Kepada [Nama Penyewa],

Saya berharap surat ini menemui anda dalam keadaan baik. Saya menulis surat ini untuk
menuntut bayaran sewa tertunggak bagi hartanah yang terletak di UNIT NO P7-3A, TT3
SOHO, JALAN CANAAN, 93350, KUCHING, SARAWAK, yang anda diami berdasarkan
perjanjian sewa bertarikh [Tarikh Perjanjian Sewa].

Sehingga tarikh ini, anda masih belum menjelaskan bayaran sewa untuk bulan Jan 25, Feb 25
dan Mar 25, berjumlah RM5,400.00. Walaupun beberapa peringatan telah diberikan, saya
masih belum menerima sebarang bayaran daripada anda.

Dengan ini, saya menuntut agar bayaran penuh dijelaskan dalam tempoh tujuh (7) hari dari
tarikh surat ini. Sekiranya bayaran tidak dibuat dalam tempoh tersebut, saya akan mengambil
tindakan undang-undang di Mahkamah Tuntutan Kecil Malaysia untuk mendapatkan kembali
jumlah tertunggak tersebut. Ini mungkin akan menyebabkan kos tambahan serta tindakan
penguatkuasaan terhadap anda.

Saya juga ingin menegaskan bahawa walaupun anda telah memberikan notis untuk menamatkan
penyewaan, tempoh notis yang diberikan tidak mencukupi mengikut perjanjian sewa yang
dipersetujui. Oleh itu, wang deposit anda akan dirampas (forfeited) sebagai pampasan bagi
kegagalan memberikan notis yang mencukupi.

I am writing to formally demand payment for the outstanding rent related to the property located
at [Rental Property Address], which you occupied under the tenancy agreement dated
[Tenancy Agreement Date].

As of today, the rent for the following months remains unpaid: Feb 2025, Mar 2025 and Apr
2025, amounting to a total of RM5400. Please refer to the attached Payment Summary for
details. Despite multiple reminders, no payment has been received to date.

You returned the house key on 10 April 2025. However, the tenancy has not been properly
concluded due to the unsettled rent and insufficient notice period given.

You are hereby required to settle the full outstanding amount within seven (7) days from the
date of this letter. Failing which, I will proceed with legal action through the Small Claims
Court of Malaysia to recover the amount due. Please be advised that this may result in
additional legal costs and enforcement actions against you.

Furthermore, while you have submitted notice to terminate the tenancy, the notice period
provided does not comply with the terms outlined in the tenancy agreement. Therefore, your
security deposit will be forfeited as compensation, in accordance with the agreement. Please
note that the forfeiture of the deposit does not absolve you of the obligation to pay the
outstanding rent in full.
