the relevant issues, resulting in a design that is a proper response to the requirement of
the client/owner, the building users and content.

The design brief is a clear statement of problem, which the designer has to solve; in this
respect the brief must be short and complete. It must give all the information available
about the problem. It will not give answers but information, listing all things to
be thought about then leaving the designer to solve the problem.
• Does the brief communicate succinctly the particular qualities
• of your organisation and your existing and planned arts activities?
• Does it clearly state your aims for the project and set limits
• for cost and time?
• Does it clearly state your expectations for design quality?
• Does it require the design team to devise a method for

• Does it ask the design team to exploit the opportunities for making
• links to adjacent public space and wider context?
• Have you considered future flexibility and changing needs?

In construction the process consists of briefings, seminars and workshops. And it
normally will starts with a briefing meetings, a situation were the architects are made
aware of the client’s requirement. There are usually no written brief on the part of the
small or individual clients/owners to the architects or quantity surveyors. Quantity
surveyors are not always present in at briefing meetings; this is clearly unsatisfactory
from the communication point of view.
A good design brief should contain information about the problem at hand, a problem
statement, the design task, and what the successful design will do. The problem
situation is the basis for the design brief and any subsequent design activities. A good
understanding of the situation is essential if the correct problem is to be identified and
an appropriate solution found. For client organisation, the brief will need to articulate
the needs and aspirations as a client organisation, address issues relating to policy and
funding, the site and the situation you wish the design team to address and respond to in
their design. Before the appointment of the design team the brief writer may be an
experienced project manager or an expert employed specially to fill that task in case of
large projects. It could be someone from the client organisation. The process can
involve producing a series of draft, to which contributors can review and amend. Blyth
and Worthington (2001) believe that every brief should set out the mission, the
objectives, performance requirements and measures, priorities, management decisions
and responsibilities, timeframe and who is expected to respond.
Design task
The design task clearly identifies what the designers are expected to do or how the
designer is expected to proceed. A list of things, a schedule of things and all that is
required to be delivered as part of the solutions. What the successful design will do is a
description of what the solution will accomplish. It could indicate how well the solution
is expected to work and under what conditions it is expected to work.

Architects are responsible for overall configuration, building contract supervisor if no
separate PM or DTL, spatial design, planning the layout of the building, submission of
statutory consent, preparation of project specification and tender documentation.
Quantity surveyor (QS) are responsible for cost and budgetary advice, preparation of
cost plan, bill of quantities, estimate of rates and quantities, preparation of specification
and documents for tenders.
Structural engineers are responsible for foundation and structural design: inputs for
statutory consent, principles, loadings and calculations.
Services engineers are responsible for electrical and mechanical services, heating and
water services design, cost of services and input for statutory consents.

Introduction
This report is to explain the Concept design criteria forming the basis of the future detailed structural
design for Clubhouse in the new development area of Thu Thiem
Documented within this Concept Report are:
The structural engineering standards to be used in the design.
The loads to be used in the design.
The design methodology and materials.
Operational and performance requirements to be met by the design.
This document provides a summary of the design criteria to be used for the basis of the structural
engineering design and to ensure the design process is in accordance with the intended purpose of the
client and the requirements of the governing statutory design codes.
As the Project phases develop the design criteria contained in this report will be updated accordingly.
2
Description of the Proposed Development
2.1
General
The Building Project includes:
2 Underground Basement levels for car parking and Technical rooms.
4 story superstructure for Clubhouse function - Sales offices
Food court
2.2
Structural System
Summary
The following is a summary of the selected structural system
The main building system will comprise of in-situ reinforced concrete construction with a steel
entry canopy and steel/glazing element wrapping around and over the full Lobby area.
Lateral wind and seismic loads will be resisted by reinforced concrete moment resisting frame
action in both directions.
Main beams (800mmm wide x 550mm deep) are provided only on column gridlines in both
directions with a 175mm 2 way slab spanning between. The perimeter ring beam is 300mm x 550mm
deep.
Concrete column sizes vary with Basement of 400mm square (35MPa) and 600mm square
(45MPa) and superstructure of 500mmx600mm (35MPa) and 500mm square (30MPa).
Due to Architectural constraints a number of transfer columns are needed to support floors
above. Transfer structures are expensive and contain more design and construction risk. During Basic
design coordination with the Client and the Architect will take place to try to remove or reduce the
number of transfer columns by adjusting slightly the architectural design intent.
Building System
There are a number of possible main building systems to be considered such as in-situ reinforced
concrete
and disadvantages relating to time
built using in-situ concrete design and construction.
A brief summary of each construction type is as follows;

Lateral Stability System
The building floor plates are irregular in shape and there is insufficient stiffness in the lift core to provide
sufficient lateral support. The Architectural façade and layout does not allow for the use of shear walls.
So all lateral wind and seismic loads will be resisted by reinforced concrete moment resisting frame
action in both directions.
Structural Floor Plate System (Beam and Slabs)
The typical reinforced concrete floor plates will be 2 way spanning in-situ slabs (175mm thick)
supported on primary beams (800mm wide x 550mm deep) in both directions on column grid locations.
Following the Architectural intent each ascending floor plate is smaller and they contain a number of
large cantilever beam spans or transfer columns under.
A perimeter ring beam (300mm wide x 550mm deep) is provided to finish the irregular curving building
edge.
Alternative floor plate systems where considered such as a 1 way spanning slab (150 thick) with
intermediate secondary beams (400mm wide x 600mm deep). However this option proved to contain
more reinforcement steel and is more time consuming to build so was not considered in further detail. In
addition the selected system with only primary beams on grid in each direction works better for
coordination with MEP services under.
Structural setdowns are provided to wet areas for finishes and falls in the Toilet areas (50mm)
external deck areas (100mm) and Roof Terrace (150mm).
Columns
The final concrete columns are sized for both vertical axial loads and the induced horizontal moments
from wind or seismic.
The Architect requires round columns to all perimeter columns with internal columns either square or
rectangular.
Basement column sizes vary between 400mm x 400mm and 600mm x 600mm depending on the location
and loads. The required concrete strength needed for main columns is 45MPa and 35MPa for smaller
columns.
Internal superstructure column sizes vary with height between 500mm x 600mm and 500mm x 500mm.
The required concrete strength needed varies with height from 35MPa at Level 1 and 30MPa at Roof
Level.
Due to Architectural constraints a number of transfer columns are needed to support floors above.
Transfer structures are expensive and contain more design and construction risk. During Basic design
coordination with the Client and Architect will take place to try to remove the transfer columns by
adjusting slightly the architectural design intent.
Perimeter circular columns requested architecturally connect with the rectangular edge ring beam. This
is a difficult site construction issue and so during Basic design stage it will be discussed with the Client
and Architect to revise this detail to achieve a more constructible detail.
Miscellaneous Items
The connecting Lobby structure between the 2 above ground building blocks will be structural steel with
glass and a structural cladding system.
The secondary stair elements will be addressed during the Basic Design phase of works.
2.3
Foundation & Basement System
Foundation System
The foundation system will be defined according to result of the soil study contained in the soil
investigation report. Currently soil testing is underway.
Based on Archetype's experience of similar projects in the area we expect the foundations will be
reinforced concrete pressed piles. Options for both round and square profile will be considered.
As the site has been filled with sand for building levels in 2 stages of 1.5m each in the very recent time
the applied sand fill loading on the underlying soft soils will cause slow settlement.
The impact of ongoing soil settlement will be to cause dragdown' or negative skin friction forces on the
foundations. This foundation load reduction will need to be included in the design calculations of the
piling.
Bitumen coating can be applied to the square profile piles in order to negate the dragdown. For the
round piles it is also possible to apply a bitumen coating although it is far more difficult. Both options
and practical application will be considered in the design.
When the soil investigation report is received all the above points will be considered.
Basement System
As there are 2 basement levels below ground
basement design and construction system will need to be considered carefully between efficient design
and practicality for construction.
The level 1 floor (Ground Level) is set at approximately 1.2m above the road level.
There are a number of options such as propped concrete diaphragm wall or open excavation with
temporary propped steel sheet piling. Both options would be bottom up construction.
Consideration for options will be investigated after receipt of the soil investigation report and in the
Basic Design stage.
While the structural design will indicate a likely method
temporary support will lie with the Contractor.

The construction of the Clubhouse is in Vietnam and as such will follow the relevant Vietnamese
Standards for loading

Wind load force based on the local area and site conditions as prescribed in TCVN 2737:1995 for Ho Chi
Minh City Zone IIA is 95daN/m2 with a reduction allowance of 12daN/m2 giving total static wind load of
0.83KPa.

Earthquake (Seismic)
In accordance with TCXDVN 9386:2012;

This value exceeds 0.08g so the building must be designed to resist seismic loading combinations.
3.3
Earth and Hydrostatic Load
Earth and hydrostatic pressures will be applied to the Basement walls and lower slab.
The pressure/loading will be finalized based on the results of the soil investigation report. For concept
stage design we have estimated the following material densities:

Asphalt concrete will be designed accordance with TCVN 8819-2001 Specification for Construction of
Hot Mix Asphalt Concrete pavement and acceptance.

Structure concrete for civil works will be followed article 4 Design of concrete structures in this report.
6
Design Methodology and Software
6.1
Methodology
The Concept Design process will carried out in accordance with the following steps.
1.
Confirm all building loads based on both the approved Design Brief
approved Architectural drawings indicating the area usage.
2.
Calculate the preliminary/concept sizes for all main members such as slabs
liftshafts and walls.
3.
Carryout different design options where needed and ensure the main structural element sizes
are selected based on coordination with other disciplines
construction related issues.
4.
Fine tune the selected concept system as required to achieve an efficient and constructible
design and comply with the necessary code strength and serviceability requirements.
The Basic design and detailed Technical Design process will carried out in accordance with the following
steps.
1.
Review Concept stage building loads
Architectural and MEP design disciplines.
2.
Input all data into the appropriate software model for detailed 3D computer analysis as required.
3.
Review and finalize the element sizes and reinforcement for design efficiency and correctness.
4.
Perform second level iteration in 3D computer analysis.
5.
Adjust the design as required to achieve the necessary strength
6.
Undertake final design review and detailing for coordination with other disciplines
constructability

INTRODUCTION
This report is to explain the Concept design criteria forming the basis of the future detailed structural
design for Clubhouse in the new development area of Thu Thiem
Documented within this Concept Report are:
The structural engineering standards to be used in the design.
The loads to be used in the design.
The design methodology and materials.
Operational and performance requirements to be met by the design.
This document provides a summary of the design criteria to be used for the basis of the structural
engineering design and to ensure the design process is in accordance with the intended purpose of t
client and the requirements of the governing statutory design codes.
As the Project phases develop the design criteria contained in this report will be updated accordingly

DESCRIPTION OF THE PROPOSED DEVELOPMENT
2.1
GENERAL
The Building Project includes:
2 Underground Basement levels for car parking and Technical rooms.
4 story superstructure for Clubhouse function - Sales offices
Food court
2.2
STRUCTURAL SYSTEM
Summary
The following is a summary of the selected structural system
The main building system will comprise of in-situ reinforced concrete construction with a steel
entry canopy and steel/glazing element wrapping around and over the full Lobby area.
Lateral wind and seismic loads will be resisted by reinforced concrete moment resisting frame
action in both directions.
Main beams (800mmm wide x 550mm deep) are provided only on column gridlines in both
directions with a 175mm 2 way slab spanning between. The perimeter ring beam is 300mm x 550mm
deep.
Concrete column sizes vary with Basement of 400mm square (35MPa) and 600mm square
(45MPa) and superstructure of 500mmx600mm (35MPa) and 500mm square (30MPa).
Due to Architectural constraints a number of transfer columns are needed to support floors
above. Transfer structures are expensive and contain more design and construction risk. During Basic
design coordination with the Client and the Architect will take place to try to remove or reduce the
number of transfer columns by adjusting slightly the architectural design intent.
Building System
There are a number of possible main building systems to be considered such as in-situ reinforced
concrete
and disadvantages relating to time
built using in-situ concrete design and construction.
A brief summary of each construction type is as follows;

Lateral Stability System
The building floor plates are irregular in shape and there is insufficient stiffness in the lift core to pro
sufficient lateral support. The Architectural façade and layout does not allow for the use of shear wall
So all lateral wind and seismic loads will be resisted by reinforced concrete moment resisting frame
action in both directions.
Structural Floor Plate System (Beam and Slabs)
The typical reinforced concrete floor plates will be 2 way spanning in-situ slabs (175mm thick)
supported on primary beams (800mm wide x 550mm deep) in both directions on column grid locatio
Following the Architectural intent each ascending floor plate is smaller and they contain a number of
large cantilever beam spans or transfer columns under.
A perimeter ring beam (300mm wide x 550mm deep) is provided to finish the irregular curving buildi
edge.
Alternative floor plate systems where considered such as a 1 way spanning slab (150 thick) with
intermediate secondary beams (400mm wide x 600mm deep). However this option proved to contai
more reinforcement steel and is more time consuming to build so was not considered in further detail
addition the selected system with only primary beams on grid in each direction works better for
coordination with MEP services under.
Structural setdowns are provided to wet areas for finishes and falls in the Toilet areas (50mm)
external deck areas (100mm) and Roof Terrace (150mm).
Columns
The final concrete columns are sized for both vertical axial loads and the induced horizontal moment
from wind or seismic.
The Architect requires round columns to all perimeter columns with internal columns either square o
rectangular.
Basement column sizes vary between 400mm x 400mm and 600mm x 600mm depending on the loca
and loads. The required concrete strength needed for main columns is 45MPa and 35MPa for smaller
columns.
Internal superstructure column sizes vary with height between 500mm x 600mm and 500mm x 500
The required concrete strength needed varies with height from 35MPa at Level 1 and 30MPa at Roof
Level.
Due to Architectural constraints a number of transfer columns are needed to support floors above.
Transfer structures are expensive and contain more design and construction risk. During Basic design
coordination with the Client and Architect will take place to try to remove the transfer columns by
adjusting slightly the architectural design intent.
Perimeter circular columns requested architecturally connect with the rectangular edge ring beam. T
is a difficult site construction issue and so during Basic design stage it will be discussed with the Clien
and Architect to revise this detail to achieve a more constructible detail.
Miscellaneous Items
The connecting Lobby structure between the 2 above ground building blocks will be structural steel
glass and a structural cladding system.
The secondary stair elements will be addressed during the Basic Design phase of works.
2.3
FOUNDATION & BASEMENT SYSTEM
Foundation System
The foundation system will be defined according to result of the soil study contained in the soil
investigation report. Currently soil testing is underway.
Based on Archetype's experience of similar projects in the area we expect the foundations will be
reinforced concrete pressed piles. Options for both round and square profile will be considered.
As the site has been filled with sand for building levels in 2 stages of 1.5m each in the very recent tim
the applied sand fill loading on the underlying soft soils will cause slow settlement.
The impact of ongoing soil settlement will be to cause dragdown' or negative skin friction forces on t
foundations. This foundation load reduction will need to be included in the design calculations of the
piling.
Bitumen coating can be applied to the square profile piles in order to negate the dragdown. For the
round piles it is also possible to apply a bitumen coating although it is far more difficult. Both options
and practical application will be considered in the design.
When the soil investigation report is received all the above points will be considered.
Basement System
As there are 2 basement levels below ground
basement design and construction system will need to be considered carefully between efficient des
and practicality for construction.
The level 1 floor (Ground Level) is set at approximately 1.2m above the road level.
There are a number of options such as propped concrete diaphragm wall or open excavation with
temporary propped steel sheet piling. Both options would be bottom up construction.
Consideration for options will be investigated after receipt of the soil investigation report and in the
Basic Design stage.
While the structural design will indicate a likely method
temporary support will lie with the Contractor.

DESIGN METHODOLOGY AND SOFTWARE
6.1
METHODOLOGY
The Concept Design process will carried out in accordance with the following steps.
1.
Confirm all building loads based on both the approved Design Brief
approved Architectural drawings indicating the area usage.
2.
Calculate the preliminary/concept sizes for all main members such as slabs
liftshafts and walls.
3.
Carryout different design options where needed and ensure the main structural element sizes
are selected based on coordination with other disciplines
construction related issues.
4.
Fine tune the selected concept system as required to achieve an efficient and constructible
design and comply with the necessary code strength and serviceability requirements.
The Basic design and detailed Technical Design process will carried out in accordance with the follow
steps.
1.
Review Concept stage building loads
Architectural and MEP design disciplines.
2.
Input all data into the appropriate software model for detailed 3D computer analysis as required.
3.
Review and finalize the element sizes and reinforcement for design efficiency and correctness.
4.
Perform second level iteration in 3D computer analysis.
5.
Adjust the design as required to achieve the necessary strength
6.
Undertake final design review and detailing for coordination with other disciplines
constructability

6 Design Methodology and Software
6.1 Methodology
The required reinforcement for concrete elements will comply with relevant British Codes.
The general structural design process will carried out in accordance with the following steps.
1. Establish all building loads
2. Calculate preliminary/concept member and element sizes.
3. Create the input for the appropriate software model as required.
4. Perform first level analysis on structure
5. Adjust the design as required to achieve the necessary strength
6. Undertake further analysis of structural elements such as the columns
7. Undertake design review for constructability
