Article 1: Object of
the Contract
The Lessees agree to rent and
the Lessor agrees to lease one
room in the apartment located at
41st apartment, 10th floor,
Baross utca 103, Budapest,
Hungary.
Article 2: Purpose of
Use
30. The premises shall be used
strictly for personal residence.
31. Furniture and appliances, which
the Lessees are entitled to use,
are provided in existing
condition (Inventory List will be
done on the move-in date).
Article 3: Rental
Terms
32. The monthly rental fee shall be
150,000 HUF.
33. The rental price includes
management fees, but utility
bills (electricity, water, gas,
internet) will be split equally
34. among the three occupants
(Lessor and Lessees).
35. The rental price shall remain
fixed throughout the lease
duration.
36. Both the rent and the utility
fees must be paid no later than
the 8th of each month.
Article 4: Duration of
the Lease
37. The lease term shall be six (6)
months, commencing from July
1, 2025, and ending on
December 31, 2025.
Article 5: Deposit and
Payment Method
38. Upon signing this lease
agreement, the Lessees agree to
pay a security deposit of
280,000 HUF.

paid no later than the 8th day of
each month, in cash or via bank

Article 6:
Responsibilities of
the Parties
Responsibilities of the
Lessor:
45. To ensure the premises,
furniture, electricity, water, gas,
and internet are available on the
move-in date.
46. To allow full private use of the
rented room to the Lessees.
47. To inform the Lessees at least
30 days in advance in case of
eviction during the contract
period and refund the full
deposit.
Responsibilities of the
Lessees:
48. Keep their room and all shared
spaces (kitchen, bathroom,
toilet, hallway) clean and well-
maintained.
49. Take turns cleaning and
ensure the house remains
quiet and tidy.
50. Turn off water, gas, and
heating when not in use.
51. Pay rent and utilities on time,
no later than the 8th of each
month, and comply with
household rules.
52. The deposit will not be
refunded if the Lessees break
the contract by moving out
early.
53. If the Lessees violate
cleanliness or house rules, the
Lessor has the right to request
police intervention for
immediate eviction without
refunding the deposit.
Article 7: Termination
of the Agreement
Termination shall be in the
following cases:
54. The lease term has expired.
55. Force majeure events such as
natural disasters or war.
56. If the Lessees terminate early,
the deposit will not be
refunded.
57. If the Lessor terminates the
contract early, the deposit will
be refunded, and 30 days'
notice will be given.
Article 8: General
Provisions
58. Any amendments must be
agreed upon in writing.
59. Disputes will be settled through
negotiation or, if necessary,
through the Budapest City
Court.
60. The lease agreement is made in
two (02) copies, each party
retaining one.
