Here is the information arranged in date-wise order while keeping the original serial numbers

intact:

1. 15. The Record or Rights, Tenancy and Crop Inspection (RTC) for the period of
1969-70 to 2022-23 reflects name of the kathedar in possession of the Schedule Property
during the relevant period of time as discussed above.

2. 13. It is observed from the documents furnished to us that, the above said
Narayanareddy had executed a Mortgage Deed on 21.02.1975, vide document bearing
No.1129/1974-75. We had called upon the parties to clarify that, whether the said Mortgage
is discharged or not. It is informed to us that the said Mortgage is discharged and the deed is
not registered.

3. 2. Originally the land in Survey Number 200/2, measuring 01 Acre 15 Guntas and 05
Guntas kharab, situated at Iggaluru Village, Attibele Hobli, Anekal Taluk, Bangalore
Urban District, the Schedule Property herein was owned by one K. Yallareddy.

4. 3. After the death of the above said K. Yallareddy, his family members entered into
registered Partition Deed dated 05.08.2004, vide document bearing No. 13616/2004-05. As
per the said Partition, the Schedule Property was allotted to the share of Narayana Reddy Son
of Chikkabiddareddy. He got mutated the katha of the Schedule Property in his name vide
MR. No.124/2004-05.

5. 4. Thereafter the above said Narayan Reddy and his sons N. Chandrashekar and N.
Manjunath have entered into a family Partition, and as per the said Partition, the land in
Survey Number 200/2, measuring 01 Acre 15 Guntas was allotted to the share of N.
Chandrashekar. He got mutated the katha of the same in his name vide MR.No.232/2004 05.

6. 5. Thereafter the above said N. Chandrashekar represented by his GPA holder, his
father C. Narayan Reddy along with his father and brother have conveyed the land to
one N.H. Sharabha Reddy on 02.12.2004, vide document bearing No.32917/2006-07,
registered on 16.03.2007, in the office of the Sub-Registrar, Anekal.

7. 7. Thereafter the above said C. Narayana Reddy filed a suit in O.S.No.2874/2005,


which is renumbered as O.S.No.1860/2006 against his sons and others for Partition. The
said suit came to be decreed and as per the said Decree, the land in Survey Number 200/2,
measuring 01 Acre 15 Guntas was allotted to the share of N. Chandrashekar.

8. 6. Thereafter the above said N. Chandrashekar filed a suit in O.S.No.993/2007 against


his father, brother and the above said N.H. Sharabha Reddy for declaration of the
above said Sale Deed dated 16.03.2007 as null and void and not binding on him. The said
suit was decreed on 09.09.2009, and it was declared that the Sale Deed dated 02.12.2004,
vide document bearing No.32917/2006-07, registered on 16.03.2007, in the office of the Sub-
Registrar, Anekal, is not binding on the said N. Chandrashekar.

9. 9. Thereafter the above said N. Chandrashekar has executed a Gift Deed on


04.07.2016, vide document bearing No.1924/2016-17 in favour of his wife R. Sudha in
respect of land in Survey Number 200/2, measuring 01 Acre 15 Guntas. She got mutated the
katha of the land in her name vide MR.No.H1/2016-17.
10. 10. Thereafter the above said N. Chandrashekar has registered the Decree in O.S.
No.1860/2006 on 25.10.2019, vide document bearing No.SRJ-1-00528-2020-21, stored in
CD.No. 25.10.2019, in the office of the Sub-Registrar, Sarjapura.

11. 16. The Encumbrance Certificate for the period of 01.04.1950 to 31.03.2004 reflects
the Mortgage Deed dated 21.02.1975.

12. 17. The Encumbrance Certificate for the period of 01.04.2004 to 23.12.2021 reflects
the following transactions.

13. 12. Thereafter the above said M/s. Subha Luxury Projects, LLP has executed an
Agreement to Sell on 20.07.2023, vide document bearing No.3047/2023-24 in favour of one
Gandavarapu Vinod Kumar Reddy agreeing to sell the Schedule Property.

14. 11. Thereafter the above said Chandrashekar N. along with his family members
conveyed the Schedule Property to M/s. Subha Luxury Projects, LLP on 19.07.2023,
vide document bearing No.2990/2023-24. As such, the said M/s. Subha Luxury Projects, LLP
became the absolute owner of the Schedule Property.

15. 14. Thereafter the above said M/s Subha Luxury Projects LLP, being a Developer
has obtained the Provisional Layout Plan on 20.10.2023, vide No.APA/LAO/51/2023-24,
issued by the Anekal Planning Authority for the formation of the Residential Layout in the
Schedule Property by amalgamating the other adjacent lands consisting of 106 Sites.

16. 10. Thereafter the above said R. Sudha, obtained the conversion of the land in
Survey Number 200/2, measuring 01 Acre 15 Guntas from agricultural to non-
agricultural residential purpose on 19.05.2023, vide Official memorandum bearing No.
ALN (AA) SR 235/2022-23(483877), issued by the Deputy Commissioner, Bangalore
District, the Schedule Property herein.

17. 17. The Encumbrance Certificate for the period of 01.12.2021 to 26.09.2023 reflects
the Sale Deed dated 19.07.2023.

This maintains the original numbering while ordering events by date.

1. The Residentially converted land bearing Survey Number 200/2, measuring 01


Acre 15 Guntas and 05 Guntas kharab, situated at Iggaluru Village, Attibele
Hobli, Anekal Taluk, Bangalore Urban District, which is more fully described in
the SCHEDULE PROPERTY.
2. Originally the land in Survey Number 200/2, measuring 01 Acte 15 Guntas and 05
Guntas kharab, situated at Iggaluru Village, Attibele Hobli, Anekal Taluk,
Bangalore Urban District, the Schedule Property herein was owned by one K.
Yallareddy.

3. After the death of the above said K. Yallareddy, his family members entered into
registered Partition Deed dated 05.08.2004, vide document bearing No.
13616/2004-05. As per the said Partition, the Schedule Property was allotted to
the share of Narayana Reddy Son of Chikkabiddareddy. He got mutated the katha
of the Schedule Property in his name vide MR. No.124/2004-05.

Partition. The said suit came to be decreed and as per the said Decrec, the land in
Survey Number 200/2, measuring 01 Acre 15 Guntas was allotted to the share of
N. Chandrashekar.

8. Thereafter the above said N. Chandrashekar has executed a Gift Deed on


04.07.2016, vide document bearing No.1924/2016-17 in favour of his wife R.
Sudha in respect of land in Survey Number 200/2, measuring 01 Acre 15 Guntas.
She got mutated the katha of the land in her name vide MR.No.H1/2016-17.
9. Thereafter the above said N. Chandrashekar has registered the Decree in O.S.
No.1860/2006 on 25.10.2019, vide document bearing No.SRJ-1-00528-2020-21,
stored in CD.No.25.10.2019, in the office of the Sub-Registrar, Sarjapura.

10. Thereafter the above said R. Sudha, obtained the conversion of the land in Survey
Number 200/2, measuring 01 Acre 15 Guntas from agricultural to non-agricultural
residential purpose on 19.05.2023, vide Official memorandum bearing No. ALN
(AA) SR 235/2022-23(483877), issued by the Deputy Commissioner, Bangalore
District, the Schedule Property herein.

11. Thereafter the above said Chandrashekar N. along with his family members
conveyed the Schedule Property to M/s. Subha Luxury Projects, LLP on
19.07.2023, vide document bearing No.2990/2023-24. As such the said M/s.
Subha Luxury Projects, LLP became the absolute owner of the Schedule Property.

12. Thereafter the above said M/s. Subha Luxury Projects, LLP has executed an
Agreement to Sell on 20.07.2023, vide document bearing No.3047/2023-24 in
favour of one Gandavarapu Vinod Kumar Reddy agreeing to sell the Schedule
Property.

13. It is observed from the documents furnished to us that, the above said
Narayanareddy had executed a Mortgage Deed on 21.02.1975, vide document
beating No.1129/1974-75. We had called upon the parties to clarify that, whether
the said Mortgage is discharged or not. It is informed to us that the said Mortgage
is discharged and the deed is not registered.

14. Thereafter the above said M/s Subha Luxury Projects LLP, being a Developer has
obtained the Provisional Layout Plan on 20.10.2023, vide No.APA/LAO/51/2023-
24, issued by the Anekal Planning Authority for the formation of the Residential
Layout in the Schedule Property by amalgamating the other adjacent lands

1969-70 to 2022-23 reflects name of the kathedar in possession of the Schedule

16. The Encumbrance Certificate for the period of 01.04.1950 to 31.03.2004 reflects
the Mortgage Deed dated 21.02.1975.
17. The Encumbrance Certificate for the period of 01.04.2004 to 23.12.2021 reflects
the following transactions:
a.Decree dated 25.10.2019
b.Gift Deed dated 04.07.2016
c.Sale Deed dated 02.12.2004

The Encumbrance Certificate for the period of 01.12.2021 to 26.09.2023 reflects the Sale
Deed dated 19.07.2023
