The project site is located at Barangay Sta. Rita Karsada, this city, which is accessible by
a perpetual right-of-way owned by Roberto H. Blanco and Daisy H. Blanco, from Caltex
Road leading to the project site.

The area is relatively flat covered with grasses, bounded by the following:

city hall, 350.0 meters
away from Caltex road, and 1.0 kilometer away from the national highway going to the
municipalities of San Pascual and Bauan.
The dominant existing land uses within one (1) kilometer radius from the project site are
residential, commercial, institutional, recreational and agricultural uses.
HISTORY
A Joint Ventures Agreement (JVA) was made and entered on November 12, 1993,
between the land owner, Roberto H. Blanco and the developer, Asian Pacific Estates

Development Corporation, re: That the owner guarantees to the developer at its
expense a perpetual right-of-way from the Caltex Road, and a right-of-way from the
rear of the property to the creek line for drainage system.

Vista de Oro Subdivision, located in Batangas City, is a residential project developed


by the Asian Pacific Estates Development Corporation (APEDCO), one of the
companies under the Asian Pacific Group of Companies (APGC). The subdivision was
designed to provide affordable yet quality housing for the growing population of
Batangas, particularly for middle-income families.

The history of Vista de Oro can be traced back to APEDCO's mission of creating well-
planned communities that cater to Filipino families' needs. As Batangas City
experienced growth due to industrial and economic expansion, there was a rising
demand for residential developments that were accessible and convenient. APEDCO
responded to this need by developing Vista de Oro, ensuring that it offered a blend of

VISTA DE ORO GEOGRPAHIC
The City of Batangas is a coastal city
lying in a cove-like shape at the south- eastern
DEMOGRAPHICS portion of Batangas Province and geographically
situated at coordinates 13 degrees, 45 minutes
and 25.96 seconds north latitude and 121
degrees, 3 minutes and 29.2 seconds east
longitude (13°45'18.91", 120°3'32.76"). It is
bounded on the northwest by the municipality of
San Pascual; on the north by the municipality of
San Jose; on the east by the municipalities of
Ibaan, Taysan, and Lobo; on the south and west
by Batangas Bay.

SCOPE OF THE COMMUNITY
NEEDS ASSESSMENT
To identify and prioritize the community needs of
Vista de Oro, our group considers focusing on
essential categories like basic amenities, utilities,
healthcare access, educational resources, affordable
housing, job opportunities, safety, security,
accessibility, society interaction and recreational
spaces. Gathering input from residents through
interviews and by field observation help us pinpoint
the ultimate priorities for Vista De Oro Subdivision.
