RESIDENTIAL LEASE

AGREEMENT
FOR 23745 VIA OLIVIA,
MURRIETA 92562, CA

This lease has been entered into, on this day 14/ 08/ 2024 between J o s h u a R o b e r t hereinafter referred
to as the Lessor and A l o n d r a R i v e r a H e r n a n d e z referred to jointly and severally as Lessee or
Lessees. Lessor, in consideration of the deposit ( $ 1000) which is yet to be paid and conditions to be
performed by the Lessee( s ) does hereby lease the following described Premises which is located at 23745
Vi a Ol i vi a, Mur r i et a 92562, CA. hereinafter referred to as the Premises.

The term of the lease shall be from noon of to noon of Lessee agrees to pay as
rent for Premises amount of $1250 USD per month. The monthly rent is due in advance on or before
the first day of each month during the lease term. All rent is to be made to my accountant accounts
otherwise instructed by the lessor.

THE LESSOR AND LESSEE(S) ALSO AGREE TO THE FOLLOWING COVENANTS


AND CONDITIONS

OCCUPANCY/SUBLETTING/USE : The Premises shall not be used or allowed to be used for any unlawful
purpose, or for any purpose reasonably deemed hazardous by Lessor because of fire or any other risk
or in any other manner, which would disturb the peaceful, quiet enjoyment of any other neighbor of
the Premises.
Lessor reserves the right of eviction for all the illegal manufacture, distribution, or use or other illegal
activities in connection with controlled substance(s). A criminal conviction shall not be necessary
before the Lessor can institute an eviction action based thereupon.

QUIET ENJOYMENT AND RULES: Lessee shall have peaceful and quiet enjoyment of Premises,
provided all lease terms, rules and regulations are met. This does not cover disturbances and noise by
others, which are of a civil or criminal matter, not the responsibility of the Lessor.

TERMINATION CLAUSE: Tenant may, upon 45 days’ written notice to Landlord, terminate this lease
provided that the Tenant pays a termination charge equal to 1 months’ Rent plus $70 for every month
remaining on the lease or the maximum allowable by law, whichever is less. Termination will be
effective
as of the last day of the calendar month following the end of the 45-day notice period.

Termination charge will be in addition to all rent due up to termination day.

UTILITIES: The monthly rent already covers the utilities so it is the full responsibility of the Lessor
(Landlord) to make payment for them on a monthly basis. The utility to be paid for by the lessor includes
Water, Electricity, Gas and Trash.

NOTE: Additional one month will be given free to the lessor if the payment of 2 months’ rent upfront is
made as compensation for any inconveniences caused.
