That my client let out the aforesaid 3-BHK Flat to you in the month of June, 2022 on a monthly rent amounting Rs. 10,000/- (Rupees ten thousand only) p.m. plus monthly maintenance charge amounting Rs. 1300/- alongwith electricity bill (power and light) consumed by you. 3. That, IIM Ranchi and my client entered into LEASE & LICENSE Agreement on 04% June 2022 for the period of 12 (twelve) months (i.e. from 018 June 2022 to 31% May 2023). 4. That in response to your e-mail, before taking a key of the said flat, my client while inspecting the flat, he found/notice that door lock and Ply-Board Door of one bedroom were damaged and information in this regard communicated IIM Ranchi through e-mail in the e-mail id i.e. dharmendra.k@[Link], office hostel@[Link], [Link]@[Link] along with photographs on 09" November 2022, followed by 05 (five) reminders through e-mails dated on 26.09.2022, 02.12.2022, 24.12.2022 & on 6.01.2023. That, you have not sent any response in writing to my client regarding repairing of the door lock and damaged ply-board door in spite of request and repeated reminders. That, on 14.01.2023 my client take the key of main entrance door and security guard deputed in the Khelgaon Campus, but Guard is fails to provide rest three keys of three bedroom as he was un-able the found the said keys and my client informed in this regard immediately to Sri Binit Pathak, IIM Ranchi and my client entered the above remarks in the Register of IIM which” is in the custody of Security Guard. (photocopy of the receiving of key with remarks of my Clint is enclosed herewith your ready reference) That, IM Ranchi has paid the rent of the premise to my client only upto October 2022, thereafter failed to make any payment for the period from November 2022 to 14 January 2023 (Cause of action.) ioe 2/2 10. That, IIM Ranchi not made payment of monthly maintenance charges of flat under LEASE & LICENSE agreement for the period from October 2022 to January 2023 (Cause of action.) 44. That, IM Ranchi not made payment of electricity bill consumed, i.e. amounting Rs. 4,239/- (copy of electricity bill enclosed for ready reference) of the aforesaid flat as per LEASE & LICENSE agreement (Cause of action.) 12. That my client demanded the rent which is due upon IIM Ranchi @10,000/- pm for the period from November 2022 upto 14!" January 2023 total amounting Rs. 30,000/- only plus maintenance charges for the period from October 2022 upto 14" January 2023 @Rs. 1300/- p.m. total amounting Rs. §,200/- and electricity bill consumed against the said flat till 14" January 2023 amounting to Rs. 4,239/- (copy of electricity bill enclosed for ready reference). I, therefore, through this legal notice call upon you to pay the total dues as under:- (1) total monthly rent amount of Rs. 30,000/- (Rupees thirty thousand only.) (2) total monthly maintenance charges amounting Rs. 5,200/- (Rupees five thousand two hundred only.) and (3) total outstanding electricity bill consumed till 14! January 2023, which is amounting Rs. 4,239/- (Rupees four thousand two hundred and thirty nine only.) within 15 (fifteen) days from the date of receipt of this legal notice. In case you fail to do so, then my client has given me clear instructions to file legal proceedings against you in the competent court of law under the provisions of the Indian Contract Act and other applicable laws.
