1. SADHGRUHA DEVELOPERS LLP, having its registered office / principal place of business at 1ST FLOOR,DREDGE
HOUSE,530013,Maddilapalem(V),Visakhapatnam(U)(M),Visakhapatnam(D).
2. This registration is granted subject to the following condition namely: -
a. The promoter shall enter into an agreement for sale with the allottees as provided in “Annexure A” of G.O.Ms. No:115 MA & UD Dt:
27-03-2017.
b. The promoter shall execute and register a conveyance deed in favour of the allottee or the association of the allottees, as the case
may be of the apartment or the common areas as per section 17 of the Real Estate (Regulation and Development) Act 2016.
c. The promoter shall deposit seventy percent of the amounts realized by the promoter in a separate account to be maintained in a
schedule bank to cover the cost of construction and the land cost to be used only for that purpose as per sub-clause (D) of clause
(l) of sub-section (2) of section 4 and read with rule 5 of G.O.Ms. No:115 MA & UD Dt: 27-03-2017.
d. The registration shall be valid from 23 September 2024 to 16 July 2027 unless renewed by the Real Estate Regulatory Authority
in accordance with section 6 of the Act read with rule 7 of the AP Real Estate (Regulation and Development) Rules 2017.
e. The promoter shall comply with the provisions of the Act and the rules and regulations made there under.
f. The promoter shall not contravene the provisions of any other law for the time being in force in the area where the project is being
developed.
3. The Promoter has to submit the Title insurance as and when the facility is available
4. This registration is issued based on the ownership documents, title search report and Income Tax returns submitted by the Promotor and if
any difference is found later this Authority will take action.
5. If the above-mentioned conditions are not fulfilled by the promoter, the Regulatory Authority may take necessary action against the
promoter including revoking the registration granted herein, as per the Act and the Rules and Regulations made thereunder.
6. The Promoter has to upload Quarterly Updates in the web page of the Project on the details specified.
7. The Promoter has to insert the logo of the Authority and Registration Number on the Brouchers, Hoardings and on all
Advertisements. The details of advertisement policy are attached.
