SALE DEED FOR RS.

This deed of sale executed at Vellore the day of

July 2013 by one R.Narayanan S/o R.Rajarathinam, residing at

No.12, Natteri Krishnamachary Street, Krishna Nagar, Vellore,

Vellore District, hereinafter called the Vendor of one part to and in

favour of (1) Manjula D/o Gopal (2) Amaresan S/o Kanniappan,

residing at No.10/4, E.V.R. Street, Choolaimedu, Salavenpet,

Vellore, hereafter called the purchaser of the other part.

WHEREAS the property hereby convened stands belongs to

the Vendor who purchased the same by way of registered sale deed

dated 05/12/2011 vide document No.5784/2011 before Sub-

Registrar, Pallikonda and by way of registered sale deed dated

14/12/2011 vide document No.5994/2011 before Sub-Registrar,

Pallikonda thereon out of his own funds. Thus the property detailed

in the schedule belonged to and was in the possession and

enjoyment of the vendor.

WHEREAS the vendor is the absolute owner of the

propoerty hereby conveyed being the land situated in S.No.52/1B,

Okannapuram, Vellore Taluk, Vellore and more specifically


described in the schedule hereto and hereinafter referred to as the

property who acquired the land by his own funds.

WHEREAS the vendor has been in absolute and exclusive

possession and enjoyment of the property thereafter as the absolute

owner thereof.

WHEREAS the purchaser has offered to buy and the vendor

had agreed to sell the property viz., land for a consideration of a

sum of Rs. free of all encumbrances.

The vendor doth hereby admit and acknowledge and acquit

the purchase the vendor doth hereby sell, grant, convey, transfer

and assign upto the purchaser by way of absolute sale of the

property viz., land measuring to 0.38 cents i.e. 17,007 Sq. Feet

situated in S.No.52/1B of Okkanapuram Village, Vellore morefully

described in the schedule here together with all rights, title and

interest of the vendor into and upon the said property together with

all the rights and amenities whatsoever attached and appurtenant to

the said property hereby sold and all the rights, interest, property

claims and demands whatsoever of the vendor into and upon the

said piece of land thereof to have and to hold the same and every
part thereof unto the purchaser absolutely and for ever with full

rights and enjoyment and possession thereof and to receive there

from the rents, profits and income without any interruption,

obstruction, eviction, claim or demand by or from anybody.

THE VENDOR hereby covenant with the PURCHASER

that they the vendor have good title, right, power and authority to

convey the property hereby sole by way of absolute sale to the

purchaser and that the vendor have not done or omitted to do or

knowingly suffered any lead or thing whereby the said property is

in any manner encumbered or affected in estate, title or otherwise

or thereby the vendor shall or may be prevented from conveying

the property to the purchaser absolutely.

THE VENDOR HEREBY UNDERTAKE to indemnify the

purchaser against all claims, demand, damages, action at law and

other proceedings in respect of the property hereby conveyed at the

instance of any person or persons and all lossess, damages, costs

and expenses which the purchaser may sustain, incur or be put to

on account of such claims, demands, or action at law or any other

proceedings.
THE VENDORS further covenant with the purchaser that

the vendor and all persons lawfully claiming under them shall and

will from time to time and at all times hereafter at the cost of the

purchaser execute and register or cause to be done, executed and

registered, such costs, deeds and things for further and more

perfectly assuring the title to the property and every part thereof

unto the purchaser or by way of absolute sale as shall be by the

purchaser be reasonable required.

THE VENDOR further covenant with the purchaser that

there are no mortgage, charges, lien, maintenance or lispendens or

encumbrances whatsoever on the said property hereby conveyed

absolutely is due as on date by way of outstanding amount under

the mortgage loan above referred to which outstanding amount is

being liquidated in full by these presents;

THE VENDOR hereby covenant with the purchaser that

they are the sole and absolute owners of the said property hereby

conveyed and that they have been in actual possession and

enjoyment and except and vendor no other person or persons have

any manner of right or interest of title whatsoever in and to the


property hereby conveyed and the same is not the subject matter of

any litigation or other proceedings pending before any court of law,

Tribunal or any other authority/authorities and said property shall

remain quietly entered into and taken upon by the purchaser

without any interruption or disturbance by the vendor or any other

person or persons whatsoever claiming through or under the

vendor.

THE VENDOR further covenant with the purchaser that

there are no suits, appeals, legal or petitions or any other

proceedings pending before any court of law or other authorities in

which the property hereby conveyed or any portion thereof is an

issued and that the vendor have done no act or omitted to do any

act or have not entered into any agreement or offered the property

hereby conveyed as security for performance of any agreement or

arrangement whereby the property in any way be affected in title,

estate, possession or enjoyment of the purchaser by virtue of this

DEED OF ABSOLUTE SALE.

THE VENDOR further covenant with the purchaser that the

purchaser shall be entitled by virtue of this Deed to effect mutation


in the records of the Municipal Registry and Government Revenue

Registry in relation to the property in his name and the vendor do

hereby covenant with the purchaser that they would execute and

sign all such deeds that may be necessary or required in that behalf

at the cost of the purchaser.

THE VENDOR further covenant with the purchaser that

they have this day handed over to the purchaser vacant possession

of the property hereby conveyed and the purchaser shall and may at

all times hereafter quietly and peacefully possess and enjoy the

property free from all encumbrances and receive the rents and

profits thereof without any interruption or claim or demand

whatsoever from or at the instance of any person or persons

claiming through or under the vendor or of any person or persons

through whom the vendor derived title.

SCHEDULE OF PROPERTY

Vellore District, Pallikonda Sub-Registry, Vellore Taluk,

Vasanthanadai Panchayat, Okkanapuram Village S.No.52/1B, in

which 0.38 cents with following boundaries.


East by Kumar land

West by V.G.Rajendiran land

North by Kannan land

South by Highway Road

East West Northern side 104 feet, East West southern side 103 feet,

North South upper side 150’6 feet, North South lower side 175

feet, total 17,007 Sq.Feet.
