SARMIENTO married to CYNTHIA A. SARMIENTO; JOEL P. SARMIENTO married to
PATRICIA SAN JUAN SARMIENTO; RUPERT P. SARMIENTO married to ANNABELLE
V. SARMIENTO; MARTE P. SARMIENTO married to TWINKLE G. FERNANDEZ, all of
legal age, Filipino citizens and residents of Poblacion 5, Mendez, Cavite
represented by their co owners FELICIANO P. SARMIENTO, of legal age, Filipino
citizen, single and resident of Poblacion 5, Mendez, Cavite and BERNA
SARMIENTO RONARIO married to ALFREDO C. RONARIO of legal age, Filipino
citizens and residents of Poblacion 5, Mendez, Cavite, hereinafter referred to as
the “SELLERS”;

AND

SIMPLICIO A. MOTAS married to MIGUELA C. MOTAS, both of legal age,


Filipino citizen and residents of 41 Thailand St., BLS Don Bosco, Parañaque City,
hereinafter referred to as the “BUYER”

WITNESSETH:

WHEREAS, the SELLERS are the registerd and lawful owners of a certain
parcel of land under Tax Declaration No. AA-10-0029-00990 situated in Mahabang
Kahoy Balagbag, Indang, Cavite with an area of THIRTEEN THOUSAND TWO
HUNDRED FORTY THREE (13,243) SQUARE METERS.

WHEREAS, the SELLERS agrees to sell and the BUYER agrees to buy the
above-described property for the total purchase of P6,558,000.00 Philippine
currency;

NOW THEREFORE, for and in consideration of the foregoing premises and


the mutual covenants herein contained, the parties agree as follows:

1. Purchase Pice – P6,558,000.00, payable as follows:


. Payment of P3,000,000.00 for the portion of 5,078 square meters upon
signing of this contract;
And
. The balance of P3,558,000.00, payable upon resolving through an
approved plan the discrepancy on the area of the remaining portion of the
said parcel of land on or before July 30, 2026
IN WITNESS WHEREOF, the parties have hereunto set their hands this
