Sir,

Having Instruction from and on behalf of my client USHA W/o Sh.

Dheremender R/o F-313, Near Old M.B. Road, Lado Sarai, New Delhi-110030,

I do hereby serve you with the following Notice:-

1. That my client is owner in possession of Second Floor, measuring 200 sq.

yards, of property bearing no. F-313, Near Old M.B. Road, Lado Sarai,

New Delhi-110030.

2. That my client let out the said premises to you on 1 st September 2021 on

monthly rent of Rs.40,000/- per month and one month advance of Rs.
40,000/- (security) exclusive of electricity charges. You and My client

entered into Rent Agreement on 1st September 2021, for the period of 11

months in writing to this effect.

3. That it was also settled between you and my client that you will pay the

rent amount on 7th day of each English calendar month.

4. That you have paid the rent of the rented premises to my client upto

January 2022 and thereafter you have paid in parts to my client and also

you have never paid rent timely ever since.

5. That in February 2022, you have paid rent in parts and Rs. 15,000/-

stands out standing for February 2022. In March you have paid

Rs. 40,000/- after that your rent outstanding for February 2022 is

paid but rent for march stands short on payment by Rs. 15,000/-. You

paid for April Rs. 40,000/- after that outstanding of march shifted to April

2022 and you have not paid single penny for May 2022.

6. That you have demolished the washroom in the rented premises which

will cost Rs. 40,000/- when reconstructed, you are liable to pay that

sum to my client as you have not taken any consent before demolishing

the washroom.

7. That my client demanded the arrears of rent for the months of April 2022

to May 2022 amounting rupees Rs. 55,000/- plus compensation for

demolishion of washroom Rs. 40,000/-.


8. That as per the terms and condition of the Rent Agreement, the said rent

Agreement was Executed for the period of only 11 months I.e. upto 31 st

Day of July 2022 and the period of tenancy has left with two more

months, therefore, my client wants rent on time for next two months and

not interested to keep you as tenant in the said premises after the expiry

of the Rent agreement dated 1st Spetember 2021, further more and wants

to get vacated the said premises.

I therefore, through this legal notice call upon you to pay the arrears of rent plus

compensation for demolishion of washroom Rs. 55,000/- + 40,000/- =

Rs.95,000/-( Ninety Five Thousand Rupees only) with cost of this legal notice

Rs. 11,000/- within the period of 15 days from the date of receipt of this legal

notice, falling which my client has given me clear instruction to file legal

proceeding against you in the competent court of law as well as before the other

authorities in that even you shall fully responsible for all costs, risks and

responsibility which you please note well.

A copy of this legal notice is retained in my office for record and further

necessary action.
