DEED OF ABSOLUTE SALE
OF A PARCEL OF LAND
KNOW ALL MEN BY THESE PRESENTS:
This Deed of Absolute Sale of a Parcel of Land made and executed by and
between:
ELENITA PEPITO, Filipino, of legal age, married to MARIO C. PEPITO, and
with residence and postal address at Mateo Village Brgy. Lagao, General
Santos City, hereinafter referred to as the VENDOR;
ELENITA PEPITO
-and–
EMILY N. FERMALINO, Filipino, of legal age, single, and a resident of
Colinas Verdes Blk. 16, Lot 7 & 8, Brgy. Lagao, General Santos City,
hereinafter referred to as the VENDEE;
WITNESSETH THAT:
WHEREAS, the VENDOR is the rightful owner of a parcel of land situated at
Barrio of Bula, General Santos City, which is more particularly described as
follows:
Lot 17, Block 3, Pcs-11-003062
“A parcel of land of the consolidation-subdivision project (Lot 17;

Block 3 of the consolidation-subdivision plan, Pcs-11-003062, being
portion of Lots 1-B, 2-B & Lot 1352-B (LRC) Psd-198719), situated in
the Barangay Bula, City of General Santos, Island of Mindanao,
containing an area of One Hundred Twenty-Four (124) Square
meters more or less embraced in by Transfer Certificate of Title No.
T-117054”
WHEREAS, the VENDEE agreed to purchase the said parcel of land in an “as
is where is” basis - in its current condition, whatever this current condition
happens to be - with full knowledge of the current status of the property,
including all the improvements found thereon;
NOW, THEREFORE, for and in consideration of the foregoing premises and
subject to the terms herein set forth, the VENDEE buys and the VENDOR
sells, transfers and conveys, by way of Deed of Absolute Sale to the VENDEE,
his heirs, successors, and successors-in-interest, in a manner which is
absolute and irrevocable, the above-described parcel of land under the
EMILY N. FERMALINO
following terms, to wit:
1. That for and in consideration of the sum of: TWO HUNDRED THOUSAND
(PHP 200,000.00) PESOS, Philippine Currency, issued by the VENDEE and
hereby acknowledged by the VENDOR to have received in full from the
VENDEE, to their full and entire satisfaction, the VENDOR do hereby SELL,
CEDE, TRANSFER AND CONVEY unto the VENDEE the above-described
parcel of land in a manner that is absolute and irrevocable unto and in favor
of the VENDEE, his heirs, successors and successors-in-interest.
2. That the VENDEE acknowledge that they had been made aware, and is
aware, of the current condition of the above-described parcel of land - its
current status of possession.

3. That the parties agree that all incidental expenses: the attorney’s fees for
the preparation of the necessary deeds and other legal papers, as well as
the capital gains tax, documentary stamp tax, registration fees, and all
other taxes and payments for
the issuance of a new title in the name of the VENDEE, shall be borne by
and on the account of the VENDEE.

executed the instrument as their free and voluntary acts and deed.
The foregoing instrument relates to a Deed of Absolute Sale of a Parcel of Land
consisting of TWO (2) pages, including this page of acknowledgment, signed by the
parties and their instrumental witnesses in my presence with my notarial seal.
