Terms and Conditions:

1. Our offer covers only the quantities and scope of works mentioned on the quotation (BOQ). Any other
additional/deduction on quantities & scope will be executed only after receipt of written approval from
the Client and it will be considered as variation in time and cost.
2. The delivery period is effective from the date of receipt of all mandatory approvals and permits, if required,
or date of receipt of advance as per the offer or approvals in the drawings, whichever is later.
3. STF not be held responsible for the delays caused due to delays in obtaining approvals, issues to get proper
timing to get access to site or by the works carried out by other parties at site or by any delays caused for
late approvals by client or any further scope changes.
4. No DLP (defects liability period), no Retention and no Maintenance works after final handing over.
5. The offer is based on the full scope of work mentioned in the BOQ any removal of scope on BOQ, STF
has rights to resubmit the quotation with the revised rates.
6. Required Authority Certificates, certificate of completion, and all material warranties certification will be
handed over after full payment clearance.
7. Any Authority fees will be paid by the client upon submission of receipt or payment links.
8. Any inspection, reparation, maintenance of existing services or equipment’s is excluded, STF is responsible
only for products & Services they are providing during the project course.
9. Exchanges and returns will only be accepted within 7 days upon receipt of the item. No cash refunds on
returned items, only credit notes. For defective /quality related claims 100% credit note.
10. Variations that may occur in materials supplied and installed by STF during the renovation works, it is
important to note that due to the nature of renovation projects, there may be differences in tone, color,
pattern, and other characteristics of the materials used. The materials approved and provided by STF may
not match the existing materials 100%. This is a common occurrence in renovation projects,
Additionally, wooden works, stone being natural materials, may also exhibit minor variations in color
and texture.
11. Any dispute arising during the project implementation, execution, delays due to unforeseen
circumstances, natural causes, resources deadlines to be settled amicably & collectively.
12. If the client cancels or removes one or more items or scopes of work, STF will have all the right to revise
the full quote in terms of the prices.

13. Any payment delay will result in the project freezing & withdrawal of support services until the payment
is cleared.
14. Protection of all the materials installed by STF is the responsibility of client and main contractor.
15. All materials supplied and installed by STF, will remain at its possession only till full payment clearance
of the initial Contract and any variations if applied. The title and ownership of the goods & services shall
not pass to the buyer until payment of the full sum due has been made. The seller has the right to take
back his items anytime.
16. Our Preliminaries are quoted based on a 45-days official project execution period. In the event that the
project extends for any reason, and which will not be the responsibility of STF beyond this initial period,
please note that any additional fees incurred due to the time variation will be applied accordingly.
17. In Demolition works – Any unforeseen circumstances or issue while conducting demo works will be
raised, checked & submit a report for approval and will not continue until the issue is resolved or
approved (For example, demolition works in shower enclosure – If ever we encounter something that
can be damaged it will be raised & wait for approval before we continue. Also, if this is out of our scope
it will be charged accordingly (variation order) and need approval before executing the work. (mention
the liabilities of contractor for delay works, damage in material, there will be a cost variation and not
STF responsibilities)
18. Snagging will be issued once, and the inspection must be conducted by the concerned person. If they do
not respond to the completion of the snagging report via confirmation email within 3 days, it will be
considered completed and approved.

Payment Terms:

• 70% Advance Payment CDC

• 20% upon delivery of all materials at site, 7 days maximum after invoice issuance CDC

• 10% on completion Payment to be released after 7 working days from the approval of the payment
application.
