RENTAL AGREEMENT

This Rental agreement entered into at Chennai on this August 27th 2025 by and
between:

Mrs. Radhika Kannan, w/o. Mr. Kannan, aged 62, at No 4, Panchavati Apartments,
5th Street, Dr Subbarayan Nagar, Kodambakkam, Chennai – 600024 and PAN number
is ADZPR0045A, herein after called the “OWNER” which expression shall mean and
include all her heirs, Legal representatives, Successors and Assignees.

AND

Mrs. Subashini Sampath, W/O Mr. Sampath Srinivasan, aged 44 years,


Occupation: Employee at G4S Secure Solutions India, whose permanent address is
Flat No 210, SG Enclave, 2nd Cross, New Rajanna Layout, Horamavu Agara,
Bangalore – 560043 and PAN number is CXJPS5719Q, hereinafter called the
“TENANT” which expression shall mean and include all her heirs, Legal
Representatives, Successors and Assignees.

WHEREAS the Owner herein is the absolute owner of No 4, Panchavati Apartments,


5th Street, Dr Subbarayan Nagar, Kodambakkam, Chennai – 600024.

WHEREAS the TENANT herein has approached the OWNER and requested her to let
out the said flat to reside temporarily for Residential usage.

WHEREAS the OWNER and TENANT agreed to the terms and conditions hereinafter
contained.

1. The said premises, with Electricity and Water connection are let out to the
TENANT by the OWNER for the period of 11 months from 1st September 2025
to 31st July 2026 only. The monthly rent fixed by the owner and agreed by the
tenant is Rs.23,000 (Rupees Twenty-three thousand only) per month. After
expiry of this tenancy agreement it may be renewed on mutual acceptance for
further period on such terms and conditions mutually agreed upon.

2. The Rent shall be paid by the TENANT to the OWNER on or before 5th day of
subsequent English calendar month through online payment.

3. The TENANT has already paid a sum of Rs. 1,20,000 (Rupees One lakh and
twenty thousand only) as Rental deposit which is currently in possession of the
OWNER.

4. The above said Rental deposit amount paid by the TENANT will not carry any
interest and the OWNER will refund it to the TENANT at the time of vacating
the premises after deducting any applicable arrears or dues.

5. The TENANT will pay the Electricity charges to the Electricity Department
directly as per the meter reading and the generated bill in a timely manner.

6. The TENANT will pay the applicable maintenance charges and any other
applicable usage charges to the Building Association in a timely manner and
will provide the OWNER a No-dues confirmation from the Building
Association at the time of vacation of Property.

7. The TENANT hereby covenants with the OWNER to hand over the above said
flat to the OWNER at the end of the time limit of this agreement in a good and
clean condition. Any cost incurred by OWNER to restore Property suitable for
next use will be deducted from Security Deposit.

8. If rent is overdue from the TENANT for more than one month, then this
agreement automatically stands cancelled.

9. The TENANT has no right to sub-let or transfer her tenancy right to anybody.

10. The TENANT shall keep OWNER informed of the occupants of the flat
including prior intimation of any new occupants.

11. No pets or animals are allowed to be kept in or about the property.

12. The OWNER or her agents hereby reserve the right to visit the said house at
reasonable times with prior intimation.

13. The TENANT hereby further covenants with the OWNER to use the flat let out
to them, as a prudent person ought to.

14. The TENANT will obtain written permission from the OWNER before doing
any of the following:
a. Applying adhesive materials, or inserting nails or hooks in walls or
ceilings other than two small nails or hooks per wall;
b. Painting, wallpapering, redecorating or in any way significantly altering
the appearance of the Property;
c. Performing any structural alterations;
d. Changing any electrical wiring;
e. Changing any locks;
f. Putting up any signboards or notices anywhere in the Property.

15. The TENANT will, on her sole expense, keep and maintain the Property and
appurtenances in good and sanitary condition and repair to keep in good
condition through the term of the Tenancy.

16. The TENANT will promptly notify the OWNER of any damage, or of any
situation that may significantly interfere with the normal use of the Property or
to any furnishings or fittings supplied by the OWNER.

17. If the TENANT causes any damage to the said property within the period of
tenancy, other than normal wear and tear, the expenses incurred to restore the
same will be collected from the TENANT or deducted from the Security
Deposit and the balance amount only will be returned at the time of vacating
the said premises.

18. The TENANT may not use the Security Deposit as payment for the Rent.

19. If the TENANT commits breach of any of the covenants herein contained the
OWNER is at liberty to terminate the tenancy and take possession of the
premises irrespective of the period fixed herein. Both the parties must honor
this rental agreement.

20. The TENANT shall inform the OWNER for renewal of the Tenancy no later
than 30 days before the expiration of the agreement.

21. The OWNER does hereby expressly covenant with the TENANTs as follows:
a) That she has in herself good right, full power and absolute authority to
grant permission to the TENANTs to enter the said property
b) That the OWNER at all times during the subsistence of this agreement
keep the TENANTs harmless and indemnified against all actions,
proceedings, claims raised or taken by any Government, Judicial or
Quasi-judicial authority with regard to the said property.

22. Either party has got an option to terminate this agreement by giving Two
months’ notice in writing to the other.

23. The said property should not put into use for commercial/office purpose and is
for purely residential usage.
24. Any deduction in the rental amount for any charges should have a prior approval
from the OWNER.

25. The TENANT should maintain a calm living atmosphere without any
disturbance to the neighborhood.

26. The TENANT shall follow all rules and requirements of the Building
Association.

SCHEDULE OF PROPERTY

No 4, Panchavati Apartments, 5th Street, Dr Subbarayan Nagar, Kodambakkam,


Chennai – 600024 with the following fittings and furnishing.

1. Ceiling Fans – 4
2. Shoe rack – 2
3. 3-Seater sofa set and 2x1-seater sofa sets and 4-seater dining table set
4. Black cabin – 1
5. Water purifier in Kitchen
6. Bulbs, Center Light and other Electrical fittings
7. All Sanitary fittings and water heater
8. Exhaust fans in bathroom and kitchen - 2
9. Wooden Cupboards in all rooms
10. Shelves and modular fittings in kitchen
11. Sliding glass doors for balconies and blinds for rooms- 3
12. Cloth Hanger in Balcony

IN WITNESS WHEREOF the parties hereto have signed this Agreement on the day,
