5. A brief history of the property and how the present title holder/ owner has
derived the title.
Derivation/ History of Title In Chronological Order Search And Investigation:

5.1. Originally, Jubilee Hills Cooperative House Building Society Ltd was
assigned an extent of Acs. 1398.00 in Sy.nos 120/403-1 of Shaikpet Village
and Sy.No.102/1 of Hakimpet Village of Golkonda Taluk, Hyderabad District
within the limits of the Municipal Corporation of Hyderabad (G.O.Ms.No.147
Revenue Department dated: 31.01.1964) by the State Government of Andhra
Pradesh.

5.2. The said Society has, after deducting the extent marked for common
purposes such as Roads, Parks, Shops, Schools, and other Public amenities
common to all the members of the Society, divided the remaining extent of
land into Residential plots as in the Lay-out Plan (Permit No.155/22 file
No.0243/CSC/TP-5/2006 dated; 06/02/2008 as per G.O.Ms.No.86 MA Dt
03-03-2006, 171 M.A Dt: 19-04-2006, 623 MA Dt:01-12-2006, 483M.A Dt:
24-08-1995 and 508 MA Dt: 15-11-2003) sanctioned by the Municipal
Corporation of Hyderabad and allotted them by lots to its members for a
valid sale consideration for the said plots for the purpose of building
residential houses.

5.3. Sri. Amar Kumar Singh S/o Baldev Alam Singh, who is a member of the
Society, is allotted Plot No.1242/B admeasuring 1304 Sq.yards or 1091
Sq.mtrs situated in Sy.No.(Old) 403/1 (New) 120 of Shaikpet and Sy.
No.102/1 of Hakimpet Village within the limits of Municipal Corporation of
Hyderabad with Ward No.8, Block No.2 bounded by: NORTH: Plot No.1240,
SOUTH: Plot No.1249, EAST: 50’-0” Wide Road, WEST: Plot No.1233 & Plot
No.1234 vide registered Sale deed bearing document No.555/1986. Dated:
05.02.1986 on file of SRO Banjara Hills.

5.3.1. As per the recitals of the Sale Deed NO 4037/1993 that after,
purchasing the said Plot Sri. Amar Kumar Singh S/o. Baldev Alam
Singh has obtained the necessary permission from the Municipal
Corporation of Hyderabad vide Permit No.59/24 dated 10.04.1985
with a built up area of 2440 Sq. Ft to Construct Two Storied Building
and servant quarters constructed and later, obtained a House
bearing No.8-2-293/82/A/1242-B from the Municipal Corporation of
Hyderabad.

NOTE: However the copy of the permission is not provided to us.


5.4. Later, the said Sri. Amar Kumar Singh S/o. Baldev Alam Singh has executed
a Registered Sale Deed bearing No.4037 of 1993 dated 26.08.1993 in the
office of the Sub-Registrar, Banjara Hills, in respect of Plot No.1242/B
admeasuring 1304 Sq.yards or 1091 Sq.mtrs with a built up area of 2440 Sq.
Feets situated in Sy.No.(Old) 403/1 (New) 120 of Shaikpet and Sy. No.102/1
of Hakimpet Village in favour of Smt. M. Naga Siromani W/o Dr. N.

5.5. Later, Smt. M. Naga Siromani W/o Dr. N. Sambasiva Rao executed a
Registered Sale Deed bearing No.3564 of 2005 dated 30.04.2005 in the office
of the Sub-Registrar, Banjara Hills, in respect of Plot No.1242/B admeasuring
1304 Sq.yards or 1091 Sq.mtrs with a built up area of 2440 Sq. Feets situated
in Sy.No.(Old) 403/1 (New) 120 of Shaikpet and Sy. No.102/1 of Hakimpet
Village in favour of Sri. Dandu Siva Rama Raju S/o D. Venkatarama Raju and
Smt. Dandu Kasi Annapurna W/o Dandu Siva Rama Raju and delivered the
possession of the same.
5.6. Sri. Dandu Siva Rama Raju S/o D. Venkatarama Raju and Smt. Dandu Kasi
Annapurna W/o Dandu Siva Rama Raju obtained a housing loan from
INDUSIND BANK and executed a Memorandum of Deposit of Title Deeds
bearing document No. 2158/2020 dated 22-05-2020 in the office of SRO
Banjara Hills in favour of INDUSIND BANK.
5.6.1. Later the said Sri. Dandu Siva Rama Raju and Smt. Dandu Kasi
Annapurna has obtained a PTI No.1100852782 for the Municipal

6. ENCUMBRANCES: I have verified the Encumbrance Certificates for past 29 years


(from 01.01.1995 till 09.06.2024) through Statement No.158887274 and Application
No.768738 and online search (11-06-2024) for a period of 41 years from 1-01-
1983 to 11-06-2024 vide application No.822678 and statement No.158933416
and found that there is existing Mortgage by Deposit of Title Deeds vide Doc
No.2158/2020 dated 22.05.2020, on the file of SRO Banjara Hills in favor of
INDUSIND Bank, Corporate Finance Branch existing encumbrances over the
schedule property.
