14+PM Preventive+Maintenance

The document provides an overview of Preventive Maintenance (PM) strategies, emphasizing the importance of regular equipment checks to minimize downtime and repair costs. It outlines different types of PM, including time-based, performance-based, and condition-based maintenance, along with the processes for task lists and maintenance plans. Additionally, it discusses the hierarchy of maintenance packages and scheduling strategies to ensure efficient maintenance operations.

Preventive Maintenance -
Overview
 To minimize downtime and repair costs,
equipment in the company are checked and
maintained at regular intervals.
 Preventive maintenance should maintain the high
availability of technical systems, for example,
production plants, in the long term.
 Three types Preventive Maintenance is
performed.
 Based on time
 Based on performance or the
 Based on condition of the technical object

Maintenance Strategy
 Maintenance Strategy defines the frequencies
(Packages) and represents the scheduling rule for
preventive maintenance.
 Provides flexibility of scheduling based on several
conditions.
 Defined Strategies then used in linking task lists and
Maintenance plans.
 Contains packages as counter milestones.
 Can be set according to time (time based) and
according to equipment performance (counter based).
 Example external visual inspection for rust on water
pump is performed each month whereas the wear in
gear box for the pump is only checked once every
year.

Parameters
 Scheduling Indicator: Provides flexibility of
scheduling based on several conditions.
 Time : dates are calculated in Calendar days exactly after
the interval.
 Time Key date: the dates are calculated from the cycle start
always for the respective key date.
 Time Factory calendar: The dates are calculated in work
days.

 Call Horizon: is used to define when the order is

actually generated compared to the planned date.
The call horizon is specified as a percentage of
cycle.
 Shift Factor and Tolerances: Shift factor enables you
to react to an early or late completion of a call
object.

Hierarchy of Maintenance
Package
 The hierarchy of Maintenance package defines whether
all maintenance packages that coincide should be
executed, or whether certain maintenance packages
should be ignored. For this reason, a hierarchy level is
assigned to each maintenance package.
 If maintenance Packages with same hierarchy level
coincide, all these maintenance packages are executed.
 If maintenance Packages with different hierarchy levels
coincide the maintenance package with lower level is
not executed.
 For example Maintenance of a Furnace, the welding
activity should be Done every month and Painting every
six months. In order that welding and painting are not
both performed after six months, the six month package
is assigned a higher hierarchy than the 3-month
package, where by latter is deactivated.

Task List
 Task List defines the series of standard operations to be
performed on an object (equipment) or object
independent basis.
 In the company , specific maintenance work should be
performed for all pumps at regular intervals. This work
consists of a series of standard operations (for example
switching off, safety check, disconnecting power supply of
pump and so on)
 Therefore, these operations are grouped together in one
task list, which can be used repeatedly for different
maintenance orders.
 There are three types of task lists that can be
distinguished from one another using indicators:
 Equipment Task List (E)
 Functional Location Task List (T)
 General Maintenance Task List (A)

Maintenance Plan
 A maintenance plan is used to generate a call
object automatically for a particular date.
 A call object can be maintenance order,
maintenance notification or service entry sheet.
 Maintenance plan contains scheduling data and
maintenance item data.
 Maintenance item contains the following data
areas
 Planning data
 Reference object
 Task list
 Interval
