RENTAL AGREEMENT
THIS AGREEMENT OF RENTAL is entered into at Kanakapura on this the 31 st day
of July, 2020
: BETWEEN :
Mr asharhi pandit Mr.S.Revanna Hindu, aged about 45 years, residing at
Nanjundeshwara Nilaya, Behind Police Quarters, J C Extension, Kanakapura – 562
117, Ramanagar District, Karnataka State, hereinafter called the LANDLORD which
term shall always mean and includes his legal heirs, legal representatives,
administrators, executors and assigns;
AND
M/s. Milestone, represented by its Director Mr.R.Shankar, Hindu, aged about 53
years, having its Office at No.45,First Floor, First Main Road, Gandhi Nagar,
Adyar, Chennai- 600 020, hereinafter called the TENANT which expression shall
wherever the context so require mean and include his legal heirs, successors–in–
interest, legal representatives, administrators, executors, and assigns;
WHEREAS, the LANDLORD is the absolute owner of the property morefully
described in the schedule mentioned property and
WHEREAS, the TENANT has been in business of granite exporters under the name
and style of M/s.MILESTONE and
WHEREAS, the TENANT has approached the LANDLORD to let out a portion
measuring 400 Sq Ft., approx., in the First Floor of the schedule mentioned property
for the office purpose and the said request has been duly considered by the
LANDLORD on the following terms and conditions mutually agreed to between the
parties.
NOW THIS TENANCY AGREEMENT witnesseth as follows:-
1. The LANDLORD has agreed to let out the demised premises to the TENANT for
is office purpose and the TENANT has agreed to take same.
2. The Tenancy shall be for the period of ONE YEAR commencing from
31/07/2020 according to the English calendar month. It is agreed that the Tenancy
can be renewed for a further period as mutually agreed to between the parties by that
time.
3. The TENANT shall pay a monthly rent of Rs. 5000/- (Rupees Five Thousands
Only) and the same shall be paid by the TENANT to the landlord or his authorised
agent on or before 10th of every English calendar month succeeding the month for

which the rent is due. The Tenant shall pay the rent to the Landlord promptly and
punctually to the Landlord on or before 10th of every English calendar month as
aforesaid. This tenancy is month to month according to the English Calendar month
succeeding the month for which the rent is due.
4. The TENANT shall use the demised premises only for its Office purpose and shall
not let out to any third party or part with possession.
5. The TENANT shall not effect any structural changes/ alterations or alteration to the
demised premises without the written consent of the LANDLORD.
6. It is expressly agreed between the parties that the TENANT shall pay the
electricity charges as per the consumption recorded in the meter provided to them
and also the TENANT shall pay the water charges as per the demand made by the
local authority immediately.
7. The TENANT shall afford access to the LANDLORD or his authorised Agent to
inspect the schedule mentioned property for any purpose whatsoever.
8. The TENANT shall maintain the demised premises in good and tenantable
condition and also the fittings of any kind in good condition by carrying out any repair
periodically and the same shall be handed over to the landlord in good condition with
all fixtures and fittings, subject to normal wear and tear accepted
9. Either party shall have the right to terminate the Tenancy by giving three month
notice.

117, Ramanagar District, Karnataka State
