1. Scope
. Hotel operations and management are intensified technical
procedures of high significance. These processes should be
efficiently implemented with high proficiency and consistency to
sustain both guests’ expectations and hotels goodwill. Hotels are
set to have diversified activities where coatings should be correctly
applied giving the utmost protection, which also ensures the hotel is
ready for full-service occupations.

. Regular paint maintenance helps repairing damaged and ruined


surfaces due to mal operational conditions. Disciplined
maintenance supports better asset lifespan and cost controlling
on the long run.

This manual provides maintenance solutions for different


hotel assets to ensure optimum asset management.

2.1 Surface Preparation:
The objective of any surface preparations is to produce a concrete surface
that is suitable for application and adhesion of the specified
protective coating system. In addition to surface preparation, to secure
a longer lasting adhesion between surface and the applied paint system,
the following have to be taken into consideration:
• Surfaces shall be clean, dry, free from any contamination,
and prepared as per the first coat requirement.
• Concrete must be sound and has sufficient strength.
• A proper moisturized vapor barrier must be installed
under the concrete slab.

Surface Preparation Methods


The surface preparation methods or combination of methods, should be
chosen based on the condition of the concrete and the coating
system requirements.

Product Minimum Requirements

Jotafloor SF PR 150 • Minimum of 4 weeks concrete curing.


• Moisture content of maximum 5 %.
• Remove laitance and abrade
the surrounding concrete by
preparing the surface; by means
of enclosed blast shot or diamond
grinding and other appropriate means.

Jotafloor Sealer HS • Concrete must be Clean,


dry and undamaged.
• Remove laitance and abrade
the surrounding concrete by preparing
the surface; by means of enclosed
blast shot or diamond grinding
and other appropriate means.

• After surface preparation is completed, remove all the dust


formed on the surface using an industrial vacuum machine.
• Any defects in the substrate like surface undulations, cracks, pin holes
etc.,should be rectified/filled (Epoxy filler-Jotafloor Screed) before painting.

2.2 General considerations for
painting application:
1. Observe the coating is free from defects, discontinuities, insects,
spent abrasive media and other contamination.
2. Observe the coating is free from misses, sags, runs, wrinkles, mud
blistering, blistering, obvious pinholes, excessive dry spray,
heavy brush marks and excessive film build.
3. Do not apply the coating in high wind conditions.
4. Concrete expands and contracts due to the change in temperature;
either need to be allowed by the provision of expansion joints,
control joints etc.
5. Joints are normally filled with joint sealants like poly sulphide,
polystyrene sealants etc.
6. Make sure that Joint sealants are not over coated.
7. This product is for professional use only. The applicators and
operators shall be trained, experienced, capable of using any of
the required tools. Equipment to mix or stir and apply the coatings
correctly as per Jotun's technical documentation.
8. Applicators and operators shall use appropriate
personal protection equipment while application.

Jotafloor SF PR 150
. Is a two-component amine cured solvent of free epoxy coating.
Ensures appropriate adhesion on most concrete floors in
atmospheric environments only; could also be used as primer
inatmospheric environments. It is designed for high build floor coatings
on properly prepared concrete floors and walls. Moreover, as a primer for
all Jotafloor products.

. Designed for use with the traffic deck system for heavy duty traffic; areas
such as ramps, car parking, parking bays, pedestrian walkways, roof
decks and industrial floors.

. It is recommended for cold stores, laboratories, hospitals, food and
beverage plants, kitchens, high tech manufacturing facilities, dairies,
warehouses, factories and hangars.

. This product when used with Jotafloor Non-Slip Aggregates, is suitable


for filling and repairing of cracks, undulations and surface imperfections.

Jotafloor EPC 300 PLUS


. Is a two-component amine cured high volume solid of low VOC
epoxy coating.
. It is a self-smoothing product that is easily applied; leaving
a seamless surface. With Jotafloor Non-Slip aggregates,
enhanced slip resistance is possible.
. Could be used as a finish coat in atmospheric environments.
Also, designed for a wide range of floors with various levels of
mechanical exposure. It is recommended for workshops, carparks,
garages, factories, laboratories, aircraft hangars and plant rooms
where nonslip properties are required.

Jotafloor Sealer HS
. Is a two-component aminecured epoxy coating. Exhibiting
excellent penetration properties ensuring good adhesion on most
concrete floors in atmospheric environments only.
Also, suits for properly prepared concrete substrates.
. It is a sealer for all Jotafloor products. Designed for use independently
as a dust binder for concrete floors. It is recommended for warehouses,
garages, dairies, factories, laboratories, aircraft hangars, food,
beverage and plant rooms.

Jotafloor PU TC
. Is a two-component isocyanatecured polyurethane coating, easily
applied high performance and non-yellowing product. It is a tintable
product that comes in a range of colours in Jotun's Multicolor
Industry (MCI) system. A product that is characterized by
an excellent gloss, colour retention and good chemical, abrasion and
impact resistance. If enhanced, a slip resistance is required Jotafloor
Non-Slip can be used in the system.

. Could be used as a topcoat in atmospheric environments.


Suitable on approved primers on concrete substrates.

. Designed for a variety of floors with various levels of mechanical
and chemical exposure. Utterly designed for areas exposed to direct
sunlight where gloss and colour stability is desired.

. Recommended as a topcoat as part of the car parks, parking


bays, pedestrian walkways, industrial floors, drive ways, ramps
and traffic deck systems.

Jotafloor Topcoat E
. is a two-component amine cured solvent free epoxy coating.
A high performance easily applied product. A tintable product that
comes in a range of colours in Jotun's Multicolor Industry (MCI) system.

. A product that is characterized by an excellent chemical, abrasion


and impact resistance. If enhanced, a slip resistance is required
Jotafloor Non-Slip can be used in the system.

. Could be used as topcoat in atmospheric environments. Suitable


on approved primers on concrete substrates. Designed for a variety
of floors with various levels of mechanical and chemical exposure.
Utterly designed for floors where a dust free, hard wearing and
aesthetically pleasing coating is required.

. Also designed for industrial floors, laboratories, hospitals, food


and beverage plants, kitchens, high tech manufacturing facilities,
dairies, warehouses, factories and hangars.

Jotafloor Epoxy Filler


. Is a two component non shrinking solvent free of epoxy filler. It is
high in strength, providing the abrasion resistance and compressive
strength higher than that of concrete. Could be used as filler only.
and also, suitable for properly prepared concrete surfaces.
. Suitable for a complete system exposed to variety of very high and
immersed corrosive environments. Recommended for offshore
environments, water inlets, cooling pipes, bridges and general
infrastructure buildings..

. Recommended as a filler for cracks, blow holes, spalls and other


surface imperfections irregularities in concrete substrates prior to
over coating with a suitable coating system. Ideally used on vertical
concrete substrates or concrete floors. Could be applied with a trowel,
putty knife or spatula.

Tankguard storage
. Is a two-component polyamine cured phenolic or novolac epoxy
coating. Designed tank lining with excellent chemical resistance.
Could be used as primer, mid coat or finish coat in atmospheric
and immersed environments. Suitable for properly prepared
carbon steel, galvanized steel, stainless steel and concrete substrates.

. Utterly designed as an internal lining for offshore, onshore and


buried tanks and pipes such as chemical storage, waste water, grey
water, process water, concrete bund, fire service lines and drilling mud
tanks. Could be used in pressure vessels. This coating product has
ultimate high temperature resistance. Refer to Protective Product
Resistance List.

Penguard TC
. Is a two-component polyamide cured epoxy coating. It has a glossy
finish with fair gloss retention.
. Could be used as topcoat in atmospheric and immersed environments.

Roadmarking
. A quick drying, solvent based paint; based on solvent based acrylic
resin. Could be used for marking roads and curbs. Easy to apply.
It consists of a variety of UV resistant colours. Ideal for use on asphalt
and concrete roads, primarily for curbstones, speed humps or other
areas with light traffic.

should be large enough to handle large goods quantities. Also,
it needs to be easily accessible for better hygiene, cleaning and washing.
