WHEREAS the Vendor No.3 is the sole absolute owner of Open Plot

896,896/ఆ,896/ఇ,896/ఈ, Situated at Korremula Village and
Grampanchayat, Ghatkesar Mandal, Medchal-Malkajgiri District, under
S.R.O. Narapally through Registered with these Sale Deed No.___________,
Dated 26-11-2022, at SRO Narapally.

Whereas Vendor No.4 had purchased another plot through Agreement of


sale Dated 26-11-2022, another Open Plot No. 1,
admeasuring 167 Sq.Yds., or 139.63 Sq.Mtrs., Open Plot No. 3,
admeasuring 165 Sq.Yds., or 137.96 Sq.Mtrs., Open Plot No. 4,
admeasuring 164 Sq.Yds., or 137.12 Sq.Mtrs., Open Plot No. 5,
admeasuring 164 Sq.Yds., or 137.12 Sq.Mtrs., total
admeasuring comes to 660 Sq.Yds or 551.84 Sq.Mtrs., in
Survey Nos. 895/B, 896, 896/ఆ, 896/ఇ, 896/ఈ, Situated at
Korremula Village and Grampanchayat, Ghatkesar Mandal, Medchal-
Malkajgiri District. Which is under Mortgage with HMDA, the said plot will be
released from HMDA within the time schedule as mentioned in below terms
and conditions.

Whereas all the Vendors has agreed to sell and the Vendee has agreed to
purchase the Open Plot No.8 Southern Part, admeasuring 119

Whereas Vendor had offered to sell the above property to the Vendee for
his urgent Financial need, for which Vendee had accepted to purchase the
property at a rate of Rs.22,000/- (Twenty two thousand only) per Sq.Yds,
for 1664 Sq.yds the amount which totally comes to Rs.3,66,08,000/- (Three
Crore Sixty Six lakhs Eight thousand only).

NOW THIS AGREEMENT OF SALE WITNESSTH AS FOLLOWS:

1. That all the Vendors has agreed to sell and the Vendee has agreed to
purchase the Open Plot No.8 Southern Part, admeasuring 119
Sq.Yds., or 99.4Sq.Mtrs., Open Plot No.9 Southern Part,
admeasuring 30Sq.Yds., and Plot No. 8Northern Part,
admeasuring90Sq.Yds., total admeasuring 120Sq.Yds., or
100.3Sq.Mtrs., Open Plot No.17 Northern Part, admeasuring
115 Sq.Yds., or 96.1 Sq.Mtrs., Open Plot No. 27, admeasuring
211 Sq.Yds., or 176.4 Sq.Mtrs., Open Plot No.29, admeasuring
149 Sq.Yds., or 124.5 Sq.Mtrs.,Open, Open Plot No. 31 Eastern

Sq.Mtrs., in Survey Nos. 895/B, 896, 896/ఆ, 896/ఇ, 896/ఈ,
Situated at Korremula Village and Grampanchayat, Ghatkesar Mandal,
Medchal-Malkajgiri District, under S.R.O. Narapally, the said layout has
permission from Hyderabad Metropolitan Development Authority, vide
Application No.045312/GHT/LT/U6/ HMDA/19042021, Dated: 07-06-
2022 and its vide Layout Permit No. 26/LO/Plg/
HMDA/2022,Dated: 02-08-2022, Same is released by the
Grampanchayat Korremula, vide Lr.No. GPK/34/2022-23, Dated:
23-08-2022.for an extent of Ac.2-04.08 Gts., or 10174.85
Sq.Yds.

2. Today Vendee had paid and advance amount of Rs. 21,26,000/- (Twenty
one Lakhs Twenty Six thousand Only) through Cash on this day of
Agreement of Sale, For which all Vendors had acknowledged the same, and
Balance amount of Rs.3,44,82,000/- (Three Crore Eighty two thousand
Only) will be cleared as mentioned below, for which both parties had
accepted.

3. Vendors had assured Vendees that from this date of Agreement of Sale
Vendors would get HMDA Final Approval letter from the concerned

authorities within a time period of 30 Days. All the cost for final layout would
be borne by the Vendors only.

4. Vendors would develop the site as per the HMDA Norms with their Cost and
hand over Vendees with Final Approval within 30 days from today, for which
both the parties had accepted.

5. Vendees should pay Vendors Rs. 1,14,94,000/- ( One Crore Fourteen


Lakhs Ninty four thousand Only) amount within 10 days of receiving Final
Approval Layout No. from HMDA, & get Register the Land admeasuring 522
Sq.yds on Vendees name or on his legal heirs names, for which both the
parties had accepted.

6. Then after Point No.5, Vendees should pay the balance amount within a time
period of 60 days from the date of Second Payment & get Register the Land
admeasuring 1142 Sq.yds on Vendees name or on his legal heirs names,
for which both the parties had accepted.

7. AS and when Vendees pay the amounts Vendors should Register Plots as per
the payments received on Vendees names or on his Nominees name, for
which both the parties had accepted.

8. That the above named Vendors declares assures and states that excepting
herself no other person has any right, title or interest in the property
conveyed under this Agreement.

9. Vendee can get register the above said property on his / her name or
Purchaser can Nominate their Nominee, at the time of Registration, for which
Vendors had No Objection.

10. That the above named Vendor declares, assures and states that their title
to the schedule property is without any defect and that in the event if the
title of the Vendor’s is found to be defective at any point of time in future the
above named Vendors shall indemnify the Purchaser for all time to come
including the cost of litigation, if any, incurred by the Purchaser.

11. That the Vendors hereby declares assures and states that the property
mentioned is free from all encumbrances and the said property is not
mortgaged with any financial institutions or Banks etc., or with any third
parties under whatsoever point of time hitherto.

12. That the above named Vendor declares, assures and states that he has
not entered into any agreement of sale in respect of the above property with
anyone prior to executing this agreement and if this statement is found to be
false and untrue she shall

keep the Purchaser indemnified for all times to come including the cost of
litigation if any.

13. Both the Vendors and Vendee had agreed that the Registration of the
property will be executed only after obtaining necessary approval/permission
of layout from the HMDA department.

14. The Vendors has agreed to furnish and hand over the Original Regd., Sale
Deeds and Layout documents only at the time of execution of Registration of
Sale Deed.

IN WITNESS WHEREOF the above named parties signed and


executed this Agreement of Sale on aforementioned date.
