Main Requirements of Construction

New Workshop

1. Construct steel structure skeleton covered by corrugated steel sheet on the existing concrete
floor w/total area 600 m2 (as per the approved DWGs by SAAB).
2. Construct steel structure skeleton covered by corrugated steel sheet for the administration
building area 150 m2 attached to the workshop (as per the approved DWGs by SAAB).
3. Complete finishing for walls, floors, ceiling… etc. (as per arch DWGs. by ENERGY) including
masonry or gypsum partitions w/ acoustic insulation , doors, windows, ceramic and porcelain
tiles for bathrooms and floors, cladding, and painting, windows, doors, and gypsum partitions
with acoustic insulation, etc.
4. Provide drainage system for the roof and deliver collected water to the nearest manhole (as
per the MEP design that will be submitted by Baker).
5. Provide the MEP systems including electrical, air conditioning, ventilation, fire alarm,
firefighting, and plumbing (as per the MEP design that will be submitted by Baker).
6. The fire alarm system should be connected to the main alarm panel.

Laboratory

1. Provide arch finishes as per the drawing sent by ENERGY including masonry or gypsum
partitions w/ acoustic insulation, doors, windows, ceramic and porcelain tiles for bathrooms
and floors, cladding, and painting.
2. Provide MEP systems including electrical, air conditioning, ventilation, fire alarm, firefighting,
and plumbing (as per the MEP designs submitted by SAAB). This includes providing and
installing: one oil separator, one acid neutralization tank, and one sediment separator
3. The fire alarm system should be connected to the main alarm panel.

Driver Room

1. Complete necessary arch modification according to the drawing submitted by ENERGY,


including masonry partition on the existing floor, doors, windows, ceramic tiles for bath rooms
and floors, cladding, and painting.
2. MEP works including electrical, air conditioning, ventilation, fire alarm and firefighting, and
plumbing (as per the MEP design that will be submitted by Baker)

Wash Area

1. Complete necessary arch modification according to the drawing submitted by ENERGY,


including masonry partition on the existing floor, doors, windows, ceramic tiles for bath rooms
and floors, cladding, and painting.
2. MEP works including electrical, air conditioning, ventilation, fire alarm and firefighting, and
plumbing (as per the MEP design that will be submitted by Baker)
3. One oil water separator should be considered in plumbing system.

Requirements Specific for the Chemical Laboratory

Electrical, Mechanical, and Networks Notes

1. Install a more efficient lighting system in the chemical and the pressure labs (60 x 1.2 m)
2. Install appropriate electric earthling system (copper).
3. Install a separate backup electricity generator for the labs only.
4. There must be two outputs of electricity beside each other (110 volt, 220 volt) in the chemical
and pressure labs.
5. Install 4 observation cameras to monitor the night shift as per Energy drawings.
6. Appropriate air conditioning system must be added.
7. Appropriate ventilation system for air suction must be added.
8. All components in the MEP drawings provided by SAAB must be included.

Fire Alarm and Firefighting Notes

1. Smoke and heat fire detectors must be installed in both labs.


2. Firefighting extinguishers must be distributed in both labs in locations shown in SAAB
drawings.
3. Fire alarm system must be connected with main panel.

Architectural Notes

1. Ceramic type used in specified locations must be non-sliding.


2. The recommended sinks are from stainless-steel and not from marble.
3. The sinks in the chemical lab should be with two variable heights.
4. Wall between the sink and cabinets in the pressure lab must be cladded with ceramic (total
height 60 cm).
5. The flooring inside the UC room and receiving room must be concrete painted with epoxy
and no ceramic is allowed.
6. Emergency showers in both labs must be installed.

Drainage and Plumbing Notes

1. Install a plastic water tank with capacity 2000 liter with motor (1 HP).
2. Install a suitable drainage system (as per SAAB drawings) for the labs especially for the
pressure lab because the cement may block the pipes.
3. Consider a separate oil drain with metal screen under consistometer in high pressure room
(oil water separator must be included).
4. The drainage system must be separated from the general drainage system to avoid any
blocking.
5. Install a pipeline system for the air compressor in both the chemical and pressure labs.
6. Install a nitrogen pipeline system in both the chemical and pressure labs.

General Scope of Work

1. Architectural and MEP details should follow the design provided by Energy.
2. All structural drawings must be received from the contractor, and revised by SAAB and
approved for construction. Any modifications in the drawings should be considered (if
needed) before the start of works.
3. The execution of all work items must be under a continuous supervision by SAAB.
4. SAAB must approve samples of all types of finishes such as ceramics, paintings, windows,
doors, furniture, ceiling, lighting, electricity and data sockets, etc. – based on SAAB and
Energy original design and Egyptian code of practice.
5. SAAB must approve samples of different types of pipes, valves, mechanical accessories,
A/C, plumbing, etc. – based on SAAB and Energy original design and Egyptian specs.
6. The contractor should consider appropriate safety regulations and precautions during works.
7. The contractor should provide a time schedule for approval by owner and consultant.
8. The zero level should be precisely determined before beginning of all works.
9. The required stresses of the concrete cube after 28 days for the RC must not be less than
275 kg/cm2 and for the PC must not be less than 200 kg/cm2.
10. Consider crushing 3 cubes after 7 days and another 3 after 28 days to determine the
required stresses for the PC (plane concrete) and the RC (reinforced concrete).
11. The concrete cover for the RC footing must not be less than 5 cm and for the columns and
beams not less than 2.5 cm.
12. Underground and buried structural elements such as footings must be insulated using an
approved material and after conducting a geotechnical investigation w/ report.
13. Steel structural elements and joints must be approved and protected against rust and fire.
14. The consultant may take necessary on-site changes and require specific materials and
chemicals to be used in all work items if needed and according to Energy design, Baker
Hughes specifications, and as per the Egyptian code of practice.
