Action On Unauthorized Layouts

ACTION ON

UNAUTHORISED LAYOUTS
Unauthorized Layout?
“Unauthorized/Unapproved/Illegal layout” means
sub-division of land into plots with or without
developed roads, open spaces, Amenities and without
the approval of the competent authority.
How to identify Un-authorised Layouts

 The T.P Staff during their daily field visits


should go around extension areas filed and
identify any plot stones, sub divisionary land
is being carried out without valid permission.

Taking google maps one can easily identify


the unauthorised subdivision of land, Roads
in open fields, extension area.
What to do then

 Take ownership details from Revenue


authorities (or) Meebhoomi Portal, take
S.No and other details issue notice to the
land owner under relevant Sections of act.
Act Provisions

The ULB is authorised to take the


necessary action on unauthorised
layouts as per following section of Act.

(1)APM Act 1965 Sec..


(2)A.P.C.R.D.A Act 2015 Sec..
(3)HMC Act 1955 Sec..
Further Action

 After Service of Notice to the owner under


relevant Section of Act, give chance to the
owner for about 15 days time to comply with
notice and get his Un-Authorised layouts in to
rule frame by applying for permission before
competent authority.
If not complied with the notice, take orders of
your officer and remove the plot stones disturb
roads formed drains if constructed with help of
man or machine available in your office
Further Action
 Take Police and labour to maintain Law and
Order
 Give press note and Advertisement on removal
of unauthorised layouts and request public not
to purchase plots in the said S.No which is Un-
Authorisedly Sub-divided.
 Write letter to Sub-register not to register the
plots in the above S.No
 Write letter to A.P.TRANSCO not to give
Electric Connection.
Reasons for unauthorized Layouts:
Lack of awareness on Layout Rules in Public
No respect for laws in public.
Weak implementation of enforcement provisions
available in the Act
Registration of plots without insisting approved layouts.
Provision of Mortgage to ensure development works in
the layouts.
Requirement of minimum road width, public open
space and amenities
Requirement of minimum plot size

Lack of standard width of roads
Non implementation of Master Plan proposals
Lack of Infrastructure facilities
