Dear Sir,
Sub:- Permission to mortgage flat no 302 on the 3rd floor of the building propsed to be
named as Shreetej Apartment situated at Plot no 4 at praposed at R.S No.20 Hissa no 1
(Old R.S. No.253 Hissa no 1) Corporation Area of Sangli-Miraj-Kupwad,
Vishrambag, Sangli Tal. Miraj Dist. Sangli 416416.
1. This is to confirm that we have agreed to sell and Flat No 302 , RERA Carpet Area – 48.187
sq mtrs, on the 3rd floor of the building known as ''Shreetej'' situated at Sangli-Miraj-Kupwad
(Municipal Corporation), Tal- Miraj, Dist- Sangli, [Link].20 Hissa no 1 (Old R.S. No.253
Hissa no 1). Constructed by us to Mr. Kiran Sarjerao Ingale & Mrs. Geeta Kiran Ingale
that for the total consideration of Rs.22,40,000/- (Rupees Twenty Two Lakh Fourty
Thousand only) under an agreement to sale deed No. 3108 dated. 02.05.2024
2. We confirm that we have obtained necessary permission/ approvals/ sanction for construction of
the said building from all the concerned competent authorities and the construction of the
building as well as of the said flat is in accordance with the approved plans. We assure that the
said flat as well as the said building and the land appurtenant there to are not subject matter of
any litigation and there is no any encumbrance, charge or liability of any kind whatsoever and
the property is free and marketable and we have a clear, legal and marketable title to the said
property and every part thereof.
3. Mr. Kiran Sarjerao Ingale & Mrs. Geeta Kiran Ingale has paid Rs.3,40,000/- (Rupees Five
Lakh only). to us under the above mentioned agreement and sum of Rs. 19,00,000/- (Rupees
nineteen Lakh Only) remains to be paid to us towards the cost of the said flat.

Mr/ Mrs/ Ms Mr. Kiran Sarjerao Ingale & Mrs. Geeta Kiran Ingale has to pay the total cost
of
Rs .22,40,000/- (Rupees Twelve Lakh Fourty Thousand only) of the said flat.
4. Possession of the said flat will be given to Mr. Kiran Sarjerao Ingale & Mrs. Geeta Kiran
Ingale on or about ______________________________________ on payment of the full
consideration of the flat.

5. We are aware that the said Mr. Kiran Sarjerao Ingale & Mrs. Geeta Kiran Ingale has
approached you for purchasing/ acquiring the said flat and that you have agreed to sanction /
grant the loan to Mr. Kiran Sarjerao Ingale & Mrs. Geeta Kiran Ingale to purchase /
acquire the above flat and Mr. Kiran Sarjerao Ingale & Mrs. Geeta Kiran Ingale has agreed
to mortgage the said flat in your favour as security for the said [Link] hereby confirm that we
have no objection to Mr. Kiran Sarjerao Ingale & Mrs. Geeta Kiran Ingale mortgaging the
said flat to your bank by way of security for repayment of the said loan.
And not with standing anything to the contrary contained in the said Agreement for Sale, we
hereby register your bank's charge in our books in respect of the said flat and Mr. Kiran
Sarjerao Ingale & Mrs. Geeta Kiran Ingale will not be permitted to transfer, assign , sell off
or in any other way / manner deal with the said flat prejudicial to the interest of your bank,
without the prior written consent of your bank.
6. We undertake to form a Co-operative Housing Society / condominium under the Apartment
ownership act of the premises / flat holders in the aforesaid building within the statutory period.
And we agree to inform and give proper notice to the co-operative society / condominium as
and when we formed, about the said unit / flat being so mortgaged to your bank.
7. We are aware that relying on what is state herein above, you have agreed to give finance to
Mr. Kiran Sarjerao Ingale & Mrs. Geeta Kiran Ingale
