I. INTRODUCTION ABOUT PROMOTER:

 The proposed firm will be the Proprietorship firm and the Promoter
is introduced as follows

“sri. Sardar Manpreet Singh s/o Late.S.Ratan Singh ”: He is


well known and reputed business person. they are financial sound
persons and capable to invest in the proposed project. they are very
dynamic and charismatic personality.

Proprietor is intending to set up a luxurious Resort, convention


centre Business. For the same they have already converted the
proposed land from agricultural purposes to NA purposes further
the layout is also approved by Town and Country planning
department. Further they have already gained the experience in
similar industry of around many years, for the above project
Proprietor is expecting a capital outlay of around 350.00 Lakhs and
sought for the term loan of Rs 275.00 Lakhs from financial
institution.

II. INTRODUCTION TO THE INDUSTRY:

Karnataka is the country’s fifth most popular tourist destination.


With the largest number of institutes in hotel management and
catering technology in the country, the State has a large pool of
skilled human resources. The Sector is attracting significant
investment by domestic and global players as infrastructure is
being ramped up to meet the needs of the growing tourist activity.
Through the Karnataka Tourism policy 2015-20, the state

government sets a vision to promote tourism as Karnataka’s


principal and largest economic activity, as an employer, revenue-
generator and engine of growth, by being among the top two
tourism destinations in India by 2020-21.

III. ABOUT THE PROJECT

To set up a resort having all the modern facilities in BIDAR,


KARNATAKA.

efforts made by the Ministry of Tourism & Culture in the last few

employment. According to the report, the sector is expected to
grow at a rate of 8.4 per cent in2006 and by 8 per cent per annum, in

The Following are the places to visit in Bidar

 BIDAR FORT: Bidar Fort is considered as one of the most formidable


forts of country. Bidar city was distinctly planned and built. The
main citadel complex housed the royal places. Mahals and Mosque.
Adjoining to this on the southern side, the city was built for the
people. Both the citadel complex and city had separate forts for
protection the plan of the Bidar city fortification is pentagonal.
There are five gateways for entry into the city fort. It is main citadel
complex fort which is stronger.
It is built on the brink of the plateau. Engineers and architecture of

 GURUDWARA: The Nanak Jhira Sahib with water spring nestles


amidst serene and enchanting surroundings is main attraction of
Bidar town. It has became widely famous as Guru Nanak Jhira Sahib
with it’s recently constructed sprawling and splendid Gurudwara
complex. It is attracting numerous pilgrims and visitors from all
parts. A sarovar (Lake) and Amrut-Kunda have been built. A number of
suites and rooms have been provided for lodging the pilgrims. There
is a Guru-Ka-Langar where free food is served irrespective of caste
and creeds. As the place is associated with the visit of Sri Guru
Nanak Dev ji to Bidar is it one of the sacred place to Sikh devotees.

 PAPNASH TEMPLE

The spring is sacred to the Hindus and as its name "PAPNASH",


annihilator of Sins, signifies, it is much resorted to as a place of
pilgrimage by the people of Bidar and even by those of distant
places. It may be approached by Bidar-Udgir Road and about 2 KM
from Bus Station towards west to the edge of the plateau and
going down the valley by a well laid road.

At the ruins an ancient Shiva Temple a New Temple has been built on
the slops of the hill. At the foot of the temple is a cistern
measuring 16 feet by 14 feet. The cistern is continuously fed by the
natural spring. Towards north there is small tank most probably
dates back to Ramayana times.

The Historical monuments and sites in and around the Bidar city belong
to different periods of history, Pre-Kaktiya, Tughlaq, Bahamani, Barid

The hotel will be having restaurant, a Lounge Bar, which will be
offering a choice of continental, Chinese and variety of food from
Indian cuisine, with a bollywood music, and one open restaurant with
the above amenities for the outside visitors. The bar will be well

time with gossiping watching television.

on every weekend will be arranged.

In the proposed project there is also a beautiful
and decorated Marriage Garden and its well kept gardens infuses a
breath of fresh air and fill both young and old with vitality, which
will be provided on rent for the Marriage Purpose or Big Parties.
The capacity of the garden will be around 1000 people with huge
car parking capacity.

VIII. PROMOTER’S BACKGROUND:

The proposed project is a Proprietorship concern and its


promoters as sri .Sardar Manpreet Singh s/o Late.S.Ratan Singh
and he is a very enthusiastic businessman and like carrying out
various business ventures and experimenting with different
ventures to keep himself motivated and active at the same time and
prevent monotonous work routine and have done various events
like prime minister`s public gatherings, chief minister`s public
gatherings and high profile marriages and he is also a senior
working committee member of gurudwara prabhakhand committee of
gurudwara nanak jhira sahib bidar. his good Business knowledge
and experience helps him to carry out new ventures, he is also
presently running two function halls successfully.

IX. OTHER FACILITIES IN HOTEL:

Travel Desk
The hotel will also have a Travel Desk, which will help visitors
to gather information and sketch a tour for visiting the tourist
place.

Garden
In the proposed project there is also a beautiful and decorated
Function Garden and its well kept gardens infuses a breath of
fresh air and fill both young and old with vitality, which will be
provided on rent for the Small or Big Parties. The capacity of the

XI. QUALITY REQUIREMENT:

The nature of consumer tastes and preferences is changing. A


number of trends have emerged that influence tourist lifestyles,
and leisure and tourism choices –
 Focus on increasing personal needs;
 More active travel participation;
 More emphasis on historical holiday;
 Increasing need for pleasure and food at one place
 Variety in entertainment in one place.
At present there are many hotels, resorts both big and as well as
small and the demand is immense therefore, to cater to this
outgrowing demand; there is imperative need for setting up more
number of amusement parks and focus on more on Corporate Tours.

XII. QUALITY ASSURANCE & QUALITY CONTROL PLAN:


Quality assurance, or QA for short, refers to planned and
systematic production processes that provide confidence in a
product's suitability for its intended purpose. It is a set of activities
intended to ensure that products (goods and/or services) satisfy
customer requirements in a systematic, reliable fashion. QA cannot
absolutely guarantee the production of quality products,
unfortunately, but makes this more likely. Two key principles
characterize QA: "fit for purpose" (the product should be suitable
for the intended purpose) and "right first time" (mistakes should be
eliminated). QA includes regulation of the quality of raw materials,
assemblies, products and components; services related to
production; and management, production and inspection processes.
It is important to realize also that quality is determined by the
intended users, clients or customers, not by society in general: it is
not the same as 'expensive' or 'high quality'. Even goods with low

prices can be considered quality items if they meet a market need.


The Industrial Revolution led to a system in which large groups of
people performing a similar type of work were grouped together
under the supervision of a foreman who.

Quality control emphasizes testing of products to uncover


defects, and reporting to management who make the decision to
allow or deny the release. Whereas quality assurance attempts to
improve and stabilize production, and associated processes, to
avoid, or at least minimize, issues that led to the defects in the first
place. To prevent mistakes from arising, several QA methodologies
are used. However, QA does not necessarily eliminate the need for
QC: some product parameters are so critical that testing is still
necessary. QC activities are treated as an integral part of Total
quality management.

XIII. LOCATION OF THE UNIT:

The proposed project will come up sy no.191/3, Markhal Village,


Janwada Road, bidar,. This area is a fast developing area of Bidar.
The Site is located at a very convenient place. The unit requires
sufficient manpower; there already exists adequate human
resources. The availability of water is sufficient as required for the
project, hence there is no scarcity of water for the project,
Besides has got all the amenities like roads, availability of
electricity, labour, water etc, Further, the promoter will also
under take the promotional activities. Therefore, the location is
best suited for the proposed project.

The project is a labour oriented one, but the required labour is not
of a very high skilled one and the same can be recruited locally. The

C. BANK FINANCIAL ASSISTANCE:

The total cost of the project is Rs. 350.00 Lakhs out of which the
promoters contribution is Rs. 75.00 lakhs and the term loan from
bank is Rs. 275.00 lakhs. The term loan shall be repaid in 10 years
with a moratorium of 18 Months. The term loan will be repaid in
Monthly installments. The interest on term loan is considered at
10.00 % pa.

D. INCOME ANALYSIS:

The main Source of income for the unit is from service sector i.e.
serving food and Beverages, Accommodation & Banquet Service. The
total income from the above sources is estimated as under at our
project report attached

E. DEBT SERVICE COVERAGE RATIO:

Debt Service Coverage Ratio (DSCR):

The DSCR is a very important tool to measure the repayment


capacity of an undertaking. It indicates the ability of the unit to
repay the term loan installment together with the interest thereon
out of the earning from the business. The ration is worked out as in
the project report its average DSCR is 2.83 times.

F. PAY- BACK PERIOD:

Payback period is the period in which the total cost of the project is
recovered. It is one of the important tool to judge viability of the
project. Lesser the period, more is the viability of the project. The
period is calculated at the end of profitability statement and it
comes to in the very Fourth year.

G. CONCLUSION

The services rendered by the project is the day-to-day requirement


of a person, the demand for the product will be ever increasing and
there is no question of any slack in the demand as the tourism
industry is increasing day by day.

The promoters have got ample experience in the field and have got
the knowledge about the procurement and marketing of the
project. Further their Associates and friends, who have got a very
vast knowledge of business and industry, will assist the promoters.
Besides, the promoters themselves are very dynamic and have got
zeal to carry out the task successfully.

The project financial statements are prepared by taking the income


on the lower side and estimating the maximum expenses thus the
figure are very conservative and realistic. Further, the average
DSCR works out to 2.92 This indicates that the term loan shall be
repaid comfortably within the stipulated time. Further, the payback
period calculated indicates that the entire project cost will be
recovered in just 4-5 year. Thus the term loan can be safely repaid
within the stipulated time.

Thus, from all angles it can be concluded that the project is a


sound investment both for the prompters as well as the financing
institutions.
