Observation Date: July 20, 2024

Site Work

The site conditions are predominately dry; however, access in and around the
site and productivity appears relatively unaffected.
The main entrance proposed gate closer to the last house end of the close is still
blocked with the refuse bin of the last compound of the close.
The screed has began from the Grand floor upward .

Finish Carpentry

No work has been done to date.

Subframe

Subframe installation is complete at all floors. Doors can be installed when tiles
are done

The Partitioning is 100% complete except otherwise requested..


The Plastering is at a mid stage on the terrace.

No work has been done to date.

Mechanical Plumbing

Plumbing waste and vent lines are mostly complete in the building. Water lines
are complete on the first floor and in progress on the second floors. Corrections
has been done on necessary places but still not completed. But all plumbing
work is at 85% completion

Electrical
Rough electrical is in progress and in various stages of completion at Building
Work includes box mounting, wiring, and service panel installation is at top
stage

CONSTRUCTION STATUS

Quality of Construction:

a. Status: Appears adequate and within industry


standards
b. Construction Defects: None observed

Site Protection Methods:

a. The site has a new security now. And partial sink/wooden gate is
erected to secure the compound.

Permits: Non of the building documents is sighted by me. So I can’t write


about the permits issue.

Certificate of Occupancy Status: not Sited

Comments: the progress is at good pace but not as proposed earlier due to late
funding but we move at a very good and fast pace when funding surfaces

Material Testing: Not applicable this period. That will be next week.(pressure
test)

b. A Progress table is provided that represents the percentage of completion as it
relates to the required, scheduled and actual completion dates. See table
c. Some materials needed where not available due to fund. I.e.TILES, iron for
the spiral staircase and gate house
d. Based on the progress observed, it appears that the project will be complete
later than originally represented. According to the site developer and client, a
projected completion date of July is what we target
Manpower Adequacy by Trade:
Adequate work was observed on site. Trades present during the time of inspection
include concrete, mechanical, electrical, plumbing and carpentry
