LEASE DEED

This LEASE DEED made at Gurgaon on this day 28th March of 2025, Between:

Mr. Satya Dev Taneja S/O Late Bulaki Lal R/O Flat #001, Tower J, The Palm Drive,
Sector 66, Gurgaon -122101 Adhar No. (6927 8122 0472) Pan No.
(ADUPT6338H) (hereinafter called the ‘LESSOR’ which expression shall unless
excluded by or repugnant to the context include his/her heirs, executors,
administrators’ representatives and assigns) on the One Part.

AND

Mrs. Charu Singh W/o Ankur Gupta R/o C 61, Third Floor, Vipul World Sector 48,
Gurgaon – 122001 Adhar (7415 2825 9506) Pan no. (DDEPS8861H) and
Mr Ankur Gupta S/O Shiv Kumar Gupta R/O B-232 Belaire, Golf Course Road, DLF
Phase V, Opp South Point Mall, Sector-54 Gurgaon Sector-54, Gurgaon, Haryana
122011 Adhar (6122 8536 9067) Pan no. (ALDPG3036G) (hereinafter called
the ‘LESSEES’ which expression shall unless repugnant to the context or meaning
thereof include his/her successors and assigns) of the Other Part.

AND WHEREAS the LESSOR is the lawful owner in possession of residential premises
situated and known as Flat No. 2108, Tower - 1, Sky Height, Sector 65 Gurgaon,
Haryana, having an area of 1261 Sq. ft. and consisting of 2 [TWO] bedrooms, 2
[TWO] toilets, drawing/dining, kitchen, 1 [ONE] covered parking, 2 [Two] balconies,
with electrical fittings, ACs, kitchen chimney with hob, appliances and other
furniture/fixtures etc. details as per annexure I, hereinafter called the "Demised
Premises".
NOW THIS DEED WITNESSETH AS FOLLOWS:

In consideration of the rent hereinafter reserved and all the covenants and
conditions hereinafter contained to be observed and performed on the part of the
LESSEES, the Lessor does hereby authorize by way of lease the Demised Premises.
which the LESSOR is entitled in law to execute this deed.

Together with the appurtenant land/space, the rights to make use of entrances,
passages, stair case landing and other easements, belonging and pertaining to the
said premises unto and to the use of the LESSEES for a period of 11 months
commencing from 1st April 2025 upto 28th Feb 2026, with lock-in period of 6
Months, by paying unto the “LESSOR” during the said period a rent of Rs.
63,000/- (Rupees Sixty Three Thousand only per month Including common
area maintenance - CAM, and additional Common Area Electricity (CAE)
charges, utility charges (LPG charges, etc) on actuals subject to the following
condition.

I. THE LESSEES HEREBY COVENANTS WITH THE LESSOR AS FOLLOWS:

i. That the LESSEES shall pay to the LESSOR the said monthly rent by
Cheque/electronic transfer on or before 5th day of each English calendar
month.

ii. That the LESSEES will pay Rs. 1,17,000/- (Rupees One Lakh Twenty Six
Thousand only) as Security Deposit and one month advance rent (Including
Maintenance) i.e. Rs. 63,000/- (Rupees Sixty Three Thousand Only) by 1
April 2025. The security deposit is refundable without interest to the LESSEE
by the LESSOR at the time of termination of the lease or vacation of the
house/flat. The LESSOR shall be entitled to adjust any amount which may be
outstanding and payable by the LESSEE towards electricity, club charges
waived off (If any). or other utility bills (LPG gas etc), and for damages if any
caused to the premises and to the fixtures and fittings from the said security
amount.

iii. The LESSEE shall pay usage charges for their gas (LPG), electricity charges
(including power back-up charges), landline telephone charges or any other
charges as applicable on timely basis as per the bills received from the
concerned authorities during the lease period and share receipts with the
LESSOR. The LESSEE shall also pay for the Annual Maintenance Charges
(AMC) for maintenance of the Air-conditioners (A/Cs) in the house and regular
dry cleaning of curtains provided.

iv. That subject to the LESSOR’s covenants, the LESSEES shall keep the interior
of the demised premises in good order and condition (reasonable wear and
tear expected) and attend to minor repairs such as fuses, leakage of water
taps etc.
v. That the LESSEES shall use the demised premises for residential purpose
only and shall pay for consumption of electricity and water direct to the
concerned authorities as per Bills received by them.

vi. That the LESSEES shall not sub-let, assign or otherwise part with possession
of part or whole of the demised premises.

vii. That the LESSEES shall not use the demised premises in contravention of any
rules and regulations imposed on the use thereof by Municipal or any other
statutory authorities now or at any time thereafter.

viii. That the LESSESS shall not make any alterations or additions in the demised
premises.

ix. The LESSEE is occupying the said premises for a temporary period on rent
basis which does not create any right, title or interest in the said premises in
any manner whatsoever. This agreement hereby granted to the LESSEE is
revocable and non-transferable which will be terminated on expiry of
agreement as stated above, subject to the terms and conditions stated in this
agreement

x. The LESSESS shall permit the LESSOR or their agent or workman to inspect
and/or carry out repairs to the premises (if any) at reasonable times and with
prior intimation.

xi. That the LESSOR or LESSEES, shall be entitled to terminate the lease at any
time during the initial or renewed terms of the lease upon serving One month
previous notice in writing of his/her intention to do so.

xii. That the LESSEES shall deliver the demised premises to the LESSOR on the
expiration or earlier determination of the lease with the LESSOR’S fittings and
fixtures, if any, in such conditions herein contained. The LESSEE shall be
responsible for any breakage and damage done to the electrical, sanitary and
other fittings & fixtures during the tenancy period.

xiii. It is further agreed that at the expiry of the lease agreement i.e 28 th February
2026, the LESSEE shall hand over vacant and peaceful possession of the
premises.

II. THE LESSOR HEREBY COVENANTS WITH THE LESSEES AS FOLLOWS:

i. That the LESSOR shall pay all taxes, license fees, ground rent and charges of
whatever character assessed, levied, charged and imposed by any lawful
authority in respect of the demised premises.

ii. That the LESSOR shall effect all major repairs such as leakage in electricity,
sanitary, fittings, water pipes or cracks etc. at his/her own cost immediately
upon such defects are notified to him/her by the LESSEES.
iii. That the LESSEES shall peacefully and quietly hold and enjoy the demised
premises during the lease period (s) without any interruption or disturbance
by the LESSOR or any person rightfully claiming under or in trust for him/her.

iv. That the LESSOR represents and warrants that he/she is fully entitled to
execute this lease deed and that he/she will hold the LESSEES free and
harmless or any demands, claims, actions or proceedings by others in respect
of quite possession of the demised premises.

III. IT IS HEREBY FURTHER MUTUALLY AGREED AS FOLLOWS:

i. The tenancy can be extended or renewed at the end of 11 months i.e. (1 st


April 2024 to 28th Feb 2026) tenancy period with the increase of rent @ 10%
by or mutual consent.

ii. Upon termination/expiry of the lease, the parties shall settle their accounts
upon such termination or expiry the security deposit will be returned by the
Lessor to the Lessee.

iii. That the LESSOR/their authorized agent shall acknowledge and give valid and
dully stamped receipt for each and every payment made by the LESSEE, and
such receipt shall be conclusive proof of such payment.

iv. The tenancy can be extended or renewed at the end of this tenancy period at
the mutually agreeable terms.

v. The terms of this Lease deed shall not be altered or added to nor shall
anything be omitted there from except by means of a supplementary deed in
writing duly signed by the parties hereto.

vi. The Agreement shall be executed on one set of Rs. 100/- stamp paper;
original set shall be retained by the LESSOR and photocopy shall be retained
by the LESSEE

vii. That in case of any dispute or difference in relation to the terms and
conditions of the present lease deed the courts at Gurugram shall have the
exclusive jurisdiction to decide the same.
IN WITNESS WHEREOF, the parties here to have executed these presents at
Gurugram on the day, month and year first above written in the presence of
witnesses.
