CONSTRUCTION PROJECT EXECUTION
Project execution is the phase during which visions and plans become reality. Final design of the
project, procurement and construction all take place during the execution phase of the project.
Actionable Steps for Successful Execution of a Project
A successful project is one that has been completed on schedule and within budget and at
acceptable quality, risk and safety levels. The person that is responsible for ensuring the success
of a project is the project manager. The basic functions of the project manager are to:
i. plan the project
ii. monitor the execution of the project to ensure compliance with plans and schedule
iii. track and control construction costs against the project budget to avoid cost overruns.
The following are the specific actions the project managers need to take to ensure a successful
project:
1. Create a Task List:
break down the project scope into smaller activities that build up to the final
deliverable in the project.
2. Assemble Project Staff: The goal of staffing is to put the right man on the right job. Staffing
involves:
Estimating man power
Recruitment, selection and placement of individuals who have the expertise to
perform the work
Training and development
Remuneration
Performance appraisal
3. Estimate activities time, duration, cost and resource requirement
4. Make a project schedule
Present the project activities on a Gant chart
Add the start and end dates for each task in the Gantt
5. Assign tasks - Note that tasks are just ideas until they are given to an individual to perform.

6. Monitor and control the execution process.
Controlling is the establishment of a system to measure, report, and forecast deviations in the
project scope, budget, and schedule. The purpose of project control is to determine and predict
deviations in a project so corrective actions can be taken.
7. Prepare Progress Report
The people in charge of a project need to be given assurance that satisfactory progress is being
made, that set targets are being met, and that workers are happy and alive to their
responsibilities. The progress report serves this purpose. It outlines the activities that have
been carried out, the tasks that have been completed, and the milestones that have been
reached vis-à-vis the project plan. It conveys details such as what sub-goals have been
accomplished, what resources have been expended, what problems have been encountered,
and whether the project is expected to be completed on time and within budget.
Contents of Progress Reports
In the progress report, you explain any or all of the following:
How much of the work is complete;
What part of the work is currently in progress;
What work remains to be done;
What problems or unexpected things, if any, have arisen;
How the project is going in general;
Project photographs.
