RENTAL AGREEMENT

This Rental agreement executed at Chennai on this the 10.07.2024 between


___________________ S/o, ________, residing at ________________________, Chennai-600087,
aged about 45 years, hereinafter referred to as “OWNER” of the ONE PART

And

P. Indumathi W/o, Thiyagarajan aged 38 years, running a business of "Sales and


services of Display Boards" under the name and style of RAA HNOLOGIES "having office
at ___________________ hereinafter referred to as ‘TENANT’ of the OTHER PART.

The terms OWNER and TENANT shall mean and include their respective heirs,
executors, administrators, legal representatives, successors, and assigns of their part
as parties wherever context admits it and includes the same.

WHEREAS the OWNER is the sole and absolute owner of the residential property
which is more fully described in the SCHEDULE hereunder and at the enjoyment of
the OWNER. WHEREAS the TENANT for want of residential purpose approached
the owner to let out the same on a monthly rental basis and, the OWNER has agreed
to let out the said premises under the following terms and conditions:
• The TENANT has paid this day a sum of [AMOUNT] being Security
Deposit by cash on which the receipt of the same is herewith
acknowledged by the OWNER. The said deposit shall not carry any
interest at the time of refund.
• The TENANT shall pay the OWNER a sum of [AMOUNT] on or before
5th of every succeeding English calendar month.
• The term of this agreement of rent commence from 1st July 2024 and
it will remain in force a period of 11 months, which is extendable for
further period of 11 months with the option of TENANT consent of
TENANT and OWNER. If not renewed on the 11th month, this Rental
Agreement shall stand invalid.

• During the term, the Security Deposit amount will not carry any
interest and this amount fully refundable to TENANT by OWNER
while termination of this agreement after deducting arrears of dues
of TENANT such as electricity Bill, damages, rent & etc.
• The TENANT is liable to hand over intact, good tenantable condition
house property to OWNER at the time of termination of this
agreement of rent.
• The TENANT shall pay the Electricity Charges in respect of the rented
property during the period of rental agreement before the due dates
specified by the TNEB.
• The TENANT shall not sub-let or under let or part with the
possession of the schedule premises with any other third party and
will not use for any business purpose or as godown for keeping
stocks.without the consent of the OWNER

• The TENANT is liable to allow the OWNER or his representatives to


inspect the house premises at any reasonable hour, in the daytime,
with prior intimation, to view the conditions thereof and to effect
such repairs as the OWNER is required to do, and to carry out any
work and the TENANT shall allow the same to be done without any
objection.
• The TENANT shall be entitled to fix temporary fittings, fixtures and
appliances in the rented property with the consent of the OWNER
and shall be liberty to remove them while vacating the rented
property without causing damage to the construction and walls.
11.The TENANT shall replace or repair of electrical or plumbing
fittings at their cost, damaged by the TENANT and all expenses for the
maintenance of these items shall be borne by the TENANT.
• The TENANT shall not make any structural additions or alteration to
the rented property.
• If any damages occurred due to the negligence of the TENANT, such
damages will be borne by the TENANT OR such charges will be
deducted from the security deposit amount
• That the Tenant/Lessee shall keep the said premises in clean &
hygienic condition and shall not do or causes to be done any act
which may be a nuisance to other.
• That the Tenant/Lessees shall carry on all day to day minor repairs at
his/her own cost.
• The OWNER shall pay the Urban Tax, Municipal Taxes Chennai
corporation property tax,water tax and other taxes and outgoing
both present and future in respect of the rented property up to date
and ensure uninterrupted occupation by the TENANT during the
period of rental agreement.
• That no structural additions or alterations shall be made by the
Tenant in the premises without the prior written consent of the
Owner but the Tenant can install air-conditioners in the
space provided and other electrical gadgets and make such changes
for the purposes as may be necessary, at his own cost. On termination
of the tenancy or earlier, the Tenant will be entitled to remove such
equipment and restore the changes made, if any, to the original state.
• That the Owner shall pay for all taxes/cesses levied on the premises
by the local or government authorities in the way of property tax for
the premises and so on. Further, any other payment in the nature of
subscription or periodical fee to the welfare association shall be paid
by the Owner.
• That the Tenant shall permit the Owner or his Authorized agent
to enter in to the said tenanted premises for inspection/general
checking or to carry out the repair work, at any reasonable time.
• That the TENANT shall pay to the Owner a monthly maintenance
charge of Rs. (Amount in Numbers) towards the maintenance of
Common Areas, Charges towards cleaning of Common Areas and
towards maintaining the lawn.

• That all the sanitary, electrical and other fittings and fixtures and
appliances in the premises shall be handed over from the Owner to
the TENANT in good working condition.
• On termination of this rental agreement the TENANT shall hand over
vacant possession of the rented property along with the permanent
fixtures listed to the OWNER in good condition only.
• Either the parties shall give 2 months prior notice at the time of
vacating the premises. That this Rental Agreement can be terminated
before the expiry of this tenancy period by serving 2 month prior
notice in writing by either party.
• The TENANT shall not do any act or deed in contravention to any
Government acts, rules & regulations, or conditions or rules imposed
by any local bodies like the corporation, CMDA etc..
• The TENANT shall not create any untoward disturbance or nuisance
and shall not allow any anti-social person in the said premises.
• The TENANT shall not keep or store any illegal inflammable article or
explosives that endanger life and property.
• That both the parties have read over and understood all the contents
of this agreement and have signed the same without any force or
pressure from any side.

28.The TENANT shall not have any right to claim deduction of rent from the
security deposit amount.On the other hand the TENANT shall keep paying the
rent as agreed.

29.If the TENANT commits any default to pay the rent regularly on due dates
or commit any default to observe or perform any of the terms here to
agreed,the OWNER hereby reserves the right to terminate the Rental
agreement hereto granted and take over possession of the schedule premises.

30. At the time of handing over possession of the premises back to the OWNER
by TENANT, it is the responsibility of the Tenant to pay electricity bills, as
presented by the Departments concerned according to the readings on the
respective meters upto the date of vacation of the property.

31.The TENANT has agreed that the immediately at on the expiration or


termination or cancellation of this agreement the TENANT shall vacate the
said premises without delay with all his goods and belongings.

32.The TENANT has agreed that he will handover peaceful possession to the
OWNER on the expiration or termination or cancellation of this agreement
without any claim or objection or any compensation and will not have any
recourse for demand thereof in any manner.

33.The TENANT will maintain and hand over the following in working
conditions
(a) Tube light 3 nos.,Focus light – 1 no.,Kitchen exhaust fan – 1 no.,Ventilator
Fan – 2 nos. and water fittings like taps and shower
(b) One Single Phase Motor for well water pump
(c) 1HP Suguna Monobloc Motor for Corporation sump
