A- STRUCTURE:-
1. Zone-4 Earthquake resistant R.C.C. framing construction.
2. Water proofing treatment (Dr. Fixit) in R.C.C. etc as required.
3. Modular systems such as wooden trusses for sloping roofs.
4. Roofing shingles (Saint gobbin or similar brand and quality)
5. Fire Place- Traditional stone fire place in ground floor as per drawing and specifications Provision
or keeping electric fire system including suitable electrical switch etc and power socket in first
floor, as required.
6. Brick - A class
7. Cement - Ultrartech / ACC
8. M.S. Bars - Jindal/KVS suitable for Zone 4 earthquake resistant
9. Sand/Shingles etc - River sand above kathgodam
10. POP - As required in ground level slabs, and as required as per drawings.
B- CEILING:-
1. Pinewood of 1" thickness at 1st floor level of superior quality.
2. POP at ground floor level and as required as per drawings.
C- CEILING:-
3. Walls - Granite tiles in walls up to 2 ft above granite working platform having at least 26" width.
2. Flooring ceramic tiles (Rs. 60/- per sq.ft.)
3. Working Platform Rajasthan Granite with stainless steel sink along with drain platform and instant 3
litre capacity water heater (jaguar).

square feet)
10. Ceramic tiles for Bed Rooms, Verandah, Balcony, Lobby and Kitchen (Maxi upto Rs. 60/-sq.ft.)
E- WARDROBS/ STORAGE CABINETS:-
11. Laminate/ Teak vaneered/ Duco Finished- Wardrobes it is to be provide as shown in drawings with
required depth 20"/22" and storage cabinets, both in ground floor & first floor as per details therein
in utility rooms, study room, toilet of ground floor, and below stair case and in three Bed Rooms, as
per drawings made by Architect including isometric views of the Sonapani Villa.
F- RAILINGS:-
As required as per drawings and shown also isometric views of the villa with 'A' grade pine/wood as
per design.
G- WALL FINISHES:-
a. Internal Walls : Plastic emulsion Paint of shades desired by the owner of Berger/ Nerolac / Asian and
similar quality make with proper finishes.
b. External Walls : Verandah, Railings as per drawings: Plastic Emulsion paint and weather coating
and as required in Villa. Colours of paint colours, polishes etc as required to complete works of
villa will be as per owner's choice.
c. In case of cladding: Tile cladding as per owner’s choice , if desired on extra cost as mutually agreed
by both parties
H- ELECTRICAL
1. Master Electrical Switch Control Panel – Havells Rio make with all accessories and indicators etc as
required.
2. ISO multistand wiring of havells
3. Modular switches (Anchor Roma)
4. Adequate numbers of Switch Boards, 5 Amps and 15 Amps switches, Fan – Regulators, Plug- Base,
spare switch points indicator – points, power points etc. for sufficient number or as required
including wiring, Switch Board etc
5. Adequate power outlets for all general appliances and accessories
6. Provisions for Power backup system, as required.
I- WATER MANAGEMENT SERVICES:
1. Double layered CPVC water supply pipe of adequate sizes for plumbing lines, 28 kg pressor “Price
Brand”
2. Metal or other superior quality 2,000 liters O.H. water Tank at suitable place on roof. A rain water
Harvesting of 25,000 liter capacity underground 6” thick RCC rain water tank with damp proof
treatment with suitable tiles with and suitable plumbing lines, motor starter, adequate valves, etc. as
required to complete the work.
3. Central control valves and with suitable motor pump with enclosed, so that water supply could he
ensured from O.H. Tank or underground tank (with cleaning device in underground tank)

Double glazed UPVC window's sliders, hinged with 6mm thick toughened glass ( Fenesta or similar
reputed make) with 10 mm air gap and water mesh other than bathroom . Bath room glasses with
6mm frosted glass.
L- DOORS
1. External entrance Door – solid Teak wood door.
2. Internal Doors with Teak veneered modular door minimum 18 mm boards.
3. Frames of high quality pinewood

Any other item not mentioned above, but provided in any drawing and isometric views of the
proposed villa, will be done / completed by the contractor / second party within the above mentioned
cost offered No extra payment except those mentioned above will be made by the owner of the Villa
at Sonapai.
