PROJECT : CONSTRUCTION OF 2-STOREY RESIDENTIAL BUILDING

LOCATION : BRGY. POBLACION SUR, SAN CLEMENTE, TARLAC


SUBJECT : TECHNICAL SPECIFICATIONS

• CONCRETE AND REINFORCEMENT CONCRETE:
• Unless otherwise specified the following proportion of concrete mix shall be used: Class “A” (1:2:3) shall
be used for footings, beams, columns, and slabs; Class “B” (1:2:4) shall be used for floor slabs on fill.
• All embedded items shall be complete and accurate in position and forms accurately clear prior to
placing of concrete.
• Freshly deposited concrete shall be protected from premature drying and excessive temperature and
shall be maintained without drying for the time necessary for hydration of the proper hardening of the
concrete.
• All work shall be done in accordance with the standard specification for concrete materials as adopted
by the Government of the Philippines.

• FORMWORK:
• The design and engineering of the formwork as well as construction shall be the responsibility of the
contractor.
• Care shall be taken upon removal of forms to avoid spilling the concrete. No combustible wood forms
will be allowed to remain in place in the completed structure.

• STEEL WORKS:
The work included shall be cutting, bending and placing of all reinforcement which shall conform
accurately in size and position to the requirement of the contract drawings and herein. Reinforcement
shall be free from excessive rust, sca,le or other coating and shall be secured in a position be concrete
blocks.
All structural steel sections shall be made of A36 Steel. Welds shall be E70 electrodes. Reinforcing
bars shall be of Structural Grade.

• CEMENT AND MASONRY:


• Masonry units shall be modular in size 4”x8”x16” or 6”x8”x16”, as the case may be
• Mortar
• Cement mortar to be used for laying concrete blacks shall be 1:2 mix and used 1:3 for plastering.
• Mortar shall be mixed dry and wetted to proper consistency before use. Surfaces to be plaster-
finished shall be properly clean and free from setting materials and dirt. All projecting wires, bolts,
and steel bars shall be cut 1/2” beneath the finished surface.
• Masonry units, shall be laid plumbs and true to line with level courses accurately space with a story
pole. Mortar Joints shall be 3/8” wide. Vertical reinforcement shall be 10mm in diameter at
approximately 0.80m.o.c and horizontal reinforcement shall be at every three layers of CHB. Masonry
units shall be protected from inclement weather for 48 hours after being laid.

• SOIL POISONING:
Prior to placing of concrete floor slabs on grounds, drainage fill and other critical parts of the structure,
soil poisoning shall be applied under and around the building with any of the available approved soil
poisoning.

• TILE FINISHES:
The tiles to be used shall conform with the samples approved by the engineer as to color texture and
quality. These tiles shall be free from lamination, serrated edges, chipped of corners, and other
imperfections on affecting their quality, appearance and strength; otherwise damaged tiles shall be
removed and be replaced by the contractor at his expense. The tilework shall be executed in thbest-
approveded manner as in the proper cutting and laying and shall be neatly done throughout.

• CARPENTRY AND JOINERY:


• Work Included: the work included shall be furnishing of all labor, equipment, and materials necessary
for the satisfactory completion of carpentry and joinery as shown and as specified herein.
• Quality of Lumber: Lumber shall be approved quality of the respective kind required for the various
parts of the building, well-seasoned, thoroughly dry, and free of loose and unsound knots, shakes and
other imperfections impairing strength, durability, and appearance. Framing shall be rough dimensions
as shown in the drawings.
• Lumber:
• First-graded wood shall be used for all framing members necessary for ceiling and wall paneling.
• Apitong or its equivalent in grouping shall be used for all door frames and shall be 2”x6” rebated
for door panels. Doors shall be flush types for minor doors and panel types for main doors.
• Tanguile shall be used for all exterior exposed woodwork.
• ¼” thick regular-sized plywood shall be used for all interior ceilings, and wall paneling shall be cut
in size and patterns shown in the contract with finish and texture approved by the engineer.

• TINSMITH:
• Materials: Corrugate G.I. sheet gauge No. 26 and plain G.I. sheet of equal gauge shall be used for all
roofing parts.
• Gutter: Gutter shall be plain G.I. no. 26 installed in accordance with the correct drawings. The gutter
shall be pitched 1/8” per foot to the conductors.
• Conductors shall be properly and neatly soldered and anchored to the gutter. All conductors shall be
provided with a standard wire basket.

• ELECTRICAL:
• Wiring shall be done in accordance with the latest edition of the National Electric Code with the rules
and regulations of the local power company. All electrical work shall be done by experienced
electricians under the supervision of a licensed electrical engineer.
• All wiring shall be in PVC conduits for lines embedded in concrete.
• Convenience outlet shall be installed at 12” vertical height from the finished floor.
• Tumbler switches and convenience outlets shall run diagonally and must be held by clamps firmly.
• Tumbler switches shall be installed at 54” vertical height from the finished floor.
• All conduits shall be concealed in slabs, walls, and ceiling and if called for exposed, no conduits shall
run diagonally and must be held by clamps firmly.
• Ceiling outlets, convenience outlets, panel box, motor, and switches shall be in locations as shown in
the contract drawings.

• PLUMBING:
All work in this division shall comply with the provision of plumbing and sanitary rules in the locality
and the National Plumbing Code of the Philippines.
The work included: The contractor shall furnish all labor and materials, equipment, and other facilities
necessary for satisfactory completion of the plumbing job in accordance with the contract drawings,
including the construction of the septic vault, catch basin, downspouts pipes conductor, installation of
drainage, fixtures installation and waterline facilities.
