RENT/LEASE AGREEMENT

This rent agreement is executed at Gurugram on this 24 day of March 2025, between:-

Ms. Archna Gupta (Aadhar No. 7197 8346 2034), Resident of 90/81, G Floor,
Malviya Nagar, S.O. South Delhi, Delhi-110017 (hereinafter called the first
party/Land lord/Lessor).
AND

Mr. Kurban Ali (Aadhar No. 7318 6786 0563) S/o Mohd. Ahamad, Resident of Dongpuri,
PO. Jhagadpuri, Sub. Distt. Kichha, Distt. Udham Singh Nagar, Uttarakhand-263152
(hereinafter called the second party/tenan t/lessee).

WHEREAS the Lessor is the owner of Shop situated at Shop No. UG-20, Aangan Galleria,
Commercial Complex, Sec. 89A, Gurugram, Haryana-122505, (hereinafter called the
property).

Whereas the Lessor has agreed to let out the said property to the Lessee and the
lessee has agreed to take on rent of his/her plot/house/ flat/shop for
Residential/Commercial purpose.

Whereas the Lessee has represented that the said property is free from all encumbrances
and the Lessor has a clean and unrestricted right to the said property and is legally

NOW THIS DEED WITNESSETH AS FOLLOW:

That poss~ssion of the property Will be given to the lessee and the tenancy shall be
commencing from 17.03.2025 to 1G.oi.Z026 for 11 months and the tenancy can be
extended or renewed at the end of this tenancy period with the increase of rent @
10% by mutual consent.

That the Second Party shall pay the monthly rent of Rs. 20,000/- (Rupees Twenty

Thousand Only) including maintenance in advance on or before 3 day of every month
as English Calendar.
3. That the Lessee advance deposited Rs. zo,ooo/- (Rupees Twenty Thousand Only) as
security of the above premises which will be refundable without interest at the time
of termination of rent agreement of vacation of the house after deducting outstanding
dues i.e. Electricity Bills and Water Bills or any occurred bills (if any). The lessee need
to provide the receipt of the same to lessor on a monthly basis. On expiry of agreement
the lessor will refund the amount after satisfaction about the damages and bill
payment confirmation . Hence the lessee will pay the last month or notice period rent.

4. That the Lessee shall be use the property exclusive


for the Commercial Purpose and shall not sublet the property in any condition.

5. That the Lessee shall ensure that the use of premises shall not became a source of
disturbance, noise or nuisance to any neighbour, the lessor has right to take strict
action with authorities.
6. That the lessee shall pay electricity charges, water charges, sewerage charges
according to the bills raised by the concerned authorities as per prescribed rates
regularly during the tenancy period .
7. That the lessee shall pay for water, cleaning, regulatory charges, as per the bills from
the appropriate authorities.
8. That the lessee shall comply with all the rules and regulations of the Local Authorities
whatsoever in relation to the said property.
8. That the Lessee shall not carry out any structural additions or alterations to the building
layout, fittings and fixtures without the prior written consent of the lessor.

9. That the lessee at the time of occupation shall see that all the electrical, sanitary, and
fitting and fixtures are intact and or in perfect working order. The Lessee shall be
responsible to restore them in the same conditions except natural wear and tear and
damages by act of nature.
10. That the Lessee shall permit the Lessor or any of his/her/their authorized agent to
enter upon the said property for inspection and to carry the necessary repair at all
reasonable time.
11. That day to day repairs such as fuses, leakages of water taps etc. have to be borne by
at lessee own costs.
That at the expiry of rent period the Lessee shall handover the physical vacant
possession of the said property to the Lessor with all the fitting and fixtures intact and
in perfect working order accept natural wear and tear conditions.

That in case the Lessee makes defaulter in making the payment of rent or commits any
breach in this deed the Lessor shall be entitled to get back the possession of the
property immediately thereafter according to law.

14. In case the said premises the tenant vacated before expiry of six months, the security
deposit amount equivalent one month rent shall be forfeited . Lock in period of six
months and hence, one month notice period will be considered after lock in period. On
breach of contract from lessee side, the lock in period will not be considered and the
lessor will be entitled to get the premises vacated immediately and will also forfeit the
one month deposit.
15. That at the time of termination or determination of this agreement, the lessor will
deduct half of the one month rent towards the cleaning and the maintenance of the
rented property.
16. That the tenancy may be terminated after giving one month notice in advance either
of the parties in case of breach of any agreed terms and conditions.

IN WITNESS WHEREOF THE ABOVE NAMED PARTIES HAVE AFFIXED THEIR SIGNATURES ON
THIS DEED OF AGREEMENT ON THE DATE MONTH AND YEAR WRITTEN IN THE PRESENCE OF
THE WITNESSES GIVEN BELOW:-
