Method Statement for Elevator Installation


(Testing and Commissioning)

1. Mechanical Adjustment and Electrical Parameter Settings


2. High Speed Commissioning and Load Test

Mechanical Adjustment and Electrical Parameter Settings

1. Check and adjust the elevator car and all landing doors.
2. Ensure all landing doors are mechanically adjust in respect to the dimensions
of installation drawing.
3. Ensure all leveling plate and final limit is in accordance to the landing finishes.
High Speed Commissioning and Load Test

1. Check and verify again the mechanical adjustment of landing doors, safety
chain& limit switches, check also if safety features are all activated
2. After the elevator is done with the mechanical adjustments, check if the wirings
are correctly connected then perform high speed.

Performing Balancing and Load Test

1. At empty car load (0% of elevator contractor load)


2. Run the car from topmost floor to bottommost floor.
3. Read and record the current from L1 using clamp meter when car and
counterweight meet at midpoint of the elevator shaft.
4. Run the car from bottommost floor to topmost floor.
5. Read and record the current from L1 using clamp meter when car and
counterweight meet at midpoint of the elevator shaft.
6. Repeat steps 1,2,3 and 4 for current reading of L2
7. Repeat steps 1,2,3 and 4 for current reading of L3.
8. Measure and record the speed in both directions.

NIS Inspection (Pre-NIS Checklist)

1. Check and ensure the mechanical and electrical are as per OTIS Standard
2. Check and ensure the mechanical and electrical are as per OTIS Standard
3. Check and ensure all safety features are operational and functioning
4. Check and ensure all builders work are compliance as per OTIS Standard
5. Check and ensure all testing are done in accordance to OTIS Testing
methodology
6. Rectify punch list provided after Pre-NIS inspection

Safety and Quality Inspection (NIS Inspection)

1. Verification of mechanical and electrical installation as per OTIS Standard


2. Verification of all Safety Features in the elevator as per OTIS Standard
3. Verification of all test are done as per OTIS Standard and EN-81
4. Verification of all builders works if complied with OTIS Standard and EN-81
Generate punch list if non-compliance
Elevator Features Testing Work Procedures

Activation of Firemen Switch Operation (Passenger Elevator)


1. Make a call at COP into last floor for elevator run up.
2. Push Firemen switch left side wall at Ground Floor level using metal pin.
3. The car run down or homing at G/F and alarm.
4. The car stops at homing floor level while the door is fully open.

Activation of Firemen Switch operations (Service Elevator) Activate EFS


1. Make a call at COP into last floor for elevator run up.
2. Push Firemen switch left side wall at Ground Floor level using metal pin.
3. The car run down or homing at G/F and alarm.
4. The car stops at G/F level while the door is fully open
5. Make a call at COP into 2/F level
6. Long press the close door button for door closing
7. Long press the close door button for door opening

Activation of fire operations via building FDAS (Fire Emergency Recall)


1. Repeat Step 1,2,3,4 from passenger elevator
2. Repeat Step 1,2,3,4,5,6,7 from service elevator

Activation of ARD
1. Make a call for going down or car from top floor
2. Turn off the main breaker power supply
3. Activate the ARD and releveling at nearest floor. Door will open automatically.

Activation of Overloading Alarm


1. Make a call inside the car going down to bottom floor level.
2. Switch the car using test weight at 110% to activate overload alarm.

Activation of Intercom
1. Press the button bell at COP for alarm and connection to lobby/machine room.
2. Press 1 Button>PE1, 2 Button>PE2, 3 Button>PE3

Alternate Homing:

1. Activate general alarm set at ground floor through FDAS module panel
setting.
2. Observe the elevator alarm
3. Check the COP display if fire alarm indicator is ON.
4. Check if the car is moving up to next floor level or alternate home floor.
5. Alternate homing successfully activated.

Note: FDAS contractor shall provide a dry contact to OTIS for termination

Car Side-Emergency Exit Contact


1. Switch to inspection mode at control panel
2. Operate manually moving down of car unit to nearest floor to access the car
top.
3. Operate going up and going down the car into car top and remove the
connection or contact.

Car Safety Mechanism Switch


1. Switch to inspection mode of elevator unit.
2. Operate manually moving down of car unit to nearest floor to access the car
top.
3. Operate manually of elevator unit into car top switch.
4. Access one person at pit area and prepare to trigger car safety mechanism
switch.
5. Push the car safety mechanism switch into pit area while operating the car
unit at car top when going up.
6. The car will not move up when the switch is triggered at under car safety
mechanism switch.
7. The car safety mechanism switch is activated.

Car Door or Gate Switch Contact. Hoistway / Door Interlock or Gate contact locks.
1. Switch to inspection mode of elevator unit.
2. Operate manually moving down of car unit to nearest floor to access the car
top.
3. Operate manually of elevator unit into car top switch bottom.
4. Open the landing door or unlock the door contact to stop the car movement
and to activate the car door or gate switch contact.

Car Door Reopening Device


1. Switch to normal operation of elevator unit.
2. Make a call at COP car.
3. Block the car door to activate the car door sensor and activate the car door
reopening device.

Compensating Sheave Switch


1. Positioned the car at the last floor in fully normal operation.
2. Access the lowest floor landing door and press the pit switch to activated.
3. Press and triggered the compensating sheave switch
4. The car at top floor will slowly close the door and will stop the elevator unit.
5. Activation of pit stop switch is successfully executed.
Counterweight Safeties
1. Ensure zero load on the car
2. Make a call from the bottom floor to top floor
3. Pull the governor pin to trigger the electrical to mechanical gripping at the
same time the counterweight safeties execute to make the car stop.
4. When the governor mechanical gripping is done prepare for reset.
5. Operate the car going up manually to release the mechanical gripping of
governor with counterweight safeties.
6. Switch to normal operation of car elevator control

Counterweight Buffers
1. Set to inspection mode of control panel switch (bypass)
2. Operate the car manually when moving up. While the car is moving down
check if the counterweight buffer spring is closed.
3. Operate manually when the car is going down and while the counterweight is
moving up to see the reaction of buffer spring.
4. Operate manually when the car is going up and while the counterweight is
moving down to see the reaction of buffer spring and if it will automatically
return to normal position.

Car Buffers
1. Set to inspection mode of control panel switch (bypass)
2. Operate the car manually when moving up. While the car is moving down
check if the counterweight buffer spring is closed.
3. Operate the car manually check to see the reaction of car buffer spring if it will
automatically return to normal position.

Earthquake Emergency Recall (MRL)


1. Set to manual operation of car through E&I control operation
2. Manual operate of car unit to access at car top
3. Set very low on seismic device
4. Set to normal operation of car unit and alarm for activation of EQS for moving
up or down to the nearest floor and releveling.
5. Automatically reset after 60s the elevator unit.
Earthquake Emergency Recall (MR)
1. Set to manual operation of car through E&I control operation
2. Manual operate of car unit to access at car top
3. Set very low on seismic device
4. Set to normal operation of car unit and alarm Manually reset seismic device.
5. Repeat Step 1&2 then set the seismic device to normal
6. Set to normal operation of car unit & releveling for normal use.

EMS Activation
1. Wiring, communication to control panel and control panel to elevator up to
EMS computer system.
2. Communicate from EMS computer system to elevator unit.

E-Stop Switch on Car Top


1. Switch to inspection mode at control panel.
2. Operate manually moving down the counterweight to nearest floor and access
the car top.
3. Force the car to stop while manually operating.

FDAS Interface
1. FDAS contractor shall provide a dry contact to OTIS termination at control
panel to interface.
2. OTIS will interface the FDAS dry contact on elevator system parameters
3. FDAS con will activate the general alarm.

Note: FDAS contractor shall provide a dry contact to OTIS for termination

Governor Gripping Mechanical Jaws


1. Load the car to 100% capacity.
2. Make a call from bottom floor going to top floor
3. Pull the governor pin to trigger the electrical grip to mechanical grip for car
stop.
4. When the governor mechanical gripping is done prepare to reset.
5. Switch to inspection mode of car elevator unit.
6. Operate the car going up manually to release the mechanical gripping of
governor
7. Unload the test weight to 100% load

Normal Terminal Stopping Device


1. During normal operation of car for long run up to top floor or bottom floor level.
If the elevator car reached or contact Limit Switch-1/Limit Switch-2 into car
and it will be moving up slowly before releveling to top or bottom floor.

Pit Stop Switch


1. Positioned the car floor at last floor in normal operation.
2. Access the lowest floor, open the landing door and press the pit switch to
activate.
3. The car from top floor will slowly close the door and stop the elevator unit.
4. Done activation of pit stop switch.

Protection

Upon delivery at site all car panel are protected by plastic vinyl protection and to be
remove prior the final hand-over.

Rectification Method

For damage parts & components, dent and scratches:

• Dents – Replacement
• Scratches – Buffing
• If water damage occurred, warranty will be voided.
➢ Replacement of parts will be charge accordingly to the responsible
group.

Acceptance/Criteria:
- Hann/Mace Acceptance.
