the appearance of the building from the outside, and a
longitudinal and cross-sectional view, which reveals the internal structure
and materials. A roof plan and roof framing plan were also prepared to
ensure the roof is durable and weather-resistant. In addition, plumbing
and structural drawings were developed to provide a complete
understanding of the building’s systems and stability. The entire project
was created using a 1:100 scale, allowing for accurate and detailed
representations.

Throughout the project, we ensured that the design adhered to the


National Building Code of the Philippines (NBCP). Proper setbacks were
observed, and the building was designed to allow natural light and
ventilation. Safety features, such as railings on the balcony and secure
staircases, were included to protect the occupants. The structure itself
was designed according to the National Structural Code of the Philippines
(NSCP), with reinforced concrete and steel used for beams, columns, and
foundations. These materials provide the strength needed to withstand
earthquakes and strong winds, which are common in the region.

The electrical system was designed In compliance with the Philippine


Electrical Code, with proper wiring, circuit breakers, and grounding to
prevent accidents. Similarly, the plumbing system followed the Revised
National Plumbing Code, ensuring efficient water supply and waste
disposal. The design also complied with the Sanitation Code of the
Philippines, which required the inclusion of a septic tank and a well-
designed drainage system to promote health and hygiene.

We also integrated fire safety measures in accordance with the Fire


Code of the Philippines. Fire alarms and smoke detectors were included,
and fire extinguishers were placed in key areas such as the kitchen.
Emergency exits and fire-resistant materials were specified to enhance
safety in case of an emergency.

Space planning was a critical aspect of the project. Each area was
designed to maximize functionality and convenience. For example, the
proximity of the kitchen to the dining room ensures an efficient workflow,
while the placement of bedrooms on the second floor provides privacy.
The choice of materials was also essential in creating a durable and
aesthetically pleasing building. Exterior walls were made of weather-
resistant concrete, while interior walls and ceilings used gypsum boards
for a clean and modern finish.

Lighting and ventilation were prioritized to ensure the comfort of the


residents. Large windows were included to allow natural light and airflow,
reducing energy costs and creating a bright, airy environment. The HVAC
system was designed to maintain comfortable temperatures throughout
the year.

We also considered modern technology in the design. Provisions for


internet connectivity, CCTV for security, and other smart home features
were included. These elements enhance the functionality and safety of the
home, making it suitable for modern living.

Financial planning was an important part of the project. We selected


materials and systems that offer long-term durability and low
maintenance costs while staying within a reasonable budget. This balance
ensures that the project is both cost-effective and high-quality.

Overall, this culminating activity provided a comprehensive learning


experience. It allowed us to apply technical knowledge to a practical
project while emphasizing the importance of planning, teamwork, and
adherence to standards. By addressing every aspect of building design,
from functionality and safety to aesthetics and technology, we created a
structure that meets the needs of a modern family and complies with all
relevant regulations. This project has equipped us with valuable skills and
insights that we will carry forward into our future careers.
