RENTAL AGREEMENT
THIS RENTAL AGREEMENT executed at Chennai on this ---------2018 by
Mr.----------------S/o------ aged about -- years, residing at No.--, Gandhi
Street,---------------------------------- District hereinafter referred to as the OWNER
which term shall mean and include his legal representatives, heirs, executors,
assignees.
And
M/s. Uniqcore Constructions India Private Limited , an existing Company within the
meaning of Companies Act, 1956 having its Registered Office at TS.126 / 1 & 2, 1 st
Floor, ARS Tower, Thiru Vi Ka Industrial Estate, Chennai – 600 032, represented by
Venkadesan R, Director hereinafter called the TENANT which term shall mean and
include its legal representatives, executors, assigns and successors in interest.
WHEREAS the OWNER represents that that he has absolute title and is in
possession and uninterrupted enjoyment of that entire piece and parcel of the
premises at -----------------------------------------------------------. measuring to an extent of
---- Sq.ft which is morefully described in the Schedule hereunder.

WHEREAS the TENANT based on the representation made by the OWNER, has
approached with an offer to take on rent the Schedule mentioned property
hereunder, on a monthly rental basis for residential purpose.
WHEREAS the OWNER has accepted to let out to the TENANT, the Schedule
property on monthly rental basis for a period of -- months commencing from
--/--/2018 and ending on 0-/0-/2018, subject to the TENANT paying a monthly rent of
Rs -----/- (Rupees ----------- only).
AND WHEREAS the OWNER and the TENANT deem fit and necessary to reduce in
writing the terms and conditions agreed to by them -
NOW THIS RENTAL AGREEMENT WITNESSETH AS FOLLOWS:
1. The TENANT shall take possession of the Schedule mentioned premises
today and shall occupy the premises for a period of -- months with an option
to renew the same for a further period of --months after which this agreement
may be mutually renewed/ terminated. The OWNER agrees to give vacant
possession of the Schedule mentioned premises with effect from --/--/2018.
2. The TENANT covenant and assure the OWNER that they shall pay to the
OWNER a monthly rent of Rs. ------/- (Rupees -------------------only), regularly
and punctually without committing any delay or default on or before the -- th
day of every succeeding English calendar month, throughout the tenancy
period of 6 months or extended period .
3. The OWNER further confirms that the above rent paid per person shall cover
the cost towards provision of water for bathing and washing and Parking
space. Electricity charges extra as per actual.
4. The OWNER acknowledges the receipt of an interest free security deposit of
Rs. -------/- (Rupees ------------------- only) vide Cheque No- ------ dated -------
drawn on Allahabad Bank, K K Nagar Branch paid by the TENANT towards
SECURITY DEPOSIT, which amount shall be refunded to the TENANT at the
end of the tenancy period, simultaneously upon the TENANT vacating and
handing over vacant possession of the Schedule premise.
5. The TENANT shall not sub-let or assign either the whole or any portion of the
Schedule premises to any third party whatsoever except if such premises are
given by the TENANT to any of his subsidiaries .
6. The TENANT shall take every effort in not causing any inconvenience or
nuisance to the neighborhood.
7. The TENANT shall use the demised premises as a reasonable and prudent
TENANT without causing any acts of waste or damage to the Schedule
premises.
8. The OWNER shall be permitted to visit the Schedule Premises and inspect
the same at all reasonable hours, after giving notice in advance for such
inspection, to the TENANT.

9. The OWNER shall be liable to pay all outgoings towards the premises like
property tax, water tax, any levies and the TENANT shall not have any liability
therefore. The OWNER covenants with the TENANT that as on date there is
no outstanding/arrears of tax, levies etc payable by him to the concerned
authorities.
10. If there is any structural or other damage or profuse leaking etc., in the
premises the OWNER shall, on receipt of intimation from the TENANT, rectify
the defects immediately, at her own cost.
11. The OWNER covenants to allow the TENANT to occupy and enjoy the
premises peacefully.
12. It is further agreed between the parties that the TENANT may give a notice in
writing to the OWNER at least 1 month before expiry of the initial lease period
of his intention to vacate or renew the lease which will be binding on the
OWNER . However if the TENANT wishes to vacate the premises during the
lease period he shall give 1 month written notice to the OWNER of his
intention to vacate the premises .
13. In the event of either the OWNER or the TENANT committing breach of any
of the terms and conditions or stipulations in this rental agreement, the other
party shall be entitled to terminate this agreement by giving 1 (one) months
notice in writing.
14. Any dispute between the OWNER and the TENANT hereto shall be settled by
mutual discussion and in the event of a settlement not being arrived at then
the same shall be settled by arbitration under the Arbitration & Conciliation
Act, 1996, Arbitrators appointed in accordance with those rules. The place of
arbitration shall be at Chennai, India and the award shall be final and binding
on the parties.
