ANNEXURE
Specifications for construction and development at H.no.B-188, Suraj Mal Vihar.
The building shall comprise of Stilt parking + Upper ground floor + First floor + second
floor + third floor with terrace.
OVERVIEW
• All Construction will be done as per M.C.D. Building By-Laws and new building
height.
• Vastu Compliant Building layout & structure will be designed by a team of
Professional Architect & civil engineer.
• Structure design will be done as per national building code including seismic
earthquake restraint design.
• All Structure materials will be as per the drawings prepared and signed by the
professional Architect / Civil Engineer.
• Anti Termite Treatment – there shall anti termite treatment from the soil
underneath & woodwork in all Floors.
• In the whole Building all sunken portions water proofing treatment will be done.
SPECIFICATION FOR CONSTRUCTION
CIVIL WORK
• RCC Framed structure with column and beams/tie beams as per structural
engineer drawing.
• All R.C.C roof slab 5 inches and beam shall be cast with M:20 grade concrete.
• The use of vibrators shall be made to consolidate the layers properly in footing,
Column, beam & roof slabs.
• Class-A bricks of Awwal quality shall be used.
• Timely and adequate curing of the building shall be to ensure the best of strength
and hold in the building.
• RATHI Brand steel Fe500 will be used as per structural design drawing already
provided.
• A-class cement sand & aggregate shall be used. AMBUJA or Ultratech brand/JK.
ELECTRICAL
• A Separate 5 KVA meter shall be provided for each floor. Separate meter 6 KVA
for lift and other common facilities.
• The wiring shall be of Havells/Finolex/Polycab or equivalent brand in PVC
conduits (Setia Heavy).
• Inverter cabling for each floor shall be provided.
• All conduits shall be used of PVC Heavy duty type ISI conduits, accessories such
as normal Bends, unions, circular junction boxes and pull boxes, locknuts etc.
shall be of heavy gauge. Zinc coated modular boxes.
• MCCBs:- L&T / Siemens.
• SWITCH AND SOCKETS: - LEGRAND/L&T/HAVELLS Range 5Amp, 16amp,

combinations for lights/Fans, air conditioners and power points etc as required.
• Video door phone:- CP PLUS / HKVISION/ Alba for each floor. (Up to Rs.
30000/-)
• Light: - Concealed lighting consisting of LED panels and downlights 4K (Up to
Rs. 500/-).
• LED STRIPS in cove where ever require as per design.
• Fans in all bedrooms, Living, Kitchen, Pooja room and Toilets of HAVELLS /
Crompton, Orient (upto 3500/- Rooms) (upto 6000/- DRG ROOMS). Exhaust
fans in all toilets & kitchen.
GLASS WORK:-
• MODIGUARD / SAINT GOBIN 6mm Toughened glass on all exterior windows.
• 6mm Mirrors in all bathrooms.
• Frosted Glass in all bathroom windows.
EXTERIOR
• The Exterior of the building shall be designed with modern perspective as per
elevation drawing (Approved by owner).
• Railing of Balconies shall be as per exterior designer's drawing with a MS and
glass or combination of both as per design (Approved by owner).
• Roof gate shall be in heavy gauge MS as per design (Approved by owner).
• Main gate and service line gate shall be in heavy gauge MS as per design
(Approved by owner).
PAINT POLISH AND FINISHING
• POP punning on walls & roofs.
• False ceiling with coves and diffused of lighting as per the design the interior
designer.
• Designer niches at relevant places for display of curios and art facts.
• The wall and ceiling shall be finished with Asian Royale/ICI Dulux equivalent.
• The wood work shall be polished with Melamine Matt finish.
• MS work with satin enamel paint.
• ICA or Sirca PU is used for polish (Material used for polish).
BATHROOMS (JAQUAR /KONHLER/GROHE)
• A complete range of JAQUAR /KONHLER shall be provided.
• The bathrooms shall have imported Grohe white basin and wall mounted WCs
with concealed cisterns.
• Geyser of 25 ltr Capacity in each toilet of HAVELLS/ Racold (Up to 10,000/-).
• Fresh air fan and Exaust fan shall also provide in each bathrooms (Make
HAVELLS / ORIENT / CROMPTON).
• Hygenic and corrosion free water supply though CPVC - ASTRAL.
• Waste pipes (SWR system) of PVC Supreme brand/ASTRAL.

WATER PROVISIONS
• Separate overhead tank 1000ltr (triple layer) on the terrace for each floor. (Make
SUPREME/SINTEX).
• Separate water connection shall be provided for each floor.
• Separate 1000 litres tank for boring water.
• Under ground water tank 1500 ltr. (for each floor) (RCC Tank).
SANITARY WORKS: -
• All mainholes shall be in brick slab masonry & plaster.
• Chased inside the building into walls and shall be surface mounted on outside
All drainage PVC pipes shall be of SUPREME/ASTRAL.
• CPVC pipe supreme/Astral.
• PVC tank 1000 ltr. Per floor ( Sintex, Supreme or polywell) white color
WOOD WORK
• Good quality ivory coast teak wood (Well-seasoned and chemically treated) shall
be used for all door frames with 6” X 3” × 96” section.
• 43mm flush Doors with natural teak/oak veneers of reputed brand with matching
mouldings/beadings in teak(Duro).
• TV units in all bedrooms designed with combinations of 2-3 drawers and shelves
• Wire mesh door shall be provided at front, back side rooms and all windows front
and back on all floors.
• Good quality block board & plywood shall be used for all cabinets ISI mark,
water proof, termite resistant of BRANDED 19mm HDMR Action Tesa (75/- to
85/- per sq. ft.).
• All the wood work shall be chemically treated for protection against termites
(Veener up to 3000/-).
• Good quality and heavy duty hinges, door stoppers windows stays ‘handles’
• Locks mortise handle and tower bolt etc. shall be provided to ensure an elegant
look and fee at cost of Rs. 3000/- each (Make Dorset or equivalent brand).
• All outer windows will be of UPVC of 10 years warranty double shutter one of
glass one mesh glass windows needed to be provided as per decision.

KITCHEN: -
• MODULAR KITCHEN designed up-to Ceiling Height with cabinet in 18mm
plywood and HDHMR shutters with inside laminate as per interior drawings
(outside PU).

• Hardware: Hettich innotech range soft-close drawers and soft close Hettich hinges
in all shutters.
• 3ltrs. Instant Geyser of HAVELLS/ Racold brand shall be provided.
• Single lever sink mixer of Jaquar shall be provided of Rs 10000/- for each
kitchen.
• Double bowl stainless steel sink or coloured of good quality.
• Counter Top shall be of best quality full body 15mm thick stone as per Design.
WARDROBES
• Almirah will be made best quality in all rooms and PVC sheet will be installed at
back before fixing almirah in all rooms (Bubble sheet).
• Designer full height cabinet in 18mm plywood and HDHMR shutters with inside-
outside laminate as per interior drawings.
• Hardware: Hettich soft-close drawers channels and soft close hinges in all
shutters.
BUILIDNG ELEVATION AND EXTERNAL DESIGN: -
• APEX ULTIMA paint shall be applied wherever require (Choice of
ARCH/Owner).
• Good Elevation with a combination of Tiles, Texture paints, MS work, Glass work
as per design (Approved by owner/Arch).
FLOORING & TILES
• Italian Marble flooring shall be @ 300/- per sq ft. in Drawing, dinning, All
bedrooms/Kitchen.
• Diamond polishing on all Italian flooring.
• Master bedroom will be floored with attractive termite proof, water resistant
wooden flooring of action tesa brand.
• Kitchen Counter Tops shall be of 15mm thick tile as per design (range upto Rs.
200/- per sqft)(AGL Make).
• Bathrooms – designer tiles for walls 4×2 size with anti skit tiles for flooring (upto
Rs. 150/- on walls and Rs. 200/- on floors).
• Kitchen marble up to Rs. 200/- per sq. ft. above on slab (AGL Make).
• Terrace tiles 2x2 Matt finish Anti-skid (upto Rs. 100 per sq.ft.).
• Counter stone in washrooms shall be same as washroom flooring (upto Rs.200/-
sq.ft.)
• Granite flooring shall be done in Stilt Floor, Balconies and Staircase. (Upto 150/-
sqft)
• All stone shall be of owners choice, before buying (Advice as per owner).
WATERPROOFING
Waterproofing in Sunken Portions, terrace front and back, outer side walls shall be of
Dr.fixit with proper treatment and fixing of jaali.
PAINTING (As per designed by owner/ARCH)
• Plastic/ velvet touch emulsion paint of DULUX/Asian inside walls and ceiling
with roller finish.
• Polish on doors & Windows with PU polish.(gloss and matt.)
• Exterior walls & Stilt shall be with APEX exterior paint finish.
• All MS work paint in satin enamel (DECO).
LIFT: -
• OTIS/or equivalent lift in SS cabin & door, 6-landings from parking to terrace,
capacity 6 people, 1year AMC including (upto Rs.12 Lakhs).
• Lift Wall Cladding: Designer Lift Front wall cladding with Stone /Tiles /Ply and
combinations as per drawing provide by Architect (upto Rs. 250/-).
MISCLLANEOUS WORK
1. Earthing: - Chemical earthing of each meter & lift be provide separately to avoid
looping.
2. Full cover jaal with landing floor
3. Front Boundary wall with designing.
4. One common submersible pump for building to be provided (with 1.5 HP motor)
5. Main hole covers will be provided
6. Deep seal traps with kinks provided to prevent foul drainage smell
7. Wet traps.
8. Water tank will be covered with M.S. Jall and top cover with PVC sheet
9. Back side of the building will be covered with M.S. jaal with landing on all floors
(2 Feet outside of building).
10. Camera wire will be provided for camera fitting on each floor (Front & Back).
11. Fans will be provided in all rooms, kitchen, washroom, walk in closet, drawing
room, lobby.
12. Terrace boundary wall be with combination of tiles / texture paint and stone tops.
13. MS. ladder to be provided for water tanks checking.
14. Parking walls should be designed as per interior designer (Tiles upto ceiling level
Rs. upto 100/-).
15. Running Staircase Railing work in MS as per architect design.
16. Lift Wall Cladding: Designer Lift Front wall cladding with Stone and
combinations as per drawing provide by Architect (upto Rs. 250/-).
17. One TV Panel and wardrobe in all rooms & mandir, crockery, LCD penal and
HDMR moulding on walls in DRG Room and vanity in toilets as per DRG
Approved.
18. All drawings shall be approved by Architect/owner of building.
