SALE DEED
This Deed of Absolute Sale is executed at __________ on this ___ day of ______, 20__ by and
between:
Mr./Mrs. ____________, S/o/D/o ____________, aged about ___ years, Occupation ________, residing
at __________________________ (hereinafter called the 'VENDOR', which expression shall unless
repugnant to the context or meaning thereof include his heirs, successors, executors,
administrators and assigns) of the ONE PART.
AND
Mr./Mrs. ____________, S/o/D/o ____________, aged about ___ years, Occupation ________, residing
at __________________________ (hereinafter called the 'PURCHASER', which expression shall
unless repugnant to the context or meaning thereof include his heirs, successors, executors,
administrators and assigns) of the OTHER PART.
RECITALS
WHEREAS the Vendor is the sole and absolute owner of the immovable property more fully
described in the Schedule hereunder, having acquired the same by way of ________ (Sale Deed
/ Partition Deed / Gift Deed) dated ____, registered as Document No. ___ of year ___ in the
office of Sub-Registrar, ______.
AND WHEREAS the Vendor has been in peaceful possession and enjoyment of the said
property, paying all taxes, cesses and charges without any interruption or adverse claim.
AND WHEREAS the Vendor is desirous of selling the said property for his bona fide needs
and the Purchaser, after verifying the title deeds and encumbrance certificate, has agreed to
purchase the same for the consideration mentioned hereunder.
AND WHEREAS the Vendor has assured the Purchaser that the property is free from all
encumbrances, mortgages, charges, liens, litigation or claims whatsoever.
CONSIDERATION
NOW THIS DEED WITNESSETH AS FOLLOWS:
1. That in pursuance of the aforesaid agreement and in consideration of a sum of Rs. ______
(Rupees ___________ only), the Vendor hereby admits and acknowledges having received the
total sale consideration from the Purchaser, the receipt whereof the Vendor hereby fully
acknowledges.
2. That the Vendor, being the absolute owner, hereby conveys, transfers, grants and assigns
unto the Purchaser, by way of absolute sale, all his rights, title, interest and ownership in
respect of the property more fully described in the Schedule hereunder.
DELIVERY OF POSSESSION
The Vendor hereby delivers vacant and peaceful physical possession of the Schedule
mentioned property to the Purchaser on the date of execution of this deed. The Purchaser
shall hereafter be the absolute owner and entitled to hold, possess, enjoy, use and deal with
the property in any manner as he deems fit without any interference or interruption from
the Vendor or any person claiming through him.
SCHEDULE OF PROPERTY

______ District, comprised in Survey No. ______, Sub-Division ______, Patta No. ______, measuring

Together with all easements, appurtenances, pathways, water rights, and privileges
attached thereto.

COVENANTS AND ASSURANCES
1. The Vendor covenants with the Purchaser that the property is free from all
encumbrances, mortgages, court attachments, charges, or other liabilities.
2. The Vendor assures that he has paid all statutory dues, including land revenue, property
tax, water charges, electricity charges, and other dues up to the date of execution of this Sale
Deed.
3. The Vendor declares that he has not entered into any prior agreement of sale, mortgage
or transfer with any third party regarding the said property.
4. The Vendor hereby indemnifies the Purchaser against any loss, damage, or claim arising
out of defects in title or encumbrances, if any, in respect of the Schedule property.
5. The Purchaser shall be entitled to get the patta transferred, name mutated in revenue
records, and electricity/water service connections transferred in his name.
EXECUTION

Purchaser has also set his hand and signature on this Deed of Sale on the day, month and
