RENT AGREEMENT
This Lease Agreement is made at Gurgaon on this 25th day of November 2024
Between Mrs. Sudesh Gupta (Aadhar no. 5069 4236 6020) W/o Sh. Ashok Kumar
Gupta R/o B-16/1262, Dabwali Road, Near Saraf Petrol Pump, Sirsa, Haryana
125055 (hereinafter called the first party/ Lessor/Owner which expression shall
include her/his successors, Administrations, executors and legal representative of the
on part.)
AND
Mr. Rajinder Barjata (Aadhar no. 3977 0271 8383) S/o Sh. Hans Raj R/o Village
Naily upperli post office bangana tehsil bangana, Naily Upperli (15/9), Una,
Himachal Pradesh-174307 (hereinafter called the second Party/ Lessee which
expression shall unless included by or repugnant to the context include her heirs,
successors, executors, administrators, legal representatives and assignees) of the
OTHER PART.
Now, Therefore, this agreement witnesseth and it is hereby agreed by and between
the parties as under:
1. That the Lessor is the legal right full authority of R/o TOWER 4, FLAT NO. 804,
8TH FLOOR, SECTOR 37D, BPTP PARK GENERATION, DISTT.
GURUGRAM, HARYANA (3 BHK FULLY FURNISHED FLAT). That the
Lessee agrees to hold the said premise with appurtenance for a period of 11 Month
commencing from 25- 11-2024 to 24-10-2025. The household items included in 3
BHK fully furnished flat is annexed to this agreement as annexure A.
2. That the Lessee shall pay during the term a monthly rent Rs. 43,000/- (Rupees Forty
Three Thousand Only) per month including maintenance charges but excluding
Water, Electricity (including common area electricity) and Club charges in respect of
the demised premises to first party by cash / cheque on or before 5th day of each
English Calendar month. Any charges related to tenancy like move – in charges, move
out charges, etc. which is payable to maintenance authorities shall be borne by the
lessee.
3. That the Lessee has paid a sum of Rs. 86,000/- (Rupees Eighty Six Thousand Only)
as security deposit (Interest free security) to the Lessor which is refundable after
deducting the electricity charges and any other pending bills/charges/repairs etc. at
the time of handing over the peaceful vacant possession of the property to the Lessor.
4. There will a lock in period of 6 months for both the Lessor and Lessee and if any
party fails to fulfil the obligation, the defaulting party shall compensate the other party
for the remaining period.
5. That the LESSEE shall use the demised premises for Domestic purpose only.
6. That the Lessee shall pay for electricity charges as per the reading of the Meter or the
bills issued against the consumption of electricity by the concerned authorities.
7. That the lessee shall at the time of occupation see that all the, electrical and other
fittings and fixtures are in perfect condition. Natural wear and tear and the damage
caused to the property due to riot, commotion, natural calamities earthquake
exempted.
8. That the Lessee shall not have any right to make any structural additions or alterations
in the Demised Premises.
9. That the Lessee shall have no right to sub-lease the whole or any part of the Demised
Premises without prior written consent of the Lessor.
10. That the Lessee shall comply with and abide by all the rules and regulation of the
local authorities and the governments with may be enforced from time to time.
11. That the LESSOR or LESSEE shall be entitled to terminate the lease at any time,
during the initial or renewed term(s) of the lease upon serving One-month prior notice
in writing of his/their intention to do so.
12. That if the Tenant fails to pay the monthly rent to the Owner as hereby agreed upon
in time this rent will be terminated/cancelled automatically and the Tenant have no
right/claim for the premises or rent and the Owner can have the possession of the said
premises in his control without any process of law and the Tenant shall have no
objection to the same nor have any claim over its goods lying in the said premises at
such time.
13. That on the expiry of lease Eleven Month the lessee shall vacate the demised premises
and handover the vacant and peaceful possession to the Lessor without any delay,
with the mutual consent of both parties the lease can be extended for another 11
Month with increase of 10% in the monthly rent and maintenance charges as decided
by Lessor or by the mutual understanding of the both parties.

CONTRACTING PARTIES IN THE DAY MONTH AND THE YEAR FIRST
