LEASE AGREEMENT
This Lease Agreement is made on this ___ day of ____________, 20___
Between:
Mr. Sandeep Gupta, S/o ____________, residing at [Your Address], Jaipur (hereinafter referred
to as the “Lessor”)
AND
Mr./Ms. [Tenant’s Name], S/o ____________, residing at [Tenant Address] (hereinafter referred
to as the “Lessee”)
WHEREAS:
- The Lessor is the absolute owner of the furnished residential property located at [Full Address],
Jaipur.
- The Lessee wishes to take the said premises on lease for operating a short-term rental (Airbnb-
style) business.
- The Lessor has agreed to lease out the property under the following mutually agreed terms.
1. Property Description:
Fully furnished independent house at [Full Address], including items listed in the annexed
inventory.
2. Purpose of Lease:
To be used only for short-term rental business (e.g., Airbnb/Booking.com). Any deviation
requires written consent from the Lessor.
3. Lease Term:
[11 months / 1 year], from [Start Date] to [End Date].
4. Monthly Rent:
₹__________, payable by the __th of each month via [bank transfer/cash].
5. Security Deposit:
₹__________, refundable upon handover, subject to adjustments for any damage or unpaid
dues.
6. Maintenance & Utilities:
- Daily maintenance is the Lessee's responsibility.
- Structural repairs will be handled by the Lessor.
- Utility charges (electricity, water, Wi-Fi, gas, etc.) are to be borne by the Lessee.
7. FIRE SAFETY & DAMAGE PREVENTION CLAUSES
7.1 Electrical Safety:
- The Lessee shall not overload electrical circuits or install additional heavy-load equipment
without written approval.
- Any malfunctioning electrical fitting must be reported to the Lessor immediately.
7.2 Fire Prevention:
- Smoking inside the house is strictly prohibited.
- Cooking must be done only in the designated kitchen area.
- Open flames (candles, incense, etc.) are not allowed inside bedrooms or enclosed spaces.
7.3 Safety Equipment:
- Fire extinguishers, if installed, must be kept functional and accessible.
- Installation of smoke alarms is encouraged if not already present.
7.4 Damage to Property:
- The Lessee is liable for any damage beyond normal wear-and-tear.
- Cost of repair/replacement will be deducted from the security deposit.
7.5 Insurance:
- Lessee is advised to obtain a business liability insurance policy.
- Lessor is not liable for loss/damage to guest or Lessee belongings.
8. Subletting & Guest Management:
- Only short-term rentals through verified platforms allowed.
- Guest log must be maintained.
- Parties and loud activities are prohibited.
9. Compliance:
- Must comply with local laws, society rules, taxation, and police norms.
- Guest ID verification is the Lessee's responsibility.
10. Termination:
- 60-day written notice by either party.
- Final inspection required before security refund.
11. Indemnity:
Lessee agrees to indemnify the Lessor for any fire, theft, guest damage, or legal issues arising
from the use of the premises.
12. Dispute Resolution:
All disputes shall be subject to Jaipur jurisdiction.
