Rental Agreement
This Tenancy Agreement is made and executed on 01 st of Sept 2025,
between the following parties at Bangalore. This agreement shall be
effective from
01st of Sept 2025.

Building #13, Mount view enclave, Sonnappana halli,
Bettahalsur cross, international airport road,
Bangalore north – 562157,

Herein after named as ‘Owner’ the first party of the agreement.

Herein after called as ‘Tenant’ the second party of the agreement and
working at M/S Akasa AIR , Emp. ID 706487, International Airport,
Bangalore as an Aircraft maintenance Engineer Bangalore. Residing at
the above permanent address.
The term Owner shall mean their respective heirs, legal
representatives and administrators.
Whereas the Tenant has approached the Owner expressing the desire
to take on rent 1Bed room, kitchen and attached toilet in Second floor
(Terrace) of the building located at #13, Mount view Enclave
Bettahalsur Cross, Sonnappana halli, International airport road,
Bangalore North, Bangalore – 562157.
Whereas the Owner is the sole and absolute owner of the above
property is intended to rent out the above said portion of the building
to the Tenant on rental basis for a monthly rent of Rs. 7500/ - (Rupees
Seven thousand Five hundred only).
And whereas Tenant and his wife willing to take the above said portion
of the house and agreeing to pay the rent to the Owner regularly on or
before 7th of every English Calendar month in case any delay in paying
rent penalty will be levied.
The above said house is given for possession to the Tenant, on rent for
a period of 01st of Sept 2025 to 30th of July 2026 only.
The Tenant has paid the total deposit amount of Rs 40000/- (Forty
thousand only) through phone pay prior to signing of the agreement
which is refundable on termination of the tenancy agreement subject
to vacating the property in good condition as the Tenant has originally
received. Photographs of interiors of 1BK rented house will be shared
with the tenant by WhatsApp or by mail during the time of occupancy.
Rent arrears (if any), unpaid electricity bills (if any) at the time of
vacating will be deducted from the advance amount.

Depending on the condition of rented portion at the time of vacating,
charges required to reinstate the rented portion to the state as
originally received by the tenant, Painting, polishing and final cleaning
of house i.e. tiles and granite etc., one and a halfmonth will be
deducted from the advance amount at the discretion of owner but
excluding the charges of any damages.
This advance amount will be refundable after deducting with above
mentioned deductions to the Tenant by the Owner at the time of
vacating the house and this amount will not carry any interest.
Whereas the Tenant shall not sub-let/under-let the rented portion of
the house by him to any person/company.
In case if the Tenant does not pay the agreed rent to the Owner
continuously for two months the Owner is at liberty to evict the Tenant
from the premises. Tenant shall comply with this condition without any
objection and shall leave the premises within a period notified by the
Owner.
All financial transactions of this deed shall be through the following

The Tenant shall also pay the electricity bill to the concerned
authorities before the due date as and when he receives the bill for the
said services. Arrears (if any) at the time of vacating the premises the
same will be deducted from the advance amount.
The Tenant shall not use the schedule property for carrying out any
illegal activities.
The tenant shall not behave in any manner whatsoever which is
objectionable to the adjacent house occupants and shall not in any
manner disturb the peace of the neighbors.
The Tenants shall not store and keep any highly inflammable explosive
material endangering life and property in the schedule property and
the neighborhood.
The Tenant shall use the rented portion of the house for staying
purpose only. Not for any other purpose. Tenant shall not allow any
person/s other than his family members to stay with them even

temporarily. Members as disclosed to the owner during this agreement
only to stay.
If Tenant or the Owner intends to terminate the lease, the party who
intends to terminate the tenancy agreement shall give Two (2) months
notice to the other party.
This tenancy agreement stands invalid upon completion of 30 th July
2026 from the effective date of the agreement. Tenant shall vacate the
premises if the tenancy agreement is not extended and also it is the
responsibility of the tenant to extend the tenancy agreement after the
completion of tenancy agreement and otherwise deemed to consider it
has an unauthorized stay and owner has got every right to evict the
Tenant from the premises. Tenant shall comply with this condition
without any objection and shall leave the premises.
Whereas this tenancy agreement can only be extended by mutual
consent, for a further period with an increment of 5% on the monthly
rent. The terms and conditions are to be agreed afresh.
The Tenant shall maintain the scheduled property in good condition as
shall leave/vacate the property in the condition as received and shall
not make any alteration without consent of the Owner in writing. Any
damages to the Electrical, sanitary and plumbing Fittings, premises,
walls (nailing, plaster and paint damage) during the rental period,
Tenant shall have to bear the repair charges completely. No alterations
to be made to the rented house.
Tenant shall keep the front gates closed and locked whenever leaving
the premises. Tenant shall use the common areas like stairways,
balcony and terrace with due care and in a cooperative manner with
the other tenants and shall not damage or spoil or create any
nuisance.
Tenant shall park his vehicle in the designated area only and shall not
bring or allow any other vehicle/s to building’s parking.
Maintenance of the common areas shall be shared by all tenants.
Owner will provide Bore well water to each house incase if there exist a
shortage tenant shall arrange himself for water in coordination and
consent with other flat occupants in an amicable way as the water is
shared by all.

Tenant shall dispose the garbage promptly to Municipal garbage
vehicle and shall not litter the place. Municipal garbage vehicle
schedule is given below for information.
Every week – Monday to Friday – between 7:30 and 9.0 am.
Whilst this Tenancy agreement is in force and stands valid, any other
tenancy agreement (if exists) between the first and second party (of
this agreement) for the part or whole rented portion shall be
considered invalid.
In witness both the parties have subscribed their signature on the day
month and year as first written herein above in the presence of the
following. And following are the accessories that are fixed and given for
use of tenant.
1) Ceiling fans Crompton make 1 no
2) Exhaust fans 2nos Crompton in Bath room and Kitchen
3) Electric geysers 1 no
4) 1 no Wardrobe, 2 nos of Mirrors & Tube lights.
5) Keys and their nos.
Note: Pets are not allowed in the premises.
